Kings Grant Short Sales in Virginia Beach have been much like any other neighborhood in the area, however, there don't seem to be many short sales for a neighborhood of this size.  Of the 24 properties currently on the market with prices ranging from $250,000 to over $700,000, only 4 are short sales.  In fact, over the past year, only 49 homes have sold in Kings Grant with a median market time of about 2 months and of those, only 4 were short sales.

You may have previously heard of the scams on Craigslist where the scammer duplicates a legitimate property management listing - photos, company name, and all, but has their contact info for interested parties.  When the prospective tenant contacts the scammer, they are told that they sound like exactly the kind of tenant being sought to take care of the property, please fill out an application and submit it by email.
SCAM 1 - now they have a SSN and enough personal history to attempt identity theft which they may do themselves or sell the info to others.

Foreclosures in Hampton Roads increased 6% over last week on the Southside with Suffolk again posting the largest gain (10%) in foreclosures on the market.  Norfolk and Portsmouth each had a 5%  increase in foreclosure inventory with 6% for Virginia Beach and 8% in Chesapeake.

Buyers beware, there are many websites claiming to give you foreclosure information from a national database, but they aren't telling you the whole story.  Many consumers don't even read the fine print on these sites before clicking I ACCEPT and they are shocked to learn what they actually accepted.

Overall, the past two weeks have seen a 16% increase in available foreclosures with the number going under contract remaining fairly constant.  This seems to indicate that the banks are releasing more inventory to the market as we ramp up for Spring.
