Real Estate Guy team likes to look at the Housing market in Verona Wisconsin.  This time we have looked at 2 separate time periods in 2011 to compare house sales and homes on the market and such sales stats as Days on Market, DOM and % list to sale price.

Real Estate Guy read on these stats :   The only significant change is in the average  price.  In these consecutive periods, the listed price dropped by 3.5%, the home sale price dropped just 2%.

Check this out.   Thanks to Keller Williams, we have a wonderful tool that will provide so much more information to our clients that we are doing away with our Market snapshot software.  

Amongst other things it will provide home sale data for a chosen Zip code.  It will also provide area demographics,  area and school info.  It is a thorough website that you will want to visit if you are planning a more into or out of the Madison area,

Here are the figures for Wisconsin and South Central Wisconsin which includes Madison and Dane County.  (Source WRA)

Wisconsin, Median Price:   Feb 2011    $117K       2010  $135K        -13.3%     
South Central (incl Madison)                $124 .9K             $145K        -17.2%

Over a year, Feb to Feb,  Home sale prices fell 17% in SCW, even more than the Wisconsin average.    
Home sales were down 5.5% in Wisconsin,   But down 13.2% in Madison’s SCW region.

Well we had a tough end to 2010 and there are many who are relying on an improved 2011 “Spring” season.

In Madison Wi, just like in the rest of the country,  The time to buy a home is now. 
A number of events have converged to shrink the number of buyers; (tightening finances, lower confidence) and increase the need of sellers to sell; (job loss, inability to refinance, dropping prices).
This has led to a situation where supply and demand has never been as far out of whack.

Buying a home in Madison Wi has never been more affordable.  (not for 30 years anyway) A combination of conditions, we likely all know too well has combined to create perfect buying climate for anyone who is in the market to buy right now.  (Stats thanks to KCMBlog.com)  Low low interest rates, high inventory, lower prices have all combined and are all taken into consideration, along with going wages to make up this index.  As you can see from the chart, the index has dropped to historic lows.   And this may not last that long.  If interest rates go up, … (3 comments)

For over 2 years, I have written about the value of buying in this economy, suggesting now is the best time to buy.   It still is!!  Thanks to a long term record low interest rate, lower demand and higher level of inventory.  The economy still isn’t putting on the jobs and confidence is still holding buyers back.
It may sound strange, but confidence is a major cause of a bad market.  Funny because, confidence is a mindset and has no relationship to physical being,  so why do I say this?

Having just returned from England I was not aware that the sky had fallen and we were about to enter a nose dive!! Looking at my recent schedule and inquiries I am thinking something doesn't jive.   
The news sounds terrible, (such as national news tries to be), dramatic painting the worst scenario.  Let's look at the stats closer.

A few weeks ago i wrote about how foreclosures in the Madison area of Dane County Wisconsin, have fallen.  My interpretation of this as a good trend was prefaced with caution that we should keep an eye on the future statistics.
 
Monthly foreclosure filings have trended as follow: April: 157,  May:  128,  June:  95
 
The Latest number is down to 45 for the first 2 weeks of July.  This is good news, and lets hope the good news continues.  But for now, let's keep doing all we can to maintain our economy and the market.  We will keep an … (0 comments)

here is a run down of June monthly numbers over 10 years.

2009:  121
2010:   95
Also the last 3 months have trended:  April: 157,  May:  128,  June:  95
