Chimney Hill Short Sales are similar to many other communities in Virginia Beach. Currently, there are 39 properties on the market of which 10 are short sales. That's over 25% which means there are some good prices to be found. Chimney Hill, a community built in the mid 80's, is conveniently located near the intersection of Rosemont Road and Holland Road in Virginia Beach. Kings Grant Short Sales in Virginia Beach have been much like any other neighborhood in the area, however, there don't seem to be many short sales for a neighborhood of this size. Of the 24 properties currently on the market with prices ranging from $250,000 to over $700,000, only 4 are short sales. In fact, over the past year, only 49 homes have sold in Kings Grant with a median market time of about 2 months and of those, only 4 were short sales. Short sales in Pembroke Meadows are a rare occurrence, even in these trying times. This community of approximately 500 homes was built primarily in the late 1960's and early 1970's. The single family residences in Pembroke Meadows range in size from three to six bedrooms with square feet estimates from a low around 1,400 to over 2,700. Some of the houses are waterfront, a few have pools, and almost all of them have attached garages. But few of them have been short sales or foreclosures. You may have previously heard of the scams on Craigslist where the scammer duplicates a legitimate property management listing - photos, company name, and all, but has their contact info for interested parties. When the prospective tenant contacts the scammer, they are told that they sound like exactly the kind of tenant being sought to take care of the property, please fill out an application and submit it by email. SCAM 1 - now they have a SSN and enough personal history to attempt identity theft which they may do themselves or sell the info to others. When the prospective tenant (4 comments)

Foreclosures in Hampton Roads increased 6% over last week on the Southside with Suffolk again posting the largest gain (10%) in foreclosures on the market. Norfolk and Portsmouth each had a 5% increase in foreclosure inventory with 6% for Virginia Beach and 8% in Chesapeake. POTENTIAL GOOGLE TECHNOLOGY TRIAL - Participate in a City of Virginia Beach Survey - 03/16/10 08:33 AM
Google is planning to build & test one or more ultra-high speed broadband networks and Virginia Beach is one of the cities being considered for the test. In order to be considered for participation in the trial, the City must submit a Request to Google. The city is requesting citizens and busineses complete a 4 question survey to assess the level of community interest as a part of this process. Deadline for completing the survey is March 23rd. Foreclosures in Hampton Roads remained fairly steady in the past week. Suffolk posted the largest gain with a 13% increase in foreclosures on the market. Other cities had modest gains except for Norfolk, which had a 7% decrease in available foreclosure properties. Are You REALLY Looking At Foreclosures? - 03/09/10 11:09 AM
Buyers beware, there are many websites claiming to give you foreclosure information from a national database, but they aren't telling you the whole story. Many consumers don't even read the fine print on these sites before clicking I ACCEPT and they are shocked to learn what they actually accepted. First of all, the sites are offering misleading information - many of the homes the list are "pre-foreclosure" which means the owner has missed a mortgage payment. That's like step one of a six step process. The great majority of these properties do not make it all the way through the foreclosure (3 comments)

The general public tends to follow trends, but those who want to dramatically improve their financial standing need to be on the front of this curve. In 2004, people were clamoring to buy as prices rose in the seller's market. It was not uncommon for buyers to offer higher than list, $500 higher than any other bona-fide offer, waiving inspections and appraisals just to get their offer accepted by the seller. Overall, the past two weeks have seen a 16% increase in available foreclosures with the number going under contract remaining fairly constant. This seems to indicate that the banks are releasing more inventory to the market as we ramp up for Spring. Home Buyer Credit EXTENDED for Military Members - 03/02/10 02:57 PM
Additional information from the IRS clarifies that the tax credit for first time home buyers is extended an additional year for military. See the video below for additional information on the program. If you are a member of the military who qualifies for the extension, you may be able to use your VA loan to buy your first home back home and move in when you depart your current duty station.
