Green Bay Cycles - Welcome to Winnetka Since Alberto's Bicycles left Winnetka over 15 years ago, we've been without a dedicated bicycle shop (with the exception of T.L. Fritts Sporting Goods which carries bikes.) So now a former employee of Alberto's has opened Green Bay Cycles at the coveted spot where the dress boutique, Young in Heart, used to be. Co-owners Larry Faulkner and Sam Mack opened the store in December and have been keeing busy with bicycle repairs and maintenance, and are looking forward to warmer months when people will begin purchasing bikes. Almost universal, are the home inspection and attorney approval contingencies. Less common is the contingency of a home sale, that protects you if you want to buy but must sell first. I gave up cooking on Friday nights a long time ago - after a week of working and making dinners, I just got pooped out. Over time, Friday night became Pizza night and it takes a major holiday or event to get us off that. There are lots of good pizzerias on the North Shore, many of which we have tried, although we always seem to go back to a few favorites. I firmly believe that a home should never be overpriced, and at the present time we have too many houses to choose from. What better way to be overlooked, dismissed and even snickered at than overpricing when there are so many other options for buyers. Development Opportunity in Northfield, IL Hibbard Road Gardens at 62 Hibbard Road (at the intersection of Winnetka and Hibbard Roads) has been for sale for slightly over a year. But the recent price reduction for this 3.67 acre parcel really makes it something worth looking at. It originally came on the market in December 2009 for $4,950,000, and is now listed for $2,375,000. The land is zoned for residential (R-1) with no commercial or multi-use allowed, and according to the listing agent, it would appear that the village of Northfield would approve at least 4 homes on the property. December 2010 Closed Home Sales in Winnetka, Wilmette, Kenilworth, Glencoe & Northfield Sales in the area continued at about the same pace as previous months with Wilmette still the leader in closed home sales. Town # Sold Average List Average Sold Ratio Market Time Winnetka 9 $1,399,878 $1,173,522 84% 140 Wilmette 17 $ 740,459 $ 652,941 88% 140 Kenilworth 4 $2,133,000 $1,696,250 80% 243 Glencoe 9 $1,185,200 $ 918,889 78% 296 Nrothfield 7 $1,164,429 $ 923,500 79% 290 The ratio of list price to sell priceis still low for the North Shore area - this means that homes are overpriced and selling for considerably less.
