howell michigan: Weekly Howell MI Market Update - 12/28/15 03:16 AM
Current inventory of detached single family residences (SFRs) and condos has stayed pretty constant since 12/15, hanging around 278 units.  In the last 7 days, 8 units have sold at an average price of $197,375 or $115/sq ft and 12 new listings have hit the market.
New construction, lakefront homes and homes on larger acreage parcels will cost more, by the way.
There are currently 12 rental units in the MLS, but remember that apartment complexes don't use the MLS, and many property management companies and investor/landlords do their own marketing, too.  There are plenty of rental properties available, but we've been seeing rental … (3 comments)

howell michigan: Lakeshore Pointe in Howell Michigan - 08/26/15 11:56 PM
Lakeshore Pointe is a community of about 248 homes just off Golf Club Rd, between Grand River Avenue and Eager Rd.  Minutes from Chemung Hills Golf Club, downtown Howell and the new retail area developing around Latson/Grand River/I-96 interchange, this is a great location within the Howell school district.
There are some lakefront homes, but most are not.  All have lake access, however.  The community has resident-only waterfront parks, picnic areas, walking trails and two marinas on all sport Thompson Lake.  There is no through traffic and the occasional speed bump on the private roads keeps things quiet.
The Homeowner's Association (HOA) does … (1 comments)

howell michigan: Things Are Popping Around Livingston County! - 07/08/14 03:10 AM
The Michigan Challenge Balloonfest gave Howell area residents something to look up to (balloons quietly gliding overhead) on the last weekend of June.  Then we had the area Independence Day parades.  I went to the one in Brighton – I believe it was the most entries they’ve had in recent years. And the weather was perfect.
Business news has been exciting, too.  The Brewery Becker, a new brewery opened up in the west end of downtown. Originally the Western Hotel, it was known by most locals as the ‘pink hotel’ for many years because it was once covered with a pink … (0 comments)

howell michigan: Local Coffee Shop - Teeko's Coffee & Tea - Howell Michigan - 09/17/13 02:49 AM
Hey, we're REALTORS.  We have to spend a certain amount of time in coffee shops, right?  Quick meetups with prospects, clients, colleagues, maybe some formal or informal networking sessions.  At least the occasional morning 'motivational' visit.
So I was really happy that I stopped into a newer coffee shop in Howell (Genoa Township) today.  They're in the same strip mall as my gym and I decided to reward myself with a bagel and a coffee after a good workout.  I had my tablet with me and decided to take a few minutes to read the online version of a local paper … (2 comments)

howell michigan: Foreclosure - Ranch Home For Sale in Howell Michigan - 12/17/12 08:28 AM
Here's a great, ready to move into foreclosure - a ranch home in Howell, Michigan. All the hard work's been done.  New 40 gallon water heater, roof, gutters, kitchen cabinets and counters, vinyl flooring and carpet, paint - just move in!
This home is on paved East Barron Rd, just east of Oak Grove Rd. You're minutes from M-59 and Michigan where you'll find plenty of retail and grocery shopping. It sits at the back of 2.43 acres, but there's room to build a garage if you wish. Most of the lot is between the road and the house for privacy. … (0 comments)

howell michigan: Recent Genoa Township Sales - 03/12/12 01:50 AM
Here’s a list of the sales in Genoa Township for the first week of March 2012 (March 1-March8).
$485,000 – 5861 Hartford Way, Pine Creek Ridge
This was a new build that sold quickly.  It’s listed as 1 day on the market and was listed at $399,900.  My guess it went under contract earlier in the construction process and the buyers wanted some upgrades that increased its value.  It’s great to see more new construction popping up in the area again. Brighton schools.
$236,000 – 5440 Sharp, East Crooked Lakefront
This was my listing and it sold in 15 days for … (0 comments)

howell michigan: Howell Michigan Holiday Spirit - 12/05/11 11:55 PM
OK, I admit it.  I’m a big proponent of shopping local.  I don’t care if you’re from Waterford or Birmingham, Ann Arbor or Brighton – patronize your local shops.
A couple of weeks ago, some business owners in Brighton got together and made a video about just that topic.
Now we have a great promo video of being in downtown Howell during the Holidays. A lot of video was shot during the Fantasy of Lights Parade (which everybody should see at least once!) and really gives you the feeling of shopping in a downtown area.
Big box stores and malls … (2 comments)

howell michigan: 12 Days of Gleaners - 11/20/11 01:58 AM
Last year, local radio station WHMI (93.5 FM) in Howell, Michigan, began a program to raise money for Gleaners Food Bank of SE Michigan.  WHMI partners with the Howell Soft Cloth Car Wash for the 12 days prior to Thanksgiving to raise funds.  With Gleaners’ buying power, $1 will feed 1 person for 1 day.
Volunteer organizations each take a day and solicit change from the customers at the carwash.  Today is the day that I help out with the rest of the Brighton Optimist Club.  We’ll be on site from 10am to 6pm.  My shift is from noon to 1pm.  … (0 comments)

howell michigan: Save The Wildlife 5K Run and Walks-Howell, MI - 09/26/11 01:02 AM
This past Saturday I volunteered at the Howell Conference and Nature Center’s ‘Save The Wildlife’ 5K.  It was a beautiful morning for the runners and walkers, cool and crisp at the start, then sunny and warming as the race concluded.  It was also perfect weather for the volunteers, who sometimes struggle to stay warm without the assistance of generating a little extra body heat via exercise.
The 5K course traversed the trails on the property with a decent uphill on both of the first two miles, but the runners had the benefit of a good downhill on the last mile.  It … (0 comments)

howell michigan: Melon Festival in Howell This Weekend - 08/19/11 07:54 AM
OK, it's not exactly the Woodward Dream Cruise. (For those non-Michiganders out there, the Dream Cruise is a huge car party in Detroit's north suburbs. So large that it's actually the world's largest one day automotive event. Click the link for more info)
But the Howell Melon Festival is in its 51st year and is quite a party, all the same.  A wide range of events include the Melon Run with both a 1 Mile, a5K and a 10K, and other funs things like melon dash and melon roll and tot trots.
Get a taste of melon ice cream, take a … (0 comments)

howell michigan: Howell Condo Market – Buyers Market! - 12/15/08 02:31 AM
Whether you're a Real Estate Professional or an interested consumer, you've likely noted that the condo market is glutted and has more potential deals than the larger total housing market.
Looking at condominiums that are located in the two Howell, MI zip codes (48843 and 48855) we can see how badly condos are faring in the current economy.
In calendar year 2007, there were 55 condominium sales recorded in the RealComp MLS. They showed an average sales price of $127,756, a median sales price of $120,000, and a total sales volume (total sales dollars for all 55 sales) of $7,026,554.

It was a chilly, but fairly comfortable evening. On the day after Thanksgiving, Howell has one of the biggest civic events of the year - The Fantasy of Lights Parade.  At 6pm, a 5K run/walk begins at the First Presbyterian Church on Grand River and Chestnut.  The 3.1 mile course loops along the parade route on east and west Grand River in front of the crowds waiting for the parade.  Many of the participants in the race wear costumes or battery-operated lights to add to the festive mood.
As a member of the local running club, the Brighton Area Road Striders, … (0 comments)

Wonderful older home in the City of Howell.  A private backyard that could be your own mini-retreat, updated electrical and plumbing and features Brazilian cherrywood floor in the kitchen, remodeled second floor bath, 1st floor master, tasteful landscaping. Great starter home that's close to downtown restaurants and shops, the Farmer's Market, and civic events like the Melon Festival, Fantasy of Lights Parade, the Historic Howell Opera House and other downtown venues.

First floor room currently used as an office would also make a great sewing/craft room. Formal dining room rounds out this charming home.

Affordably priced, too!
