Madison Wisconsin,  If you have beed toying with the idea of a move but think maybe the market is not so good?   Think again.
Yes home prices are down, that means you will not get as much as you did last year, or the year before.  But if you are going to buy a larger home (we call that buying up)  then we consider you will get a better price on the larger home.  2 reasons.  1) the same discount on a higher price is more savings.  2)  a higher price is likely harder to sell.  Hence possibly a bigger discount … (0 comments)

The Madison market is heading into full spring swing!  Boy, have we been busy.  The tax credit has really got the buyers out.   The end of the tax credit on April 30th, just 7 days away is really putting on the pressure for buyers to act.   To learn more about the tax credit watch a home buyer tax credit video!

I preface this by the fact that this may come off overly critical, But the skill levels in this business are often to be desired. 
I may be getting long in the tooth too, so i have little patience for "my buyers really like the house so they are going to the bank to make sure they can really afford it?"
Oh so you want to waste your time, my sellers time, and the buyers showing them things before that?

Yes i am a bit slow, Yes I slowed down from the early days.  Points just don't quite mean the same as they did back in 2007. 
But then again, after all this time, i will be very happy to be in 6 digit territory. 
 
Since i know it will be a light year before i reach 200k, i may as well have a celebration NOW.

Do you know someone who has lost a job and is behind in their payments?
Back in August 2008, i met Ron and Dorothy.  with 2 children, Ron lost his job around February that year and they had gone thru all their savings in house payments.   They were moving out  of their Madison Wisconsin home and I was to sell their home. 
One problem, their home was worth less than it was.  One of my teams first clashes with short sales.   Actually second problem:- it was CountryWide mortgage.
