Below is the Nixa MO Real Estate Market Report for November 2011.  Wow!  Talk about a major turnaround!  The strong surge of homes going under contract we saw in September in the $100-149K price range, and closing in October, pretty much fell flat in November.  Only two homes between $100-149K closed in the month of November, compared to 25 in October.  On a positive note, there was finally some movement in homes priced above $250K.  The number of homes under contract in November show some signs of improvement for sales in December for homes priced UNDER $250K.

Such sadness.  I just heard the news this morning that Clint Miller lost his battle with cancer yesterday.  My heartfelt condolences go out to his wife and two little boys.  Clint was such a great person and never held anything back.  His transparency and honesty was evident in this post from him last Thanksgiving telling about him and his life, and his amazing ability to brush himself off and pick himself back up without becoming a "victim" to life.  We have lost a great friend here in the 'Rain.  RIP Clint.

First and foremost, this post really has nothing at all to do with real estate...more about life in general.  So, I hope no one is offended by the fact that I'm thankful as all Hell about what I have and I'm not afraid to tell the entire world about it.  Negative people be warned. 

Secondly, you may learn more about me than you ever wanted to know by reading this.  Fair warning again.

See, I was just talking with several agent friends of mine on Twitter...and someone said something that really struck a cord with me.  We were discussing the difference between positive and negative people...and one of my friends said that some people simply focus on misery...and even went to so far as to say that seeing people being happy and focusing on good news is bragging.

Is being thankful for the good in your life bragging???  I surely don't think so!  And, quite frankly, I feel sorry for the people in the world that do feel that way.  I'm sorry if my being thankful for what I have makes you feel bad about what you think you don't have...Chances are, you really do have it.  You just refuse to see it.

When a hurdler lines up for his race, he focuses on the red tape at the end of the race...not on the hurdles.  The hurdles are simply things you have to overcome to get to the red tape at the end.  See, to me, being negative and thinking negatively about everything is a gigantic waste of time, effort, energy, and mental space (something I'm in short supply of anyway).  I have far too much going on in my life to spend a good portion of it focusing on things that do not help me move forward. 

Why in the world would anyone want to purposefully make themselves or anyone around them feel like crap?  Psychiatrists say that people with low self esteem tend to think of the world as being a ‘glass half empty' place mostly devoid of positivity and productivity.  And, in order to make themselves feel better about themselves or their situation, they feel this carnal need to take down those that appear to be above them; Bashing their attitude, achievements, family, friends, even their lifestyle simply to make themselves feel better. 

Well...to all of you people that think that you're insults, your snide comments, your emotional tirades are having any affect upon my ability to be thankful, you are sorely mistaken.  And, to prove this to you, I have compiled the following list of things that I am thankful I have/lived through/been exposed to/seen/heard/felt.

I'm thankful that...

  1. I was born into a poor family. We grew or shot our food, chopped our own wood for heat, and busted our humps for every dollar we needed to survive.  I was working at age 8. I was never handed anything, but I never went without. My dad was a hard working, hard living man who sometimes went without just so I wouldn't. The work ethic I have as a result of my up-brining is enviable to most and amazing to others.  To me, it's just the way it should be done.  My parents are well off now...as am I.  But, not for a lack of hard, hard work.
  2. I graduated high school and college.  I was never a perfect student, but I'm only the second person in my direct family lineage to have done so...and I'm proud of it.  Education is important.  In fact, knowledge is the only thing that can combat ignorance.
  3. I was married when I was only 22.  I married the first girl I had ever dated in college.  I'm telling you this to lead up to #4...
  4. I sat by my wife's side for the next 3 years and watched her slowly succumb to the effects of a rhabdomyosarcoma inside her heart.  Yes, she had a cancer tumor in her heart.  2 open heart surgeries, 3 trips to the Mayo Clinic in Rochester, MN, and enough chemo and radiation to kill a large village, and she never complained.  Not even once.  I became a man in that time.  And, Im a better man for having had the experience.  It has made me a better father, a better husband, and a better man.
  5. I owned a bar at one time.  I recommend it to everyone that thinks they know how to handle a business.  Try it some time.  It is quite frankly the hardest thing I have ever done.
  6. I overcame alcoholism.  While I had the bar, my wife died and I poured myself into a bottle.  I drank solidly for almost a year.  One day, I woke up and had a 24oz White Russian for breakfast...and quit at that moment.  I sold my bar, gave up my apartment, and moved.  I still have a beer or 12 now and then...but, I know my limits now.  And, I am thankful that I refuse to go down that path again.
  7. I have had too many jobs to count.  I have a very vast working knowledge of everything from renting movies to sales to inspecting airplane parts and knowing how to run a CNC machine.  I can discuss the GDP or the CDC value of a milling head versus the CDC of a countersink drillbit.  And, thanks to a good number of folks on ActiveRain, ReelSeekr, Twitter, and many others...real estate.
  8. I married a second time...and adopted 3 beautiful daughters.  I love them so much.  And, I am proud to have them in my life.
  9. I still am called ‘Dad' by them even though their mother and I are divorced.  We are far better friends than we ever were a couple.  Without having been down this road, I never would have known what it would be like to reconcile with someone on a level that can hardly be described by some.
  10. I walked away from a severe drug addiction that nearly cost me my family, my health, my possessions, and my life.  I spent 3 years in the grip of methamphetamine.  Again, after waking up for the first time after being awake for nearly a week, I quit my job (my source of my addiction), sold my possessions, and moved back to Montana.  I quit cold turkey.  And, I have never looked back.  Strength is measured in different ways.  But, little can match what I had to go through to overcome this addiction...and still have to do to maintain my freedom from its continual attempts to rule my life.
  11. I overcame a severe depression.  Yup, all of this pretty much send me over the deep end.  Clinically depressed, even on medication for it.  After 2 years of being on the meds, I went to my doctor and told him I didn't need them any longer.  I had learned how to deal with life...and learned that there is a positive side.  Again, strength is measured in weird ways. 
  12. I met my current wife!!!  She is truly the love of my life...and I would not be where I am today without her love and support.  She is 14 years younger than me and a two-time college graduate.  And, I could not be prouder of her.  It is true that love knows no bounds. 
  13. I have two glorious sons!!  Both of whom are perfect in every way. 
  14. I have a fantastic job!!!  I make more money than most in my community and I live a very wonderful life.
  15. My job is not my passion.  I use my job to help support my passions...my family.  I require my job to be able to provide for them.  Without them, all I would have is my job.  And what existence is that...?

My life has been far from perfect.   But, it IS my life.  And, I have used the things that have been given to me...the choices I have made...to make myself a better person now than what I was.  The key word here is ‘WAS'.  Without these negative things that have happened...positive ones too...I wouldn't have the outlook on life that I do now.  I wouldn't be me.  Im proud of who I am and where I have come from...and no emotional black hole is going to take that away from me.  No negative influence is going to force me to view anything that has happened to me other than in a positive light.  After all, we are talking about a great person here....Me.  And, if that is bragging...then so be it.

Below is the Ozark MO Real Estate Market Report for November 2011.  This month's numbers are somewhat depressing in terms of number of homes sold compared to the number of homes sold in October.  However, it does appear that there is renewed activity in the number of contracts for homes priced under $200K.  The number of homes for sale (current inventory) has been consistent for the past few months with very little change.  Closings for November, if all closings hold together and do not fall through, will nearly double from October's closings.

Below is the Springfield MO Real Estate Market Report for November 2011. The market has slowed down in terms of number of homes sold in most price categories.  Additionally, the number of homes still on the market has decreased significantly.  Many homeowners who do not HAVE to sell are withdrawing their homes from the market because of the holidays.  The number of home sales has not declined as much as the number of homes withdrawn off the market.  This means it is a good time to sell a home.  There is less competition which means you have a greater chance of selling.

www.operationtanzania.comAl Pulis is a REALTOR® with RE/MAX Associated Brokers in Branson, MO.  I first met Al a couple of years ago when his broker recommended he co-list a property with me.  He made a great first impression on me, incredibly professional, soft-spoken, kind, intelligent, mannerly and always dressed impeccably in a nice suit.  He is the kind of man that exudes high ethics and morals, and you find yourself standing a little taller and speaking in your most proper English without even realizing it, but feeling incredibly comfortable around him at the same time.  You instinctively knew you were in the presence of a friend.


www.operationtanzania.comWhen I told Al that I was getting married earlier this year, he immediately volunteered to perform our ceremony.  I had no idea that Al was an ordained minister, but it didn't really surprise me at all.  He didn't wear his religion on his sleeve....it showed in his actions and the way he treated those around him.  He doesn't spout his religion or beliefs....he LIVES them.  I didn't have to think about it long at all before I took Al up on his offer.  I couldn't imagine anyone else that I would love more to share that special moment with me and my husband.  Though I tried hard to downplay our ceremony, insisting on family only, Al and his wife weren't about to let me skip on some details.  Rather than question or press me, they simply handled it themselves....quietly.  I was surprised to walk into the church and find it decorated with flowers, and his wife Mar
ilyn quietly playing the piano in the corner.  It was so beautiful.  And they wouldn't accept a dime from me.  It was overwhelming to me that this couple would go so far out of their way for someone they had only met in person a couple of times.  I had never even met his wife, Marilyn, before my wedding day.  Such a random act of kindness.


Two weeks after my wedding, I received word from Al's office that he had been diagnosed with Stage 3 colon cancer, and they were rushing him in for surgery.  My heart broke.  Not Al...no!!!!  It wasn't fair!  I followed the updates through his friends and coworkers, and was pleased to finally hear that Al's surgery was successful and he was on the road to recovery.  That was in July 2011.


You can imagine how surprised I was when Al contacted me in October....only 4 months after having much of his colon removed and still recovering from cancer....and asked me if I would help him in a project. 

While recovering from colon cancer, Al had decided that he was going to climb Mt. Kilimanjaro.

Al:  I'm going to climb Mt. Kilimanjaro in January.  Isn't that great?!
Me:  Why in the world would you do that?
Al:  To help raise money to drill wells in Tanzania.  It 
was weighing so heavy on me, and I've decided to use my new lease on life to do something to help others.  Children are dying every day in Tanzania from lack of water, and they don't have the equipment to drill their own wells.  At first I thought I'd try to raise money to drill a well for a village.  Then I decided it made more sense to just raise money to buy a well-drilling rig so they could drill MANY wells.  Can you help me?


I was shocked!  Part of me wanted to tell him he absolutely could not, and SHOULD not, be doing this.  Not now.  He's still healing!  But in the end, I decided if Al Pulis can climb Mt. Kilimanjaro while recovering from Stage 3 colon cancer, then the least I could do was build him a website to help raise awareness.  Of course I would help him.

www.operationtanzania.comAl enlisted the help of some friends from his church and we met to discuss the details of the trip.  I saw Al's enthusiasm for this project, and couldn't help but be inspired.  Al is paying his own way for him and his wife.  He insists on every penny going towards the purchase of the equipment.  While working with Al on the website, I learned that he is turning 70 years old next year!  Once again, I wanted to shout at him that he could not, and SHOULD not, be doing this.  Climbing Mt. Kilimanjaro is an extraordinary feat for a young, healthy man.  I do NOT like the idea of Al taking this risk, but I also realized that holding him back would do more than harm him physically....it would crush his spirit.  His spirit is what I love about him the most.

www.operationtanzania.comI think about Al and his quiet presence, and I wonder how many times he has been overlooked and undervalued by others during his life, and I wonder just how many people have missed what an amazing person he is.  I can't recall ever having met someone in my own lifetime who was willing to put their own life and livelihood at risk for the benefit of others to this extent.  But for Al, it is never the recognition he will receive...it's about the benefit he can provide to others.  He may be a quiet man, but his heart speaks volumes.  This world would be a beautiful place if everyone had a little "Al Pulis" in them.

It seems like every year Thanksgiving coincides with some momentous event in my life, and this year has not been an exception.

www.ozarks-realestate.comOn November 4th, my 13-year-old son began having flu-like symptoms.  No biggie...every parent has gone through this.  Vomiting, diarrhea, the whole shabang.  Only my son hasn't been sick since preschool...not even a common cold.  Kind of scary when you've never really had to take care of a sickly child before.  So I kept telling myself to just "chill out" and quit "freaking out."  But day after day, he seemed to be getting worse, and he began to have "attacks."  Six days, 3 doctor visits, and 2 ER visits later, he was admitted to the hospital.

www.ozarks-realestate.comWhen he was admitted to the hospital, he was in the middle of the worst of his attacks.  It lasted 9 1/2 hours.  I can't even begin to describe what it is like to watch your child thrash around and scream and cry from excruciating pain for 9 1/2 hours.  Morphine didn't touch it, and Fentanyl couldn't even control it.  The worst part was not knowing what was happening to him.  Nobody could figure it out.  His kidneys shut down, his liver was failing, and his body was in shock.  It wasn't until Day 3 that the answer began to emerge....my son has chronic pancreatitis. It's rare in children, but the cause was finally discovered to be one of the anti-seizure medications (Depakote) he had been taking for the past several years.  Once off the meds, he improved drastically and quickly.

www.ozarks-realestate.comI've been with RE/MAX since 2005.  Everyone knows that RE/MAX is a proud supporter of Children's Miracle Network.  I donate $100 in the name of my client for each transaction side, which resulted in $4,900 in donations last year, and $5,300 this year to date.  I've always been proud of my contributions, but until this past week, I honestly had no idea what my money was used for.


When the doors to the pediatric ward opened and they wheeled Logan to his room, there were GORGEOUS murals painted down the hallways.  A local artist painted them and transferred them to canvas that were applied to the walls since the paint can be harmful to the children.  As they wheeled Logan into his room, I had to stop....on one side of his door was a big RE/MAX sign, and on the other side was the RE/MAX balloon.  How ironic that my son would be placed in that particular room!



Before we were even settled, a young girl knocked on the door and introduced herself as a representative from Children's Miracle Network. She handed me a care package containing shampoo, a toothbrush, a comb, a pen, a notepad, and then she handed me a menu and told me that all of my meals would be paid for by Children's Miracle Network. There were no questions asked. I did ask her why they were doing that, and she said, "We do this for every family whose child is admitted to the hospital." They had no idea that I was a contributor.

Several times a day, the young girl would knock on our door and ask if I needed anything to drink or eat, or if I needed her to get me anything from the gift shop, and would ask Logan if he wanted a game or a movie to watch.  They wheeled in an XBox and gave him several games to play.  She would sit next to Logan and chat with him every morning like they were old friends.  www.ozarks-realestate.comOne morning, I was preparing Logan's breakfast and as I started to butter his toast for him, he gave me the "evil eye."   His evil eye didn't stop until the young girl left.....and then it hit me.  I had committed the worst sin ever.....I had the nerve to baby him in front of the "hot chick!"  Oh, the horror!!!

This hospitalization has been such an eye-opening experience in so many ways.  I am so thankful we were able to receive medical care in time.  I am so thankful for the love and support of my family.  I'm so thankful for the awesome team I have that stepped up and took care of my business and allowed me to focus on my son.  I am thankful for the strengthened bond I have with Logan.

I am so incredibly thankful for RE/MAX and Children's Miracle Network!  And I am thankful for my clients because had they not trusted me to handle their transactions, there would not have been donations.  I'm thankful for the opportunity to not only learn about Children's Miracle Network, but to actually experience it.

Most of all....I'm thankful for my son.  I'm thankful he's alive.  Nothing else would have any meaning without him.   This morning as we were preparing to be released, I found a message from Logan on my Facebook.  It was the greatest gift I could ever ask for.
