Confused! What just happened?

Well here is my story.... My Buyer Client called me to see a house they found. During the phone conversation they informed me they had already previewed the home the day before and wanted me to take them back out to see it again with the father. They had called the sign in the yard and the agent on duty showed them the home. My Buyer informed me the other Realtor was going to be there to unlock the house. I let them know I could make the appointment to show them the home and they should not waste the other Realtors time. I called the Realtor who had showed them the property and told him what had happened. He said he wanted to hear it from my buyer and at this point mentioned he was going to call my Buyer. I let him know I had a Buyers Agency with them and I was sorry they had worked him.

My Buyer then calls me and says the other agent said he is coming to the showing. I tried several attempts to contact the other Realtor but he would not answer my calls. Before my showing his Broker-In-Charge called me to say she would also be coming to my showing. She then went on to tell me he was the procuring cause of the transaction and he is entitled to the commission.

Upon arriving at the home, the other Realtor along with his Broker-In-Charge are waiting. The other Realtor follows my buyers around the house and my Buyer comes to me and says.... Please stay with us he is trying to get us to sign a Buyers Agency with him. At this point I am not believing what I am witnessing. The showing continues and then The Broker-In-Charge says to my Buyer Client. Lets get to why we are here. This Realtor showed you the home and he is entitled to the commission. She continued to discuss commissions with my Buyer. I said to her this was very unprofessional and then apologized to my Buyer.

My Buyers did not purchase this house! Did they represent their Sellers?

My question is what Ethics or Licensing Laws were broken here? I am ready to file a complaint!

I have a Listing that is not getting shown due to pricing. My buyer already has to come to closing with money. They bought the house from me last year and added a few upgrades to the property. I feel they just have not accumulated enough equity to afford me as an agent. I mentioned this to them when I listed the home two months ago. I want to know if any AR agents have suggested to your Client to FSBO. I want to suggest this to them and offer to assist for a fee once a buyer is found. I feel without my commission added to the sales price the home should sell quickly.

What is your opinion of a Realtor who would post pictures of herself on a public website wearing lingerie and posting under the photo "If I work any harder I'll just die." These pictures were taken in her office posing in her office chair. A lot of controversy has been going on this week in my area about this agents ethics, behavior, and what is she thinking. Have any of you experienced any of this in you area? Just curious!

Suspicious Behavior II

I have had such a tremendous about of interest in this story, I decided to give everyone an update. The Pres. of my board is going to send an email to every Realtor in our MLS. They want a list of every agent that worked with this couple and also a list of which property they were shown. Some agents have informed their clients, some have not. Our board wants to see how many homes this couple went in. Today I found out the Pres. of our Board also showed them two of her listings. It is not ending. Right now there is no missing property??? I can not figure this one out. However, one agent said empty perscription bottles were on the bathroom sink and she did not remember them being there earlier. ?? I will keep everyone informed. Thank you for your interest. I hope none of you have anything like this happen to you.

Suspicious Behavior?

I just found out today that a couple I showed homes to on Sunday have worked "9" other agents (I'm sure there are more). 6 are within my office. Here is the story: The couple called me on Sunday and said they were military and just moved here and had two days to find a home. (This is very common here) They wanted to see a home I have listed. I asked them if they had an agent and they said "NO". I showed them the home and while inside I realized this was a lie when the wife started talking negatively about another agent (not at my office) I said to her "I thought you were not working with an agent". She said, "We did not like him and are not using him again and did not sign anything with him." So off to another home this couple had asked to see. Upon arriving I realized another agent was having an OPEN HOUSE on the home. We went in and the agent said "Oh you are back". What!!!! This couple told me they had not seen this home and I later realized they had spent 40 minutes in the home earlier. In this home is when I realized what was happening. The wife was keeping me and the other agent busy with strange questions while the husband was not in sight, again talking about, yet another agent. After several minutes of noticing he was not in the room I went to look for him. I found him coming out of the Master Bedroom. I remembered this behavior from first home. The wife kept me busy while I could not keep up with the husband. I spoke to the agent on the OPEN HOUSE and asked her if the wife had kept her busy earlier and if the husband had disappeared. She said "Yes!!!". Today at my weekly sales meeting I mentioned to another agent how strange this couple acted at the OPEN HOUSE. She asked me their name. She had a experience with the same couple. Upon asking around we found out that this couple had worked 6 agents in my office. Same story, called to see their listing on a weekend, and ALL of the homes they wanted to see were existing homes with personal belongings. I then contacted the two agents the wife had talked about and compared their story. Identical!!!! We do not know of any missing items at this point, but I am wondering if anyone has had a experience. The other agents do not want to call their sellers and raise any red flags. I usually pre-qualify buyers, but on the weekend I have done this before, mostly with military that are in a hurry. Also, they are using the name on their drivers license.
