Dave Ramsey slams BOA

Have you heard of Dave Ramsey? The money managing guru from radio talk shows and Fox (comedy)channel.

I had the privilege to be in attendance of his 2 day annual Realtor conference last week in Tennessee.

As part of the 2 days, we were the audience in a special live radio show. He'd say, "I'm here with 300 of the top real estate agents in the nation." and he had a show devoted to Real Estate. It was quite an eye opener to see in the flesh.

One thing that really took me aback was his open hostility to BOA. Twice did he mention negative things about them.

One just said they had a loan with BOA, and he said there you are you made a bad decision. and words leaving the listener in no doubt that he did not like BOA. I was very interested to find out why this almost hatred openly on air. It can't be just the poor short sale track record surely.

We heard from another potential buyer who had waited 5 months for a short sale in Michigan. When the listener admitted it was a BOA short, there was a loud sign of disapproval from the audience and another very derogatory statement from DR. Bluntly said give up and find another house.

Wow!!

Countrywide BOA, you have to do something, now!! your reputation is dirt.

Home Sale Statistics Dane County and Madison area, YTD Sept 2009

Have you wondered how home sales are doing. Ask 10 people and you get 10 different answers.

Well Stats don't lie. Here are some useful stats, thanks to the SCWMLS, our local Madison Multiple Listing Service.

YTD Data reported thru Sept 15th 2009. Dane County only (Includes the Greater Madison Area)

Sales are down YTD 28% but so are the number of listings available. (just 13%)

For the month of August 2009 Home Sales Stats

2008 577 252.7

2009 581 235.9 - down 8.2%

Sales are down 23% over the 2 years. So August's sales were better proportionately than the rest of the year.

Inventory is down, that is a good thing.

Sales are down 28%, prices are down 8.2%. That is not bad, but tell that to the poor home owner, who bought in 2009

Attention Agents, is your broker "diverting" you internet leads?

Agents, are you spending good money on SEO and aquiring internet leads, have you checked where the leads are going?

Why do I ask?

Start at what buyers come to the internet for. It is agent info? company info? no.

It is to look for homes.

So you have a "search for homes" on your site right? If not you need one.

I spent quite a bit of time looking at random agent sites, and agent banner ads.

There is one of two things.

1) a simple lead form, asking what home do you want? price, beds, area. you get back with info.

2) or there is IDX. A dynamic search whereby visitors can search the MLS themselves, sometimes saving searches emailing to friends, requesting showings, more info and receiving auto updates. Pretty impressive, if you don't have this you should get it. Simple IDX search example

Or you may want a mapping version, search for homes in Madison Wi

HOWEVER, HERE IS WHERE BROKERS MAY GET YOU. You put thousands into promoting your site and get traffic, they look up properties and register, and the contact info goes to your broker. And i know some big brokers in our area actually charge the leads back to the agent, should be a crime.

In most companies, you are using the companies IDX the leads go to the broker. Generally the IDX is only available to companies. In fact brokers have set it up this way so they control the leads.

Test a lead. go to your site and fill out a search. where does the lead go?

Home owners, ready to sell? Now what

So you have come to the conclusion you want or need to move. You don't know a professional, or know which one to select!

You could pick up Yellow Pages, or google Realtor.

Even if you do, you want to make sure you get the best value for your money. What do you look for?

How about results? Recent results of closing deals. Sure it is easy to "take a listing" but to actually get one sold is another matter.

So don't look at the number of listings, look at the number of listings successfully closed. Actually a percentage will give you a pretty good guide to the likelihood that your home will sell too!!

With that, I have just checked the actual statistics for RealEstateGuy team against the market and they are quite remarkable.

Real Estate Guy stats were looking impressive.

Market Share: we had less than .09% of the MLS share of listings yet we sold .52%. Outperforming the MLS average 5 times.

List to Sale Price: How close to llist price have we been?

Our list to sale price is 99.5, far better than the 95.9% MLS average.

Percentage of listed to homes closed: Of the 30 homes listed this year, only 1 has expired. We have closed everyone other, except those we are still marketing and one withdrawn.

We don't carry too many listings at a time, because we want to give the best service and sell them quickly.

With a packed room of about 100 members, the Wisconsin CRS held its annual meeting.

Pat Dollins, cool and collected in charge, deftly guided the meeting through the necessities to the highlight of the day, the election and swering in of the new slate of officers.

Sona Olson, Education chair discusses the technology class coming up in October in Madison.

2009 KW Mega Agent - guy's take aways

Gary Keller has a genuine wish for each and every agent in the company to be hyper successful. His presentation borders on frustration, even near desperation that we all follow his simple model.

That is the over all message i walk away with at mega agent camp. It is like Gary has created a 70,000 agent company, while demonstrating incredible life balance. Why can't we do that on a smaller scale.

He laid out a complete model for success, how to grow a business through the 7th level while working 40 hours a week.

Gary used a mix of real estate stars, including Allan Domb. to teach the how, and some who have mastered another art of craft to demonstrate how excellence in one area trump generalists.

Gary hammered home several themes with help of truly inspirational guests.

Nick Vujicic, armless and legless, demonstrated that if you have the why, you will find the how. never give up.

3 incredible Guitarists, a painter, showed how they gained mastery in their chosen field.

many Panels covered specifics lead generation, listings, REOs and short sales, buyers, team building and profit share.

Real Estate Guy of Madison Wi is on an intensive training in Austin.

The first day was on Technology. Wow the things i thought i knew!!!

But the main idea i received today, along with a comment earlier in the week, that my blogs are too much about me and the team. What do you think?

I have been thinking that maybe that was the case, but before i go into an action plan of how i am going to change that, I want to apologize and explain where the blog is coming from.

As those of you who know me, I am not very egotistical. However in this tough market, i believed that my potential clients need to know that i am confident. They want to know that me and my team can help them get the job done. I wanted to exude confidence and hope for my sellers in a tough market.

Anyway, maybe i have gone too far and i want to change direction. I need you as a regular reader to tell me what you want from your real estate agent. What do you want to hear?

Listing Your Home for Short Sale, Part 6: Patience and Cooperation

Listing your home for short sale is not as complicated as you think. This is the final installment in a series. If you've missed the prior installments, you can link to them here:

So you've got your Listing Agent, have them authorized to talk to your mortgage holder(s). You've gathered all your financial information and hardship letter and sent them to the mortgage holder(s) too. This is where patience and cooperation come in.

First you must wait for a buyer to write an offer on your home. If you've hired a good Listing Agent, your home will priced right and that won't take too long. Once you've got the offer that is acceptable to you, you'll sign it and make it a contract. From there, your Listing Agent will send the contract to the mortgage holder(s) for approval. Next.....

HURRY UP AND WAIT

I find that weekly phone calls to the mortgage holder(s) get me very little information that makes a seller or buyer feel like there is progress being made. Calling more frequently does not make it go any faster. Your patience as a seller during thes long periods of no information is appreciated.

After the contract is given to the bank, the bank scans the document into their internal databases. This process alone can take two or three days.

Next a negotiator will need to be assigned. Depending on the bank, it may be immediate, may take a month.

Once that negotiator is assigned, they will order an appraisal or a BPO (Broker Price Opinion). Just getting the BPO or appraisal ordered adn back in the mortgage holder(s) system can take two weeks. This is an important part of the process because getting a value on the property will tell the negotiator if the contract needs to countered with a higher sales price.

Once the negotiator has determined whether or not the contract needs a counter offer or is fine the way it is, the contract is then given to the investors on the loan to determine whether or not they will accept the loss and approve the short sale. This can take days or months. All depends on the investor.

And while all of this is going on, there will be periodic requests for updated financial information, or requests to resend information you've already sent. Cooperate with your Listing Agent and mortgage holder(s) and don't argue. Cooperation is the key to success.

So while all of this is going on in the background, and you are about to give up, one day the phone will ring with the news you've been waiting for. Your Listing Agent will be on the other end of the phone telling you that the short sale has been approved or why it has not been approved. In my business as a Listing Agent, nine times out of ten, I'm giving good news to my Short Sale sellers.

Short sales are certainly more complicated than regular resales, but they aren't impossible when you are prepared and you hire a good Short Sale Listing Agent.

Yes, Wednesday i am heading to Austin Tx for an annual celebration.

Mega Agent camp is a training put on by Keller Williams for the best in the industry and those who aspire to be the best. It is an incredible 2 days of learning, lead by our leader and Real Estate genius Gary Keller.

I get the feeling some agents wonder why i go every year, and others wonder if it is worth their while and hard earned dollars to go when it takes them off the streets.

I can tell you that I credit events like this and the training Keller Williams offers as the reason for my rising as an agent.

With out being too brash, i can say on a scale of 1-10 with 10 being an absolutely top agent and 1 being a deal a year part timer, When i heard about Keller Williams, and realized i could not work with another company and had to bring it to town, i was a 3-4. Now after 7 years of KW training, i say that i am a 7-8.

Not only that, i am committed to continually growing, getting better, helping more people.

Short Sale Expertise. Real Estate Guy celebrates another!!

Yeah, we finally closed this double short sale. Just a small deal. But as challenging as they come.

A condo, and FHA buyer. a first, a second loan, an out of state seller, a reluctant seller, an extremely difficult bank (M&I), - who happened to sell the first the day before one of the closing dates.

In fact i left this deal for dead, having received a CMR, a mutual release signed by buyer.

I returned from vacation and it is resurrected. I have found i have quite a team to be thankful for.

My assistant, Jen, was the star. pulling the deal back from the brink, cajoling, pleading, coercing all parties we could still close. She just kept going till the necessary approvals, documents were in place.

I played my part in then convincing the seller they were better off than going to foreclosure even though they were going to carry a deficiency.

Also on my team, i am proud to say Clear Title and Atty Peter Zarov were exceptional.

We worked so well with the new mortgage holder, Kondour Capital, that we now have potential of another 8 condos. For listing.

The buyer who held on for months is now a happy owner of a well priced home, The agent, Robin did an exceptional job of keeping the buyer in there, even though her nerves were fraying. I think she will never touch another short sale.

But for me, I know it is hard work, but rewarding as we can help so many people out. I know my team can handle it.

You may not think the Obama tax credit will help you directly, however the end of the tax credit will likely see a slowdown in the market. Meaning you will not sell as quickly and the market may even slump again.

It may not be immediately apparent, but the tax credit is benefiting sellers.

I speak for my own market, Madison Wisconsin, that the $8,000 tax credit, (virtually a gift for buying a first home) has bought buyers out in their droves. It has even caused some local hot spots in the market.

Sellers of these homes are moving up to higher priced homes and the whole market is freeing up.

However once the credit ends, not only will the first time buyers who would have bought, but the first time buyers who we "borrowed" from next year who bought this year will dry up. The market would shut down and selling will be much more difficult.

So if yo are a potential seller you need to decide, do i need to sell or can i wait for a couple or more years.

If you need to sell, you have a very small window to help you get the best price. That means acting NOW.

We can put your home under contract in 30 days. (End of Sept), leaving 2 months to close before the Dec 1 deadline.
