Credit Suisse predicts that roughly 16% of U.S. households with mortgages or over 8 million mortgages will go through foreclosure over the next four years.
If the recession is severe analysts Rob Dubitsky and Lang Yang write that foreclosures could reach 10.2 million.
If banks successfully modify the loan process to assist the borrowers with their mortgages - something the analysts doubt - the number of foreclosed mortgages drops to 6.3 million.
Although those are huge numbers, 32% of all owner-occupied households, or roughly 23.9 million, have no mortgage at all, according to census data.

Every cloud has a silver lining and the real estate market is no different. 
 
Sales volume took a jump in May (the latest full month available) over April, although sales were still off approximately 10% from May of ’07.  However, most agents who are actively working the foreclosure market will tell you that 8 to 20 offers is not unusual for any house priced under $500,000.

This past week I met with asset managers from Countrywide and GMAC who gave me some interesting information.  They both stated the policy is now not to flood the market with REO inventory, but intead to trickle it out with more local agents.
This is a big change from the REO brokerages who cannot handle 200 listings at one time and give very poor service. 
Countrywide is going with the B of A methodology and will be changing how REOs are distributed and the time frame to market.

Who ever said people don't look for homes in extreme weather.  Well, I guess 100 degrees is not that extreme when you live in Southern California - but none the less it is still HOT!!!

The title might be a bit misleading but this post is about finding a suitable location for a Church site.
As a commercial listing agent I know the obstacles to finding a location with the requirements to establish a church.  While a lot of buildings would work, parking is usually the problem. 
Most cities will gladly allow general-use commercial office/buildings be used for religious purposes, the traffic generated, ingress - egress, and ability to park legally are the major red flags.

Fullerton has an abundance of historical homes - well maintained with the charm and character intact from the 1920's and earlier.
These homes saw huge appreciation from 2001-2006 - to the tune of 150% in some cases.  A 2 Bedroom - 1 Bath home sold for $675,000 in July of 2006.
Now - the market has changed but the homes have not.  We are seeing homes in the historical neighborhood for as low as $400,000.  That is a 40% decline in price....

Adults are invited to participate in a coed double-elimination “6 on 6” dodgeball tournament hosted by the Fullerton Parks and Recreation Department Sunday, April 27.

First you become an acquaintance - then an adviser - then an expert.  This takes time.

I volunteer with the Orange County Sheriff Department doing anything I can in my areas of expertise which happen to be Computers/Software and Real Estate. When the department asked for assistance with an affiliate - CrimeSurvivors - I was glad to help.
