Available foreclosed properties were up 4% in Southside Hampton Roads for the week ended July 25th with 946 REO listings and 9168 non-REO listings available. Chesapeake and Portsmouth each posted 9% gains over the prior week, Norfolk a 6% gain, and Virginia Beach remained constant with 300 REO's. Suffolk actually lost 2% from the prior week. Overall, Southside cities in Hampton Roads saw a 3% increase in available REO listings this week which was created by across the board gains with the exception of Chesapeake, which lost 5%. Virginia Beach had the greatest increase at 6% brininging the city total to 301 REO properties on the market. With 9186 non REO properties on the market in Southside Hampton Roads, and only 910 REO's, the REO market continues to represent less than 10% of available inventory. Schools Info Can Be Misleading - 07/11/10 10:55 AM
I've noticed that on several of the syndicated websites for promoting sale or rental listings, there is a "feature" that tells prospective buyers or tenants of the "nearby schools". In the 7 cities of Hampton Roads, this information can be misleading and I suspect the same is true in other parts of the country. When it comes to public schools, the city decides who will go to which school based on property address, and it might not be the closest one as the crow flies. This week, Virginia Beach, Suffolk, and Chesapeake each had a 5% increase over last week's REO inventory. Norfolk and Portsmouth each had a 1% decrease resulting in an overall increase for Southside Hampton Roads of 3%. REO properties remained fairly constant at around 10% of the overall available inventory. If you are considering purchasing a bank owned property, talk to the agent who is familiar with them. For the first time this year, REO properties represent 10% of the overall market of properties for sale in Southside Hampton Roads. Portsmouth posted an 11% increase over the prior week, Suffolk 8%. Other cities posted modest gains of 3-5% with the exception of Norfolk which was the only city to decrease 1%.
