If you're scanning in to read this then you already know that June sales look.... ummmm ....a little crazy in Brentwood. Headlines all over the place are reading impending doom with rising inventory, leveling sales prices, and fewer and fewer buyers... so how did Brentwood manage to increase it's sales price and decrease its days on market? Three of the 9 sales in June were listed above $2,000,000 and closed quickly, which significantly increased the overall average sales price in the area. We have been digesting the numbers from last month for Midtown's popular neighborhood Brentwood. If you've been following my blog past months, October looks like we took a sharpe dip in values....HOWEVER, the devil is in the details. Of the sales last month, only 1 home toped the $1M mark. A majority of the homes were sales that went to developers, including my listing at 6107 Grover Ave. There were no new construction sales last month, or many larger homes which traditional push the averages higher. The Dog Days of Summer are upon us, and Fall is hopefully around the corner. I mean pumpkin spice lattes are out already! There are indicators we are starting to balance ever so slightly in the Austin market, but the seasonal August lull seems to have run its course last month. How did the Crestview and Brentwood neighborhoods fair during the 2016 housing market? Curious to see our 3 year market trend? I have the detailed numbers below, with addition insight. In broad terms, 2016 proved to be another busy year, but at a slightly more reserved pace. In Austin we saw a 1.7% increase in home sales over 2015. The median home price rose 5.8% to $340,000. If you are following the numbers, and I hope you are, Brentwood looks like it took a nose dive this past month. Increase in listings and spike in days on the market, with a decrease in avg list price. However the avg sales price increased by nearly $30,000. There was a main contributor to the high days on market with one listing taking 334 days before realizing the home was overpriced. In the end, they accepted $70,000 less than the original list price. Last week's closing was a great celebration for one of my favorite buyer clients. The hunt lasted a bit longer due to our low inventory levels in Central / East Austin, but we finally found the perfect home and won out in a biddig war.
