glencoe: Winnetka & North Shore Summer Camps - 2013 - 04/11/13 02:36 PM
Winnetka & North Shore Summer Camps - 2013
While the weather outside is frightful (can you sing along?) it is actually time to starting thinking about summer camps for your children. The North Shore area, including Winnetka, Wilmette, Kenilworth, Glenview, Northfield, Glencoe, Evanston and Highland Park have many good programs.
The park districts offer the most for your dollar but there are lots of other choices as well.  Your kids can indulge in just good old sports, or try gymnastics, acting, chess, cooking, and even opera! Kenilworth Little Springs Sports Camp                    … (7 comments)

New Trier Township is within the North segment and consists of 56,000 residents living in Winnetka, Wilmette, Kenilworth, Glencoe, and parts of east Glenview and east Northfield.   You do not need to hire an attorney … (12 comments)

Winnetka & Glencoe Real Estate Market Report March 2013 As I thought, home sales increased in March over February.  There have been so many homes going under contract so quickly that March and April had to have some good figures. Here's how March home sales in Winnetka and Glencoe ended up: WINNETKA Sold Homes:    10 Average Sold Price:     $1,014,450 Average List to Sell Price Ratio:    92% Average Number of Days on Market:  99 Current Winnetka Homes for Sale:    103 Low Price:    $509,000 High Price:    $21,900,000 (next lowest is $9,750,000.) glencoe: Winnetka & Glencoe IL - Real Estate Market Report - February 2013 - 03/05/13 12:07 PM
Winnetka & Glencoe IL Real Estate Market Report February 2013   With all the sales activity that I have seen, I was surprised to see very few sales in February - I'm sure they will hold over and close in March and April.  The local trend has been quick sales for well-priced homes, buyers walking away from homes that they don't see as a value, and home prices remaining steady but with a slight rise. Winnetka - February 2013 Sold homes:  4 Average Sold Price:  $1,143,750 Average List Price to Sell Price Ratio:  95% Average Days on Market:  231 Current Homes … (0 comments)

glencoe: Strawberry Hill in Glencoe, IL - 01/22/13 01:40 PM
Strawberry Hill in Glencoe, IL Strawberry Hill in Glencoe, IL is a subdivision that lies in the western side of Glencoe, abutting the beautiful Cook County Forest Preserves and the Skokie Lagoons.  After the main part of Glencoe was developed, this side, which was then called the Skokie Marsh, was drained and built upon. Strawberry Hill compromises approximately 160 acres and was opened up for development after World War II.  The driving force behind the architectural style here was Greta Lederer, who designed the newly popular bi- and tri-level homes that so dominate the area.  New homes were advertised for $15,000 … (5 comments)

glencoe: Relocating to the Chicago Area? NOW - 01/16/13 08:56 AM
Relocating to the Chicago Area
If you are thinking of moving to the Chicago area, the North Shore is one area you should definitely explore. The North Shore stretches north from Chicago and includes the suburbs of  Wilmette, Kenilworth,Winnetka, Northfield, and Glencoe (heading north from the city.)
These communites make up one large contiguous area and while each suburb has its own unique feel, they are very similar in character.  Wilmette is the largest community and has the most diverse housing stock with homes ranging inprice from $300,000 to lake front mansions up to $4 million.
Kenilworth is the smallest … (0 comments)

glencoe: Condos for Sale in Glencoe, IL - 01/15/13 01:42 PM
Condos for Sale in Glencoe, IL Condos in Glencoe are mostly found along the Green Bay Road corridor, with a few found elsewhere in town.  If you are looking to downsize, the availability  here is not as extensive as Winnetka or Wilmette.  The units with the best location in Glencoe were built in 1998 in the 300 block of Park Avenue and are one of the few not built on Green Bay Road.  These beautiful townhouses have three levels plus a basement and are just west of Vernon and walking distance to shopping and the train.  These are also the most expensive, but … (2 comments)

glencoe: Enjoying the Day at the Chicago Bears Game - 11/25/12 05:22 PM
Enjoying the Day at the Chicago Bears Game You would think I go to many Chicago Bear games since we are season-ticket holders.  But I usually end up going just once a year because so many Sundays are tied up being busy with, well, you know, those open houses.  Having grown up in Los Angeles, I am also not a huge lover of temperatures that hover anywhere near freezing.   But today was gorgeous - true, barely over freezing, in the low 40s, but sunny and clear.  I know what I have to wear:  Under Armor turtleneck, heavy sweatshirt, long down … (1 comments)

glencoe: Feel Stuck in Your Wilmette Home? - 11/19/12 12:06 PM
Feel Stuck in Your Wilmette House? Home values, as we are more than aware, have dropped dramatically over the past five years in Wilmette, Winnetka, and Kenilworth.  That leaves some of you thinking that you are "stuck", you can't move now, you have to wait until prices start to improve. The problem with this thinking is twofold:
If you are planning on buying something else, particularly if you are "moving up" your net loss will be lower than you think because you will be paying less for your future abode. The great unknown - interest rates are predicted to rise … (2 comments)

glencoe: Winnetka Short Sales Yes, There are a Few - 11/18/12 10:22 AM
Winnetka Short Sales Yes, There are a Few There are many parts of the country where short sales far outnumber traditional sales - Winnetka, and nearby villages Wilmette, Kenilworth, Northfield and Glencoe are not one of those.  We do indeed have some short sales, but of the 719 total sales of single family homes year-to-date, only 34 have been listed in the Multiple Listing Service as short sales.   That is less than 5% and while there may be a few more that were not listed as short sales, the number is still very low.  That is a good statistic . … (0 comments)

glencoe: Winter Farmer's Market at the Chicago Botanic Garden - Glencoe - 11/14/12 03:39 PM
Winter Farmer's Market at the Chicago Botanic Garden One of the North Shore's crown jewels is the Chicago Botanic Garden, located here in Glencoe.  I often write about all the wonderful programs and events and they offer throughout the year. For those of you that miss going to the local summer farmer's markets, the Botanic Garden has an alternative.  For three upcoming Sundays, you can visit  and shop at a special farmer's market that they are hosting on Sundays in November and December.   The Winter Farmer's Market will be held in the Garden View Room and will feature produce, wreaths, … (1 comments)

The property tax assessed valuations are not easy to understand.  But most of us do try to lower the assessments and file an appeal.

glencoe: Winnetka and North Shore Real Estate Market Report - July 2011 and 2012 Comparison - 08/13/12 02:34 PM
Winnetka and North Shore Real Estate Market Report July 2011 and 2012 Comparison If you have bumped into me (or any other agent) in the past few months and asked how the real estate market was doing in Winnetka, you would have received a positive reply.  Because we were very busy this past spring and summer helping buyers and sellers who returned in droves. This past July was a big month for real estate closings and I checked to see how we compared to July of 2011.  The rise in unit sales is astonishing.  Most villages had two or even three … (2 comments)

glencoe: What a Buyer's Agent Will Do For You - Winnetka and North Shore Real Estate - 07/31/12 12:22 PM
What a Buyer's Agent Will Do For You First, let's start with the idea of a Buyer's Agent - read my first post, Why You Need a Buyer's Agent on the subject to better understand your position in the lineup. Okay, then.  So now you ask why do I need a buyer's agent when I have done all this searching online.  I know the area, the prices, the general trend - what do I need an agent for? When I represent you in this substantial and complex transaction, I am working for, with, and alongside you to make sure your needs … (13 comments)

glencoe: New Homes for Sale-Winnetka, Wilmette, Kenilworth, Northfield & Glencoe (July 9-16) - 07/17/12 10:15 AM
New Homes for Sale in Winnetka, Wilmette, Kenilworth, Northfield, and Glencoe
Week of  July 9-16 Nineteen new homes came on the market this week - from $339,000 in Wilmette up to $3,375,000 in Winnetka.  I saw many of them this morning during Tuesday Broker's Tour - even though the heat is predicted to go over 100 degrees today.  A good day for solid air conditioning. I saw homes that were overpriced - beautiful homes in great areas, but overpriced nevertheless. Another new home came on the market this week priced higher than it had been a year ago. I am … (3 comments)

glencoe: Winnetka, Northfield, and Glencoe - First Half 2012 Home Sales - 07/16/12 08:49 AM
Winnetka, Northfield and Glencoe - First Half 2012 Home Sales When people have asked me "How is the real estate market in Winnetka?" I have responded very positively this year.  It just felt like every frustrated buyer stepped up this year and decided to buy a house.  I had the busiest spring since 2007 - so it was very busy for me. However, the actual market statistics for the first half of 2012 show varied scenarios depending on which town you are looking at.  Winnetka's real estate sales were almost the same as 2011, Glencoe's sales were down, and Northfield's were … (4 comments)

glencoe: The Green Bay Trail in Illinois - Wilmette to Highland Park - 06/11/12 03:28 PM
The Green Bay Trail in Illinois The Green Bay Trail is one of the first things I like to tell my clients about because it appeals to everyone. It runs alongside the Chicago Metro North Line and whether you run, walk, bike, hike, roller blade or just meander, you will enjoy the ride.  The land was originally the old right-of-way for the North Shore Railroad (some of its pillars can still be seen along the trail.)  The villages along it - Wilmette, Kenilworth, Winnetka,Glencoe and Highland Park bought the land and leased it to the Green Bay Trail Committee which developed … (18 comments)
