wilmette: Extended Tax Credit - What It Means This Time - 12/16/09 01:22 PM
The original tax credit was targeted for first-time home buyers and expired at the end of November. However, the government revised the plan and expanded it to include all buyers of primary homes. Along with the current buyer's market that we are experiencing, this is an added bonus to most homebuyers.

wilmette: November Market Stats for Winnetka, Wilmette, Kenilworth and Glencoe - 12/09/09 12:45 PM
I was curious to see how much the tax credit would affect sales in Winnetka, Wilmette, Kenilworth and Glencoe. As it applied to first time home buyers (or buyers who had not bought for three years) and with income restrictions I did not think it would have much of an impact.

wilmette: What's Your Home's "Walkability" Score? - 11/29/09 04:52 PM
It's been drilled into our heads: LOCATION LOCATION LOCATION. A desirable location can add real value while living on a busy street, across from commercial buildings or noisy areas can greatly decrease the value of your home. But here's an interesting concept I came across: your "Walkability" score, or your home's

wilmette: Chicago Tribune Says Home Sales Up! Is Is True in Winnetka & North Shore Suburbs? - 11/24/09 05:26 PM
Today's Chicago Tribune (November 24, 2009) front page headline proclaims: "Home Sales Surge in Area." Is it true in Winnetka, Wilmette, Kenilworth, Glencoe and Northfield? Have prices plummeted as the article claims?
Well, in a word, no. And how much of this increase can be attributed to the First Time Home

wilmette: Winnetka, Wilmette, Kenilworth, Northfield October Home Sales - 11/08/09 05:54 PM
Winnetka, Wilmette, Kenilworth, Northfield October Home Sales - homes sales are down for the month of October compared to September and August. But that's not unusual, given the usual end of the year slowdown. Prices continue to dip and houses on the market for the longest period of time sustained the

wilmette: Winnetka & North Shore Suburbs - Cook County Tax Bills Have Arrived - 10/30/09 04:19 PM
Every buyer I have ever worked with has asked me to explain the Cook County system of property tax assessment. Explain? How could I adequately do this when the Civic Federation says this on their blog:
"The Cook County property tax system is so complex that it is impossible to predict

wilmette: Winnetka, Wilmette, Kenilworth, and Glencoe - Foreclosues and Short Sales - 10/10/09 04:15 PM
Just a few years ago, the bewildering words "short sale" were starting to pop up in our realtor meetings. No one really bothered to learn much about them since things like that didn't happen on the North Shore. Maybe in Evanston, Chicago, or the south suburbs.
Not so today.

wilmette: September House Sales for Winnetka, Wilmette, Northfield, Kenilworth & Glencoe - 10/01/09 03:15 PM
Another month, another set of stats. Sales are still below average (what is average nowadays, anyway?) Sale prices have continued with downward pressure - except when priced properly. As I've shown month after month, competitive price = quick sale and more profit. It's really that simple.
Winnetka - 12 closed sales

wilmette: August Real Estate Sales for Winnetka, Wilmette, Kenilworth and Glencoe - 09/01/09 03:18 PM
The August real estate sales for Winnetka,Wilmette, Northfield, Kenilworth and Glencoe have dipped and jumped like a roller coaster. From month to month there is no steady increase or decrease that I can make any predictions about.
The one thing I noticed in Winnetka is that 2/3 of the sold homes

wilmette: July Home Sales in Winnetka, Wilmette, Kenilworth & Northfield - 08/19/09 04:35 PM
July on the North Shore was good for home sales with a spike in closed sales for all communities listed here. The sales are also an improvement over 2008 before the recession started.
Winnetka
Winnetka had 30 sales in July, an improvement over June which had 21 sales. The

wilmette: Olive Oil - A New Wilmette Restaurant - 08/13/09 06:57 PM
Olive Oil is a fresh new eatery in downtown Wilmette in the space formerly occupied by the coffee shop Spilling the Beans. I decided to check it out after several friends recommended it. The owner, Rosie Petropoulos, knows about "fresh" foods, having owned and operated the "Chicago Fruit Market" for

Did you know that women do most of the wine shopping? Although that fact is true in my family . . . I was still surprised to hear it. I was told that by Joe Alter, co-owner along with Amy Lafontant of The Bottle Shop in Wilmette, and it's one

No Man's Land - Wilmette on the Lake - is a traingular shaped strip of land along the northern border with Kenilworth. The unincorporated land was annexed in 1942 after much legal wrangling, and new zoning laws eventually allowed tall condo buildings to be built along the lakefront.

wilmette: Kenilworth Gardens is Not in Kenilworth! - 07/28/09 06:32 PM
Kenilworth Gardens is not in Kenilworth . . . it's actually in Wilmette! Many of my clients are surprised to hear this, especially since Kenilworth Gardens directly abuts Kenilworth.
The streets that make up Kenilworth Gardens run east -west just west of Ridge Road as it runs through Keniworth and Wilmette.

wilmette: The CAGE in Wilmette - 07/26/09 08:34 PM
The Cage in Wilmette - clients always ask me what that term means. It's easy: the four parallel streets named Chestnut, Ashland, Greenwood, and Elmwood east of Green Bay Road make up the "Cage."
The present Village of Wilmette is distinct among North Shore communities because it was created by the

wilmette: Why Are Jumbo Loans So Hard to Get? - 07/22/09 03:41 PM
What is a Jumbo loan and why is it so hard to get?
The historically low interest rates that we have been seeing in the last few years apply only to "conforming" loans, or those less than $417,000. If you need to borrow more than that amount, your are

wilmette: June Market Report for Winnetka, Wilmette, Kenilworth and Glencoe - 07/07/09 05:00 PM
Things are looking up! Sales for Winnetka, Wilmette, Kenilworth and Glencoe are definitely higher than comparable sales in May (see May Market Report.)
But if sales are up, what about prices? I've including something different in this report - the percentage of sale price to original list price. Some of
