What is significant about this month's report is that, while the number of homes "under contract" and "sold" have stayed fairly consistent with May's number, the number of "active" listings has increased, providing a larger inventory.

This is a wonderful community that offers great access to Springfield, has an excellent school system, but you can see the that the housing market is barely moving in this community right now. I've been reading article after article on home staging recently. Looking at the before and after pictures, I can see that it does make a huge difference in how the home looks. What I want to know is if it really does help a property sell faster! I listed a home at 3374 S. Sunrise, Springfield, MO, in September 2009. This home was immaculate, having been occupied by a single older lady since it was new in 1999. The carpets were in excellent shape, and you could still see footprints in the main hallway. Below is the Springfield MO Real Estate Market Report for May 2010. The difference the first-time homebuyer tax credit made on our market is astounding. The telling report is the Inventory Report. As you can see, the number of homes under contract has dropped dramatically as most buyers who were under contract by the end of April closed by the end of May, yet the number of homes going under contract diminished considerably. “IT’S NOT WHAT THE MARKET IS DOING – IT’S WHAT I’M DOING”
Lately, I’ve had several conversations with other REALTORS® in my area lamenting about how slow the market is since the tax credit ended. I’ve also noticed a lull in activity, but have been very busy closing all those wonderful contracts I put together in April. As I look ahead, though, I realize that if I don’t do something, I could be one of those agents crying in her beer soon.

I showed a foreclosed home a few weeks ago and my client asked me what the stain was in the middle of the garage floor. As we got closer, we realized that "stain" was actually the perfect shape of a dog lying on its side and there was still fur attached to the floor. Someone had left the poor dog locked in the garage during the hottest part of summer, and he died and decomposed there on the garage floor.
