I have to bite my tongue whenever anyone brings up price per square foot. The majority of the time, in my opinion the price per square foot is almost irrelevant. It seems like an obvious measure of a home's value, and even a way to easily compute the price a home owner should expect for their house. Unfortunately, price per square foot rarely works for assessing value. The best way to explain is with a few examples.

Each month, my friends at Realtor.com ask me to publish their latest statistics for the Orlando real estate market. Here are the results for May 2012.
May 2012 real estate search results are in and Orlando, FL was the #9 most searched market in the country in May 2012, based on data released today by Realtor.com, the #1 homes for sale real estate web site.
 
Median list prices for homes in Orlando, FL hit $160,000 in May 2012, a 6.73% increase from one year ago this month, and 0.06% increase from April 2012. The national median list price in May … (0 comments)

I am late again, but it is good because I am busy. Let's start with more good news for sellers. The inventory of available homes continues to decline. There are now only 7,575 homes currently listed available by Orlando Realtors. That number is down 28.6% from last year's 10,609 and even down from April's 7,683. The available properties breakdown like this. There are only 756 or 10.0% REO's, 1,795 or 23.7% short sales, and 5,024 or 66.4% equity sales. It's Time to Start Loosening Lending - 06/04/12 09:32 AM

I am sure there are some "experts" out there who would disagree with me, but unfortunately for you - you're wrong. When the market was out of control, lending should have been tightened up to reign in the market. Now, the big banks, Freddie and Fannie are so worried about not screwing up again they just don't seem to want to loan money. I am not talking about making crazy loans here.
