In this market it seems as though we are working much harder just trying to get the property to settlement.  Once we have a ratified contract we then have to negotiate home inspections items and after that, sweat the appraisal.  Every step of the process has been made more painful and stressful.

I can't believe I'm writing this post and it's only March.  How on earth could I have fallen off the wagon so early in the year?  So here I am confessing that I have to get back on the wagon and get back to basics...yet again!

I'm going to ask you a question although I'm pretty sure I already know the answer, but here goes.  Have you ever been in a transaction when an issue comes up then all of a sudden the agent you are working with stops communicating with you?
To say this is a frustrating situation would an understatement.  Your client is looking to you for the answers and you are looking to the other agent for answers...and neither party gets anything accomplished.  Why is it, when the going gets tough, the agent disappears?  Do they really think that the situation will resolve itself?  That the … (10 comments)

You hear a lot of talk these days about children being bullied on their way to school, at school, and on their way home from school.  Parents are told to watch their child's behavior and ask about their child's day to see if there are any signs that their child is being bullied.
I am sad to report that bullying doesn't just stop in the schools.  I have found throughout my years in real estate that there are agents who I would categorize as bullies.  I'm sure you have similar stories.

With the release of the new iPad2 it renews the conversation I have going on in my head.  Should I get an iPad or not?  I think I should "want" one, but I know that I really don't "need" one.  I say I should "want" one because it's cute, current and pretty sexy.  When I speak to other real estate agents who have an iPad they can't imagine life without it.  My issue is this, I can imagine life without an iPad because that's my life right now, and do I really need one more thing to put in my already … (12 comments)

I can't count the number of times I am asked this question during a real estate transaction. At virtually every turn buyers are asking me "What would you do?"  I know they are looking to me for guidance but the bottom line is I'm not the one buying a house or even looking to buy a house.  I also know that they are extremely anxious because this is a huge purchase, but I truly cannot tell them what to do.

In this type of real estate market where properties are staying on the market a bit longer, sellers are a little more fragile and financing can be challenging, we are seeing all kinds of contingencies in the offers we receive.  Those contingencies include everything from home inspections, lead paint, sale of home to the typical appraisal and financing contingencies.
