      <title>Dave Ramsey slams BOA</title>
      <description>&lt;p&gt;Have you heard of Dave Ramsey?&amp;nbsp; The money managing guru from radio talk shows and Fox&amp;nbsp;(comedy)channel.&lt;/p&gt;
&lt;p&gt;I had the privilege to be in attendance of his 2 day annual Realtor conference last week in Tennessee.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As part of the 2 days, we were the audience in a special live radio show.&amp;nbsp;&amp;nbsp; He'd say, &quot;I'm here with 300 of the top real estate agents in the nation.&quot;&amp;nbsp; and he had a show devoted to Real Estate.&amp;nbsp; It was quite an eye opener to see in the flesh.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One thing that really took me aback was his open hostility to BOA.&amp;nbsp; Twice did he mention negative things about them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One just said they had a loan with BOA, and he said there you are you made a bad decision.&amp;nbsp; and words leaving the listener in no doubt that he did not like BOA.&amp;nbsp;&amp;nbsp;&amp;nbsp; I was very interested to find out why this almost hatred openly on air.&amp;nbsp; It can't be just the poor short sale track record surely.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We heard from another potential buyer who had waited 5 months for a short sale in Michigan.&amp;nbsp; When the listener admitted it was a BOA short, there was a loud sign of disapproval from the audience and another very derogatory statement from DR.&amp;nbsp;&amp;nbsp; Bluntly said give up and find another house.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Wow!!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Countrywide BOA, you have to do something,&amp;nbsp; now!!&amp;nbsp; your reputation is dirt.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;In most companies, you are using the companies IDX the leads go to the broker.&amp;nbsp; Generally the IDX is only available to companies.&amp;nbsp; In fact brokers have set it up this way so they control the leads.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Test a lead.&amp;nbsp;&amp;nbsp; go to your site and fill out a search.&amp;nbsp; where does the lead go?&lt;/p&gt;

&lt;p&gt;You could pick up Yellow Pages, or google Realtor.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Even if you do, you want to make sure you get the best value for your money.&amp;nbsp; What do you look for?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;How about results?&amp;nbsp; Recent results of closing deals.&amp;nbsp;&amp;nbsp; Sure it is easy to &quot;take a listing&quot;&amp;nbsp; but to actually get one sold is another matter.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So don't look at the number of listings, look at the number of listings successfully closed.&amp;nbsp;&amp;nbsp; Actually a percentage will give you a pretty good guide to the likelihood that your home will sell too!!&lt;/p&gt;
&lt;p&gt;With that, I have just checked the actual statistics for RealEstateGuy team against the market and they are quite remarkable.&lt;/p&gt;
&lt;p&gt;Real Estate Guy stats were looking impressive.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Market Share:&lt;/strong&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; we had less than .09% of the MLS share of listings yet we sold .52%.&amp;nbsp; Outperforming the MLS average 5 times.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;List to Sale Price&lt;/strong&gt;:&amp;nbsp;&amp;nbsp;How close to llist price&amp;nbsp;have we been?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Our list to sale price is 99.5, far better than the 95.9% MLS average.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Percentage of listed to homes closed:&amp;nbsp; &lt;/strong&gt;Of the 30 homes listed this year, only 1 has expired.&amp;nbsp;&amp;nbsp; We have closed everyone other, except those we are still marketing and one withdrawn.&lt;/p&gt;

      <description>&lt;p&gt;Real Estate Guy of Madison Wi is on an intensive training in Austin.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The first day was on Technology.&amp;nbsp; Wow the things i thought i knew!!!&lt;/p&gt;
&lt;p&gt;But the main idea i received today, along with a comment earlier in the week, that my blogs are too much about me and the team.&amp;nbsp;&amp;nbsp; What do you think?&lt;/p&gt;
&lt;p&gt;I have been thinking that maybe that was the case, but before i go into an action plan of how i am going to change that, I want to apologize and explain where the blog is coming from.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As those of you who know me, I am not very egotistical. However in this tough market, i believed that my potential clients need to know that i am confident.&amp;nbsp; They want to know that me and my team can help them get the job done.&amp;nbsp; I wanted to exude confidence and hope for my sellers in a tough market.&amp;nbsp;&lt;/p&gt;

&lt;p style=&quot;text-align: left;&quot;&gt;&lt;strong&gt;Once the negotiator has determined whether or not the contract needs a counter offer or is fine the way it is,&lt;/strong&gt; the contract is then given to the investors on the loan to determine whether or not they will accept the loss and approve the short sale.&amp;nbsp; This can take days or months.&amp;nbsp; All depends on the investor.&lt;/p&gt;

      <title>Mega Agent Camp, Austin here we come!</title>
      <description>&lt;p&gt;Yes, Wednesday i am heading to Austin Tx for an annual celebration.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Mega Agent camp is a training put on by Keller Williams for the best in the industry and those who aspire to be the best.&amp;nbsp;&amp;nbsp;&amp;nbsp; It is an incredible 2 days of learning, lead by our leader and Real Estate genius Gary Keller.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I get the feeling some agents wonder why i go every year, and others wonder if it is worth their while and hard earned dollars to go when it takes them off the streets.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I can tell you that I credit events like this and the training Keller Williams offers as the reason for my rising as an agent.&lt;/p&gt;
&lt;p&gt;With out being too brash, i can say on a scale of 1-10 with 10 being an absolutely top agent and 1 being a deal a year part timer, When i heard about Keller Williams, and realized i could not work with another company and had to bring it to town, i was a 3-4.&amp;nbsp; Now after 7 years of KW training, i say that i am a 7-8.&lt;/p&gt;
&lt;p&gt;Not only that, i am&amp;nbsp;committed to continually growing, getting better, helping more people.&amp;nbsp;&lt;/p&gt;

      <title>Short Sale Expertise.  Real Estate Guy celebrates another!!</title>
      <description>&lt;p&gt;Yeah, we finally closed this double short sale.&amp;nbsp; Just a small deal.&amp;nbsp; But as challenging as they come.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A condo, and FHA buyer.&amp;nbsp;&amp;nbsp;a first, a second loan, &amp;nbsp;an out of state seller, a reluctant seller, an extremely difficult bank (M&amp;amp;I), - who happened to sell the first the day before one of the closing dates.&lt;/p&gt;
&lt;p&gt;In fact i left this deal for dead, having received a CMR, a mutual release signed by buyer.&lt;/p&gt;
&lt;p&gt;I returned from vacation and it is resurrected.&amp;nbsp;&amp;nbsp; I have found i have quite a team to be thankful for.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My assistant, Jen, was the star.&amp;nbsp; pulling the deal back from the brink, cajoling, pleading, coercing all parties we could still close.&amp;nbsp;&amp;nbsp;&amp;nbsp; She just kept going till the necessary approvals, documents were in place.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I played my part in then convincing the seller they were better off than going to foreclosure even though they were going to carry a deficiency.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Also on my team, i am proud to say Clear Title and Atty Peter Zarov were exceptional.&lt;/p&gt;
&lt;p&gt;We worked so well with the new mortgage holder, Kondour Capital, that we now have potential of another 8 condos.&amp;nbsp; For listing.&lt;/p&gt;
&lt;p&gt;The buyer who held on for months is now a happy owner of a well priced home,&amp;nbsp;&amp;nbsp; The agent, Robin did an exceptional job of keeping the buyer in there, even though her nerves were fraying.&amp;nbsp; I think she will never touch another short sale.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But for me, I know it is hard work, but rewarding as we can help so many people out.&amp;nbsp; I know my team can handle it.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;You may not think the Obama tax credit will help you directly, however the end of the tax credit will likely see a slowdown in the market.&amp;nbsp;&amp;nbsp;Meaning you will not sell as quickly and the market may even slump again.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It may not be immediately apparent, but the tax credit is benefiting sellers.&lt;/p&gt;
&lt;p&gt;I speak for my own market, Madison Wisconsin, that the $8,000 tax credit, (virtually a gift for buying a first home) has bought buyers out in their droves.&amp;nbsp; It has even caused some local hot spots in the market.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Sellers of these homes are moving up to higher priced homes and the whole market is freeing up.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;However once the credit ends, not only will the first time buyers who would have bought, but the first time buyers who we &quot;borrowed&quot; from&amp;nbsp;next year who bought this year will&amp;nbsp;dry up.&amp;nbsp; The market would shut down and selling will be much more difficult.&lt;/p&gt;
&lt;p&gt;So if yo are a potential seller you need to decide, do i need to sell or can i wait for a couple or more years.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you need to sell, you have a very small window to help you get the best price.&amp;nbsp; That means acting NOW.&lt;/p&gt;
