If you are a first time home buyer, you may have looked into Orange county down payment assistance. Just checking the county website, you may believe that you might qualify for $20,000, $30,000 or even $35,000. Beginning back on June 23rd those numbers have been revised down to $5,000, $17,500 and $25,000. The amount of assistance is still based upon household income, but funding from the state has been slashed to balance the budget. I cannot speak for other markets, but here in Orlando our market place is being driven by investors and first time home buyers. Some investors are seasoned professionals, and others went to some seminar or bought the cd/dvd on how to make a bunch of money in real estate. Others are just looking at real estate as a more solid investment right now than the stock market with better return potential than the bond market. The first group of investors know the answers, the second think they know the answers and the last group ask a lot of questions.

I received an e-mail from someone in the Lakeland area desparate for financing help after the downpayment assistance program she and her husband were approved for ran out of funds. She found my website and my pages directed to first time home buyers. I responded to her e-mail, with other options such as USDA rural home loans and VA, since these are the only loans available now that offer 100% financing. I received an e-mail from a lender yesterday that reminded me about some of the benefits of FHA. First, let me say that FHA is not just for first time home buyers. FHA is not a "government" loan; it is backed by the government which makes it a safer loan for the banks. FHA is not just for inexpensive homes, in fact the limit right now is $353,750 which covers around 75% of all the homes for sale in Orlando.
