Southern California rents — as measured by the Consumer Price Index — fell for the seventh consecutive month in April on a year-over-year basis It’s the longest era of declining rents since the mid-1990s. April’s rent CPI was down 0.6% from a year ago — slightly smaller declines that we saw in the previous four months. The SoCal rent CPI fell in 17 of 26 months in a period that ended in November 1995. SoCal rents, by this measure, rose steadily on a year-over-year basis from that point until last October — and averaged 4.4% annual growth in that period.

$69,770 pay gets O.C. starter home - 05/19/10 11:52 PM
The latest home affordability calculations from the California Realtors Association show:
In Orange County:
A minimum income of $69,770 is needed to afford a starter home, which showed a $413,680 median price in the first quarter. The estimated monthly payment, including taxes and insurance, on an entry level home was $2,330. 54% of households can afford to buy an entry level home. That’s up slightly from the fourth quarter of 2009, when it was 53%, but down from the first quarter of last year, when it was at 56%. Statewide:

A loan modification is an agreement between a lender and a borrower to change the original terms of a
loan in order to make a borrower’s payment more affordable. The lender(bank) is motivated to do this
because the Federal Government has instituted the Home Affordable Modification Program (HAMP). This
program gives mortgage companies financial incentives to modify existing first lien mortgages.

What are the Credit Implications of Short Selling Your Home? - 05/14/10 04:30 PM
Part 3 in my series to help educate consumers about the benefits of looking into short selling a home rather than letting it fall into foreclosure. 
The good news is that a short sale will allow the consumer to obtain an institutional loan for a new home within two years. Fannie Mae guidelines allow a seller to immediately apply for a new loan to buy another home if that seller kept the payments current, had no delinquencies exceeding 30 days, and did not agree to repay the debt relief.

California defaults down 41% in April - 05/14/10 04:23 PM

Notices of default were down 16% from March and 41% from April a year ago. Notices of trustee sale dropped 10% from the previous month and 3% from March, 2009.
But though filings declined, the number of properties in preforeclosure or scheduled for auctions dropped just slightly as the dip in filings were offset by an increase in the time to foreclose, writes Sean O’Toole, ForeclosureRadar CEO and founder.
Cancellations of foreclosure auctions, or trustee sales, also continue to climb, up more than 32% from the beginning of 2010, he says.
