Short Sale, Deed in Lieu, Foreclosure - 09/28/10 07:12 AM
Which is best? I hear this all too often these days, and the first thing I tell everyone is to speak with an attorney who speacializes in this area. There are a number of options for people having trouble paying their mortgage. Obviously, the simplest is - make more money. In the current economy that is not so easy, and even savings accounts are drying up. The next option is sell the house and move into something more affordable. Unfortunately, with the oversupply of homes still on the market and lower prices this option is not available for many. Next in (3 comments)
Orlando Real Estate Sales so far in September 2010 - 09/22/10 04:07 PM
We continue to be on track for somewhat slower sales this month. As of today 1,216 closed sales have been posted with a median price of $102,000. The median has been fluctuating a lot this month. I have observed swings in the sales price from $100,000 to $110,000 when checking periodically. I stated earlier this month that I expected to see the median closer to July's $110,000 than August's $99,900. Now I am not so sure, but I do still believe it will show some improvement from last month's number. Of those closed so far, 533 or 43.8% are bank owned, 302 accounting (1 comments)

I laughed yesterday when the television meteorologists talked about the ever so slight change in the weather. The temperature dropped just a couple of degrees, but the humidity is down a bit too. It made for a beautiful evening last night, and holy smokes did my Baldwin Park neighbors take advantage of it. I had an appointment late yesterday afternoon, and drove around Lake Baldwin to go out the exit by Semoran Blvd. Between Lower Park Rd. and Baldwin Park St. I must have seen 100 people out walking, running, riding bikes and walking the dog. Orlando Home Prices at 1998 Levels - 09/12/10 09:05 AM
The last time home prices were this low, Bill Clinton was still president. I told you weeks ago about the big drop in prices last month, but the official numbers were just released. The Orlando Sentinel reported about the big drop on Friday. I have taken an early look at September's numbers and I think we will see a bit of a rebound in prices, but look for sales to drop to around the 2,000 level. All activity slowed in the early going this month with school starting back. The seasonal slow down may be behind us already though. Last week I (2 comments)

I bet most of you did not realize the Rolling Stones were talking about short sales when they penned those words. If you are considering a short sale, your goal is to have the bank approve it and release you from all deficiencies. I am sure that most people are also prepared for the worst case, where the bank just says no and you are faced with a potential foreclosure. In between these two possible ends is a huge squishy area of other outcomes. I have been watching short sales for over a year and a half now in our market, and (1 comments)
August Orlando Real Estate Sales Remain Strong - 09/02/10 04:59 PM
As far as transactions are concerned August is turning out to be another solid month for sales of Orlando real estate. As of yesterday there were 2,287 sales posted. Of those 1,136 were bank owned with a median sales price of $66,900, 498 were short sales with a median price of $98,500, and 654 (less than 29%) were equity sales with a median price of $165,000. The two things that stand out to me about these sales is the drop in the percentage of equity sales and the drop in the median prices. The median price overall has dropped to $96,000. (2 comments)
