We have been working on this double short sale in Fitchburg Wisconsin for 2 months and we have buyers who are just ready to fly. We just managed to keep them in thus far, when today we received news in the form of a counter offer. 
This by the way is Citi Bank on the second.  Many banks have the silly habit of nibbling away at the costs and then specifying the terms of the deal.   Citi Bank to their credit just came back with one figure, the one that matters to them, their $$.  Great easy to work with.

Realtors need care to maintain trust of public over short sales. - 07/19/10 12:18 AM
I joined the industry of selling homes in 1993, because i felt i could provide integrity and superior service to an industry, seemingly tarnished because of the very nature of commission sales.  
I have worked very hard, and to my reckoning, so have the majority of Madison area Realtors, to improve the reputation of our profession.  I think in general we have done this very well, as i say in the Madison Market.  
However, with the advent of short sales, I see Realtors really have to work hard so as not deflate the public trust.

Madison and Dane County Wi. Foreclosures Decline further in June, - 07/17/10 03:41 PM
A few weeks ago i wrote about how foreclosures in the Madison area of Dane County Wisconsin, have fallen.  My interpretation of this as a good trend was prefaced with caution that we should keep an eye on the future statistics.
 
Monthly foreclosure filings have trended as follow: April: 157,  May:  128,  June:  95
 
The Latest number is down to 45 for the first 2 weeks of July.  This is good news, and lets hope the good news continues.  But for now, let's keep doing all we can to maintain our economy and the market.  We will keep an … (0 comments)

RealEstateGuy Team in Madison Wisconsin today saw some interesting stats to indicate the trends on Foreclosure filing numbers in Dane County.
here is a run down of June monthly numbers over 10 years.
2001:   25
2002:   26
2003:   32
2004:   28
2005:   32
2006:   60
2007:   69
2008:   89
2009:  121
2010:   95
Also the last 3 months have trended:  April: 157,  May:  128,  June:  95
Both sets of figures show a down trend of foreclosures, however, we are not sure if this is a blip or a permanent trend.  We will keep an eye on the statistics. Hopefully we can confirm … (0 comments)
