The Minot Association Of Builders Tour of Homes This Year is coming soon, Saturday September 16th from 10:00 AM to 4:00 PM. Tickets are just $5.00 to join the tour.

Last night was my first trip back to The Oak Park Theater which recently reopened after the 2011 flood had destroyed it. Prior to the flood my office occupied the front Right hand corner of the Oak Park Theater building. It was GREAT!
My hats off to Alan Schon and many others who were behind the reopening of The Oak Park Theater. The scene to the left was repeated three times before we had completely cleaned out the debris of our home home and then there was the "gutting" of the home it self (the only part of our home salvaged at all was the studs and the roof. Not to mention that our flood covered the ground for an entire month thus almost all vegetation was destroyed except the largest of trees).

There were 11 homes sold in this very narrow category of stick built, single family homes located in the City limits of Minot compared to 7 last week (NICE!). Of the homes that closed this week the average days on market was 84, compared to last weeks 95 days (NICE again!). Over all homes sold faster and for a little less money per square foot this week.

Max and His Master
Three month old Max may have been on a leash but he was in charge of his 10 year old master. Max is a purebread Beagle and he hails from Fargo but has found a loving home here in Minot. Lucky for Max he lives in easy walking distance from Roosevelt Park where he can run free (on a leash that is).

Historic Corbett Field in Minot ND is getting a "Make-Over". They have been busy today removing the grass which in turn will soon lead to a new artificial surface.
I can't say that I'm a sports or baseball "geek" but I have to say I'm sorry to see the sod go... for several reasons.
1) Baseball should not have a perfect surface, I remember balls taking funny hops many times when I was a boy.
2) I'm going to miss seeing the sprinklers do their work (I live across the street).

This insight from my Best Active Friend Forever, Nina Hollander holds true in ANY market, not just a Sellers market. In a Buyers market where home prices have dropped dramatically (as they have in Minot ND) you have to accept the fact you may not only NOT break even from what you purchased you home for in 2012 but that you may even loose money on the sale of your home. Talk about SWEET this condo has two of them (Bedroom Suites that is). The main level Master Bedroom Suite is plenty BIG but the lower level is HUGE at 23' X 16' (368 square feet) not counting the bath.
You don't get much more "open" then this floor plan.

This has kind of been the week of heck for me. I won't bore you with all the details but today was the day that the Real Estate Commission visited every Minot ND office and poured over our files and RETA accounts.
Well, the audit went pretty good, doesn't look like any fines will be in order. It was a part of a tough last two weeks but not the very worst of it.

Until yesterday we have been experiencing a very hot spell here in North Dakota. A single mother with 3 teenage boys reached out to me by asking if I knew of anyone with a used air conditioner they may sell cheap or give away.
When I managed rental units I always had a couple of window air conditioners laying around because tenants would just leave them on a regular basis but that was years ago and I had none left.
