glencoe: Extended Tax Credit - What It Means This Time - 12/16/09 01:22 PM
The original tax credit was targeted for first-time home buyers and expired at the end of November. However, the government revised the plan and expanded it to include all buyers of primary homes. Along with the current buyer's market that we are experiencing, this is an added bonus to most homebuyers.

I was curious to see how much the tax credit would affect sales in Winnetka, Wilmette, Kenilworth and Glencoe. As it applied to first time home buyers (or buyers who had not bought for three years) and with income restrictions I did not think it would have much of an impact.

Just a few years ago, the bewildering words "short sale" were starting to pop up in our realtor meetings. No one really bothered to learn much about them since things like that didn't happen on the North Shore. Maybe in Evanston, Chicago, or the south suburbs.
Not so today.

Another month, another set of stats. Sales are still below average (what is average nowadays, anyway?) Sale prices have continued with downward pressure - except when priced properly. As I've shown month after month, competitive price = quick sale and more profit. It's really that simple.

The August real estate sales for Winnetka,Wilmette, Northfield, Kenilworth and Glencoe have dipped and jumped like a roller coaster. From month to month there is no steady increase or decrease that I can make any predictions about.
The one thing I noticed in Winnetka is that 2/3 of the sold homes

July on the North Shore was good for home sales with a spike in closed sales for all communities listed here. The sales are also an improvement over 2008 before the recession started.

In this year's first quarter, there were 71 sales of single family homes in Winnetka, Wilmette, Kenilworth, and Glencoe. The breakdown above is shown in the number of units sold by price range. I think this is interesting because although it shows a 67% decrease in the total sales

Last month I wrote a post (http://activerain.com/blogsview/923418/Market-Stats-for-Winnetka-Kenilworth-Wilmette-IL) about closed home sales for Winnetka, Wilmette, Kenilworth and Glencoe. I found it interesting that even in the current economic climate, sales were exactly the same (22 single family homes) for January 2008 as for January 2009.
