Tax Credit is done, now is time to get serious buying up. Madison wi - 04/28/10 04:53 PM
Madison Wisconsin, If you have beed toying with the idea of a move but think maybe the market is not so good? Think again. Yes home prices are down, that means you will not get as much as you did last year, or the year before. But if you are going to buy a larger home (we call that buying up) then we consider you will get a better price on the larger home. 2 reasons. 1) the same discount on a higher price is more savings. 2) a higher price is likely harder to sell. Hence possibly a bigger discount (0 comments)

The Madison market is heading into full spring swing! Boy, have we been busy. The tax credit has really got the buyers out. The end of the tax credit on April 30th, just 7 days away is really putting on the pressure for buyers to act. To learn more about the tax credit watch a home buyer tax credit video! So what is going to happen with the market post tax credit? Our office have been discussing this in our team meetings for months. 2 months ago, over 200 years of experience we were rather pessimistic, thinking that buyer activity would just (5 comments)

Showing agents need to sharpen their skills - 04/14/10 01:09 PM
I preface this by the fact that this may come off overly critical, But the skill levels in this business are often to be desired. I may be getting long in the tooth too, so i have little patience for "my buyers really like the house so they are going to the bank to make sure they can really afford it?" Oh so you want to waste your time, my sellers time, and the buyers showing them things before that? How about on of the more common ones. Thanks for the showing, my buyers have just started looking, they want to (6 comments)
Via Noelle Blazevich (John L. Scott): This may seem a bit harsh but it is just plain speaking honest commentary regarding my experience as a buyer's agent. The statements below are taken directly from the comments and behaviors of buyers viewing homes for sale. It not meant to be negative but rather is meant to give sellers a bit of a look into the buyer's head. A chance to see things from the buyer's perspective without (2 comments)
Looking for 100k points. Who will put me over the top!! - 04/09/10 10:30 PM
Yes i am a bit slow, Yes I slowed down from the early days. Points just don't quite mean the same as they did back in 2007. But then again, after all this time, i will be very happy to be in 6 digit territory.
Since i know it will be a light year before i reach 200k, i may as well have a celebration NOW. Yeah. or rather when that one special person comments to push me over.
That is what we have done. This is a glorious home in a small town minutes to Madison, and even closer to Verona's Epic campus.
This glorious farmhouse has been cared for and is totally updated. The best part is the tidy fenced yard, open to farmland, viewed from a fine 4 season porch. First floor flow is (1 comments)

New Short sale rules could put $$ into sellers pockets. - 04/04/10 09:31 PM
New Breaking rules on Short Sales make approval faster and put $$ into seller pockets. by RealEstateGuy Madison WI First a short sale is a sale where the sale price does not cover the cost of selling and the amount owed. In a short sale the lender agrees to release the balance. This has been an option for someone in a difficult position: job loss, health costs, divorce, death of income earner and the home owner may or may not be behind with payments. Arranging a short sale in the past has been slow and painful. Sellers have walked away with nothing and (6 comments)
Continued Success with short sales in Madison Wi - 04/02/10 09:59 PM
Do you know someone who has lost a job and is behind in their payments? Back in August 2008, i met Ron and Dorothy. with 2 children, Ron lost his job around February that year and they had gone thru all their savings in house payments. They were moving out of their Madison Wisconsin home and I was to sell their home. One problem, their home was worth less than it was. One of my teams first clashes with short sales. Actually second problem:- it was CountryWide mortgage. Well we found a buyer and a secondary buyer and started the process. (3 comments)
