We are coming into Labor Day weekend an in Southern California the thermometer is topping 100 degrees.
 
Not only is it unbearable hot outside but we have multiple PGA tournaments on television
,
NASCAR,
17 college football games and a multitude of other reasons to have fun.
I am a big fan of open houses but I have a feeling this weekend would be better spent with the family.
I am never disappointed when I hold a house open as it only takes 1 good lead to make it successful.

In San Diego, CA there is a crew of scam artists who have come up with a pretty quick way to make money.  They have someone with MLS access search for vacant homes that are accessed by combo lock-boxes.  
They post the home on Craigslist or other home rental sites and meet the 'mark' at the listed home.  They take the first month, last month and security deposit from the people and are never heard from again.

I just received a summons for Jury Duty.  Now I would love to do my civic duty but I have a newborn and I am the sole  provider for my family.  As we all know in this Real Estate market any time off can mean lost business.
I submitted I was self employed and any time away from work would create financial hardship.  I heard lately this reason is not enough to be excused.

My brother in law is an E&O lawyer and he told me to start using a Market Conditions and Pricing disclosure.  I looked at the C.A.R. form and it is for the buyer, but I am looking for the seller.  
To protect ourselves in an unstable market, we tell our sellers we will try to get them top dollar, but the market can change quickly and that is out of our control.  Also, about pricing being set by them with our guidance.

My brother-in-law is an E&O lawyer so I frequently ask him why people get sued, and how to prevent it.  The most common setup that ends in litigation is an agent who has double-ended a transaction, and 1 party feels the agent did not act with due diligence.  He says this accounts for about 90% of the suits he sees.  About 90% of these lawsuits are about non-disclosure.
This does not mean if you are not double-ending a deal you have nothing to worry about.  Quite the contrary but follow these simple rules and you will steer clear of most trouble.

Realtors are supposed to be these super rich people that drive fancy cars, wear nice clothes, and go out to expensive dinners – right?  Well not exactly.  Since 95% of the business is done by 5% of the people the majority of Realtors do not have lavish cars – but does it truly make a difference.

The Fed - Lowering the Discount Rate and what it means - 08/17/07 01:58 PM
This morning, the Fed lowered their Discount Rate by .50%, taking it from 6.25% down to 5.75%.  The Discount Rate is the rate at which the Fed lends money directly to commercial banks, credit unions and savings and loans including large lenders like Countrywide and Bank of America.  It is different than the Fed Funds Rate, which is the rate at which banks lend money to other banks.  The Discount rate is usually held 1% above the Fed Funds Rate, which makes the Fed a last resort for lending institutions to borrow from - they would generally of course rather borrow from other banks at a … (6 comments)

I started with a farm of 250 homes.  I slowly increased and now deliver flyers to 5000 homes about every 3 weeks to a month. 
At what point does the cost outweigh the return. 

I think I have a very unique flyer and I plan on increasing my farm as income dictates.  I have the flyer die cut around the house with a door hanger hole in the fireplace.

I see a lot of agents giving away gimmick items and have always wondered - does it work?
When I say gimmicks, I mean things like

I have found people like to take notepads, but not one person has told me that is the reason for the call.

I have been pretty much doing paperless communication for a while ( scanning executed documents and emailing them ) and have utilitzed mutiple machines to do the job.
I finally found the perfect machine.
I started with HP as they seem to have the best selection of Multifunction All-In-One (Fax, Scan,Copy,Print) with the best price points.  The first machine I used was the HP 6310xi.

I would like to dispel  some myths.  The media relentlessly points out the number of homes going into foreclosure.  This makes business more difficult as the consumer now thinks there are a ton of bank owned property that they will be able to buy at 60 cents on the dollar.

I constantly have to explain to clients what they are saying in the media is false.  First, the media sensationalizes whatever they can.  Conflicting reports come out all the time, but the ones that are typically headline news are the Doom and Gloom scenarios.

I am rapidly becoming involved in the REO business with BPOs and actual sales of REO listings.  I have my first in escrow and am trying to integrate myself into the REO network.  I know this is typically and 'Old Boys' network, however I am sure there is a place for a semi-young go getting advanced Realtor that is willing to work had.
