training for real estate agents: How Do You Measure Success? - 08/01/18 02:09 PM
When is enough enough?
We stress out trying to achieve the American Dream.  We work too many hours and take too few vacations.
All in the name of achieving success.
Our children are pushed into sports, music and STEM programs, all with the hope of becoming successful adults in areas they may not even enjoy.  As a result, the cycle continues.  The rat race if you will, gains another participant.
All in the name of success.
To an outsider looking in, those hard-working, over-achieving adults may appear to be successful.  They may even have the clothes, house, and car that society has told us represent success.  … (3 comments)

training for real estate agents: Is a Real Estate Team Right For You? - 05/22/18 02:17 PM

Real Estate teams are all the rage.  Everywhere you turn real estate agents are forming a team.
Before you make the move to start a team or join a team, think about how you want to run your business.
The first question you need to ask is this, "Is a team right for me?"
As with everything in life, there are pros and cons to being on a real estate team.
For newer agents the idea of being on a team is ideal.
What's not to like?
You can get training from an experienced agent.
You don't have to prospect for leads and you have back up.
If you're … (1 comments)

training for real estate agents: Should Damaged Floors Be Disclosed? - 09/01/16 12:18 AM
There have been two transactions recently where damaged hardwood floors have been an issue. Personally I was shocked by what I heard from the listing agent.
The Floors are Clearly DamagedDuring the final walk through, my buyer and I discovered that both the living room floor and a bedroom floor had been damaged.  When we first looked at the property both floors had been covered up with large area rugs with furniture on top of the rugs.  When reviewing the Property Disclosures there was no mention of the damaged floors.  The living room floor had black stains that looked to be from … (2 comments)

training for real estate agents: Clients Who Get Real Estate Advice From Everyone - Good or Bad? - 09/08/15 01:35 AM
When it comes to buying and selling real estate, everyone is an expert.    They feel compelled to give their opinion and expert advice at every turn.  As a real estate agent we know that everyone who voices their opinion isn't necessarily an expert, but we do understand that if we are to maintain a good working relationship with our clients we must respect the person giving our client advice.  And this is not always easy to do.
Getting Advice From EveryoneParents, co-workers and friends have the constant ear of the client.  The client could innocently (or not so innocently) be updating … (1 comments)

training for real estate agents: How Do You Run Your Real Estate Business? - 09/03/15 11:58 PM
It's hard to believe, but the new year is right around the corner.  Even though it's only September, this is the time of year to evaluate your real estate business.  What did you do well and what areas need improvement?  How much money did you make and how much do you want to make in the coming year?  And this is only the beginning.
How Do You Run Your Real Estate Business? One of the main areas that many real estate agents often fail to evaluate until it's almost too late, is the actual structure or composition of their business.  Are they going to be a solo … (0 comments)

training for real estate agents: A Different Way to Approach Your Business - 08/31/15 09:04 AM
It's too easy to start your day with negative thoughts and dreading what the day will bring.
A Performance Review with your Manager A meeting with a difficult buyer or seller An intense negotiation A meeting with your child's teacher A phone call delivering unpleasant news An enormous "To Do" list The very thought of any one of these items is enough to make you want to stay in bed.  But what if you made the decision to approach your day from a place of gratefulness?  For some this would be difficult, but let's see what that would look like.
A Great … (4 comments)

training for real estate agents: Realtors - Take Inventory of Your Business - 08/24/15 09:12 AM

It's hard to believe that it's back to school time already.  Although Summer is wonderful and carefree, there is something about the structure that school brings that makes me work smarter and more efficiently.  As we prepare to get your little ones (or big ones) off to school we often say, "have a great year!"  It is now your turn to take some time to think about your real estate business and what you want to work on during the upcoming year so that you too have a "great year!"
Get OrganizedDo you have files and paper everywhere?  Sure you know where … (2 comments)

training for real estate agents: Who Controls Your Time? - 08/19/15 11:21 PM
We've all heard the saying, "Time is Money", but how many of us truly take it to heart when it comes to our real estate business?
Value Your TimeIf anyone has time that is valuable, it's us Realtors!  So why is it that so many real estate agents waste precious time and lower our "hourly rate"?  My theory on this is pretty straight forward...we don't value our time and since we, as a whole don't value our time, the consumer doesn't value our time.
Check Out These ScenariosThink about it, how many times have you been stood up for an appointment, whether at … (2 comments)

training for real estate agents: 7 Things to Consider When a House is Priced Too High - 08/18/15 11:43 PM
How do you advise your buyer when they fall in love with a property that you both know is priced too high?
"Too High" is a Relative TermFirst and foremost, be extremely careful when categorizing a property as being priced too high.  Like beauty, price is in the eye of the beholder.  "Too high" is a relative term.  If a buyer has been looking in a particular neighborhood for an extended period of time, they have a very good idea as to what to expect in terms of price.  But when it comes time to write an offer on a property, the … (12 comments)

training for real estate agents: It's Not An Offer Until You Put It In Writing - 08/13/15 06:48 AM
In the course of making an offer on a property, negotiating with a counter offer, there is a lot of give and take.  The seller wants one thing and the buyer wants something else.  Plus, each party thinks what they are asking for is completely and utterly reasonable.
Verbal Real Estate OffersAs  real estate professionals we try to help each side move forward in the home buying and home selling process.  When meeting with sellers for the first time we are often told, "We will not accept anything less!"  Conversely, from the buyers we hear, "We aren't willing to pay a penny more!"   Buyers will … (3 comments)

training for real estate agents: Are You a Problem Creator or Problem Solver? - 08/10/15 05:28 AM
There are two types of people in the world, those who create problems and those who solve them.  Which one are you?
Help People Move ForwardOne of the jobs of a real estate agent is to help people move forward.  This is our job whether we are working with sellers or buyers.  Painfully few transactions are problem free or as I like to say, issue free.  There are always "bumps in the road".  Since we know that there will be issues with virtually every transaction, one would think that real estate agents would be able to foresee such issues and be ready … (20 comments)

training for real estate agents: Sorry - There's No Equity Left - 08/07/15 02:31 AM
If you haven't come across this scenario yet, be forewarned...you will...especially in a hot market.  You get a call from an owner who is anxious to sell their property.  After asking a few questions and setting the appointment you start to run the comparables.  After reviewing the comps you get even more excited about your upcoming appointment.
You Have A Lovely PropertyAfter looking at the comps you have a pretty good idea as to what the price range should be for the property.  The day of the appointment comes, you look at the property and the owner asks what you think the … (2 comments)

training for real estate agents: Sometimes You Just Have to Put on the Face - 08/03/15 10:36 PM
The news clip showed an actress being interviewed on her first role in a new film.  The actresses body language, tone of voice, and short responses clearly indicated that she didn't want to be there.  After trying to get some better responses from her, the interviewer asked the actress if she was feeling well and jokingly said, "maybe it's just me".  The actress rudely replied by saying she was fine and, "yes, it was just her".
A Spoiled BratThe actress was behaving like a spoiled little brat.  It doesn't matter if you are tired.  It doesn't matter that you have to answer the … (1 comments)

training for real estate agents: Cold Calling Leaves Me Feeling Cold - 07/27/15 10:35 PM
I don't know anyone who likes making cold calls.  There are probably real estate agents out there who love to make cold calls...I just don't know any of them.  But what I do like to make are "hot" calls.  Hot calls can and should be made by every real estate agent.
Phone Calls Are EssentialIf your goal is to have a thriving, profitable real estate business, then making phone calls is an essential part of your prospecting mix.  Many years ago I was told that "everyone you know, knows at least 3 people who will buy or sell real estate this year". … (0 comments)

training for real estate agents: What to Look For When You Get Multiple Offers - 07/23/15 02:23 AM
When inventory is low and buyers are waiting in the wings to buy, there is a high probability that when buyers find a property they love, they will face a multiple offer situation.  When reviewing offers sellers love to see one that is above the  list price.  But what else should the seller be looking for in an offer?
FinancingWhile the sales price is important, it is even more important to see what type of financing the buyer is receiving.  If they are fortunate to receive an all cash offer, than they will need to make sure they receive documentation that the … (1 comments)

training for real estate agents: Go Get It! - 07/20/15 11:32 PM
"Don't expect part time work ethic to get you full time results"
Part Time Work EthicI don't know who first uttered these words so I can't give the proper credit, but the words ring true for so many real estate agents.  How many of us have been putting in half the effort and wondering why we haven't been achieving our goals?  It's very easy to fool yourself into thinking that you are working, but reality hits hard when you check your bank account.  Either you're going to work your plan or you're not.  But if you aren't working your plan 100 percent, … (2 comments)

training for real estate agents: 7 Tips for New Realtors - 07/16/15 11:05 PM
Although the headline reads these are tips for new real estate agents, these probably hold true for all real estate agents...new and experienced.  Here they are, in no particular order, feel free to add your own!
1.  It's Not About YouAs a real estate agent you are helping your client or customer navigate through the home buying or home selling process.  It is very easy to get emotionally attached to the real estate transaction and let it become personal.  Remind yourself before and during the transaction that "it's not about me...I have a house"!
2.  Set A ScheduleThe beauty of what we do for a living is that there is … (0 comments)

training for real estate agents: Getting More Business From Facebook - 07/09/15 10:34 PM
Are you using Facebook properly?  If you're going to use Facebook or any other type of social media, you need to do it right or don't do it at all.  Why so cut and dry?  Because if you don't do it right, you'll end up annoying your "friends" and you won't get any business from it.
How You Use It MattersWouldn't it be nice to say that it doesn't matter how you use Facebook and other social media, as long as you use it?  But that's just not how it works.  Because it does matter.  The focus is on Facebook because it … (2 comments)

training for real estate agents: If You Don't Ask the Question, The Answer is Always No - 07/06/15 11:17 PM
Why are you afraid to ask the question...any question?  The worst thing that could happen is their answer would be "no".  But if you never ask the question, the answer will always be "no".
Your Job is to NegotiateOne of the primary skills real estate agents are hired is for their negotiation ability.  Webster's dictionary defines negotiation as; "a formal discussion between people who are trying to reach an agreement".  According to this definition, negotiation is the heart and soul of a real estate transaction.  Real estate agents help "people" reach an agreement.  It doesn't matter which side you are working with...buyers … (6 comments)

training for real estate agents: Getting the Most From Your Open House - 06/15/15 12:03 PM
Whether you are a new agent or an experienced agent, holding open houses can be a great way to get new clients.  Buyers without agents often visit open houses not knowing the value of working with a real estate agent.  Sellers visit open houses to check out the competition and  to see how agents conduct themselves among the visitors.  With all of this potential for business, it is important that you arrive at the open house prepared.
Do Your HomeworkPrior to the open house you need to do your homework.  That includes previewing the "Active" listings in the neighborhood, running the most … (1 comments)
