Are You Hiding Behind Technology? - 05/31/12 05:26 AM
Being a real estate agent is a contact sport. And if we are to be successful real estate we must be in front of buyers and sellers every day.
Pick Up The Phone Yet each and every day I am seeing more and more agents "hiding" behind technology. I see real estate agents writing extra long emails, struggling to find just the right words to use instead of picking up the phone and explaining the situation. Bad news is never easy to deliver, but what we do is not personal. We are simply middle men (and women) who deliver information. If … (6 comments)

3 Little Words for Real Estate Agents: Listen, Learn, Adapt - 05/29/12 05:55 AM
These three simple words can lead you to real estate success!
Stop Talking The very first thing we need to do when meeting with clients and potential clients is to LISTEN.  Listening is something that many real estate agents think they do when in reality, they don't.  Active listening is an acquired skill.  Active listening requires the listener to be present...in the moment and attentive.  It does not mean interrupting or thinking about how you are going to respond or disregarding what has been said and sticking with your presentation.  Listening not only requires you to pay attention to what is … (16 comments)

What Will You Do For A Listing? - 05/22/12 05:46 AM
Today's real estate market makes it very easy to make compromises in your real estate business practices.  All of a sudden you are tempted to do things in your real estate business that you said you would never do.
Unreasonable Sellers You know who they are.  They have very little respect, if any for real estate agents.  They think we are overpaid and don't do much work for the commission we receive.  As a matter of fact, they think they know more than we do because they have bought and sold real estate "numerous" times before.  They don't want to hear … (16 comments)

Getting A "Discount" By Working With The Listing Agent - 05/16/12 05:39 AM
In the past couple of days I have had a few conversations with listing agents who were confronted by potential buyers wanting a discount on the sales price because they didn't want to use a buyer's agent.
I Want A Discount This is one of the biggest misconceptions we face as real estate agents.  For whatever reason, buyers seem to think that by working with the listing agent they can automatically get a reduction in the sales price of a property.  So what do you say when you are approached by a potential buyer who wants a discount?
Educate The Consumer The very first thing you need to … (58 comments)

Why It Doesn't Pay To Work For Cheap - 05/10/12 05:52 AM
In today's economic environment everyone is looking for a "deal".  There are reality shows where people buy hundreds and hundreds of dollars in food for mere pennies.  Membership to wholesale clubs continue to increase.  And bargain shopping has become the norm.  So naturally, when it comes to selling what is often times their largest asset, sellers want a discount.
Ask Your Doctor For A Discount You would think that after all these years in the real estate business I would be used to sellers asking me to lower my commission...but I'm not.  I still want to ask them if they would … (4 comments)

It's All About The Lifestyle - 05/03/12 04:21 AM
I was talking with a colleague recently and we were lamenting about today's buyers. While I know it is never a good idea to generalize...I'm going to generalize.
"I Want Perfection" Today's buyers seem to be pretty lazy to me. Perhaps maybe lazy isn't the best term to use, so let's call them busy. As they are "shopping" for their new home they are looking for perfection. I think part of the blame lies with HGTV. While the many "reality" real estate related shows have helped real estate agents in many ways, I think they have also given the consumer a … (5 comments)

Brokers, Manage Your Agents...Please! - 05/01/12 05:05 AM
As a real estate agent you have to have pretty tough skin. Why? Because no one trusts you!
Real Estate Agents Are Not Sleazy The general public thinks we only do what we do for the money. And it's not just for the money, it's for the "easy" money! We are often compared to the stereotype of the sleazy used car salesman. Of course we know this is not the case, but that's the general misconception among consumers. Which is why it pains me greatly when an agent falls down on the job and their supervising broker fails to step in … (3 comments)
