Happy Halloween - From Jade & Tundra at Kingsland Point Park's Dog Park in Sleepy Hollow, NY - 10/31/07 02:26 AM
One day my vet was looking at one of my white Siberian Huskies one day when she had a distinctly gray tinge around the neck.  It was coming from the tag on her collar.  She shook her head and said “It’s hard to be a white dog!”  Another vet that I use for surgeries laughed when he saw the two “girls” and said – “White dogs always like to roll in the mud!” Often, I forget just HOW white these guys are.  So, I decided for a special treat, that it was time to have Jade and Tundra professionally groomed. Buddy … (2 comments)

Church Street Commons is a newly constructed townhouse complex located on the northern tip of the coveted 10601 zip code in White Plains, NY.  It is 100% pet-friendly. Although just a stone’s throw from the City Center and within walking of the train station, Church Street Commons is located within the borders of a distinctly suburban close-in neighborhood, just a couple of blocks from Pace Law School.   The surrounding neighborhood is established. The outskirts of this neighborhood consist of cooperatives, condos and multi-family homes – while the interior areas are comprised of mostly single-family homes on fairly large lots.  Nice neighborhood … (0 comments)

Things to Do & See in Westchester: Halloween and the Legend of Sleepy Hollow: - 10/30/07 03:27 PM
Halloween wouldn’t be Halloween without at least giving a nod and a drive-by to Tarrytown and Sleepy Hollow – the location being the inspiration for Washington Irving’s famous tale “The Legend of Sleepy Hollow.” Although part of different townships, Tarrytown and Sleepy Hollow are closely associated  both geographically  and by history. Washington Irving’s Estate, Sunnyside is located in Tarrytown, while Philipsburg Manor, the Old Dutch Church, Sleepy Hollow Cemetery and the Headless Horseman Bridge are located in Sleepy Hollow.  An 18-foot statue of Ichabod Crane being chased by the Headless Horseman was erected in Sleepy Hollow on Halloween morning  2006.  So … (4 comments)

The Ghost of Foxtons Haunts its Clients for Halloween - 10/28/07 06:54 PM
Over the past few days, I have been wondering about the fate of the listings that the ill-fated Foxtons  was attempting to “sell.”  As I said in a previous blog, I thought it was outrageous  that they were leaving their clients twisting in the wind  until the courts made a “decision.”
More than a few experts in real estate law believed that the courts would side on the side of the homeowner/clients who asked the bankruptcy court to release them from their contracts so that they could find an agent of their CHOICE and move on with the sale of their … (27 comments)

What Would Mr. Blandings say about his Dream House Now? What about Walter Fielding? - 10/24/07 05:49 AM
These days, we are beset by buyers who ask “Is real estate still a good investment?” Over the long-term – YES!
If you are a fan of old movies, "Mr. Blandings Builds His Dream House" is a classic that brings home this fact.  If you don’t know the plot, the story revolves around Mr. James Blandings (Cary Grant) and his wife, Murial , played by Myrna Loy and their decision to buy a broken down fixer in Connecticut.  The movie follows all of the antics of Cary, Myrna and their side-kick  (Melvyn Douglas)  as the Blanding’s go through the trial and … (8 comments)

Think!!!! Before You Knock on that Door! - 10/20/07 05:26 PM
Times are difficult and more and more agents will consider an activity that I strongly disapprove of – knocking on doors uninvited in order to solicit business.    Why am I so against this practice?  Much of it comes down to the way I was raised. Where I grew up, knocking on anyone’s door uninvited was considered just plain rude and inconsiderate.  Friends did drop by on each other, but we generally called first to see if it was convenient.  Unless you were collecting for a charity - it just wasn’t done.  You certainly weren’t supposed to be doing it for self-gain.  … (78 comments)

Development: How Much is Too Much? How High is Too High? - 10/14/07 03:55 AM
White Plains, NY is in transition.  And there as many opinions about the state of this transition as there are citizens.   We are a city of two distinct populations. The citizen population which is growing rapidly as a result of the new residential developments mushrooming all over the city.   If our live-in population has not reached the 60,000 mark, it will soon.  Meanwhile there is the White Plains, NY commuter population that works here but lives elsewhere. This population is well over 300,000 and also increasing rapidly. I won’t even discuss the throngs that come to shop here. White Plains is … (0 comments)

Harley: In Loving Memory of a Great Dog (1991/1992-May4, 2007) - 10/10/07 04:31 PM
Our pets are our friends. They are also part of the family.  Here is the story of a member of my family. She had a long life and it shows what can happen when you open your heart and home to an animal that has been abandoned.
The story of Harley is the story of a dog that was born with every disadvantage. Had a few kind humans not intervened, Harley would have been long gone by her second year.  Nevertheless, she beat the odds and found two great homes with which to live out her life. How Harley spent her first … (42 comments)

To Buy or Not to Buy...a Bigger Question Now than Ever....Part III: - 10/03/07 10:04 PM
For Buyers Who Need to Ladder-Up:
For this buyer, the situation is a bit murky for the moment.  In the Westchester, NY market, any first-time buyer including most young people, find that they really can’t afford much of anything without building equity first. In order to build equity, they find they must buy something much smaller and less desirable then they ever imagined.  Most young people end up going through three buying cycles before they get to a destination where they are planning to stay for any length of time.  Until recently, this group of buyers counted heavily on rapid appreciation to … (4 comments)

To Buy or Not to Buy...a Bigger Question Now than Ever....Part II: - 10/02/07 03:49 AM
The Tristate Area Is Unique....In general, the buyer needs to remember that over the long haul, demand will exceed supply and prices will rise.  Barring a modern day bubonic plague where a third of the population dies or a total collapse of the American economic system, there is little that can derail that imperitive in a place like Westchester NY.  The Tristate area is somewhat unique in this way. Lower and Middle Westchester has done very well during the slow down and there are several  reasons for this phenomina:
The demand for housing with easy access to New York City is … (1 comments)

To Buy or Not to Buy...a Bigger Question Now than Ever....Part I: - 10/01/07 04:39 AM
’m hearing the question all the time right now from virtually all of my customers...”Is now a good time to buy?”  Let me explain to everyone here that I do not possess a crystal ball.  There are so many ways in which this market could play itself out that I can’t really begin to address them all, although I will attempt address some of the bigger issues.  Since all real estate is LOCAL, I will begin with the following caveat:  I am from New York.  More specifically I live and work  in the lower Tristate area in the highly prized (and … (5 comments)
