Below is the Springfield MO Real Estate Market Report for March 2012. As with the surrounding communities, Springfield is showing signs of market activity increases in nearly every price range. Looking at the 3 month comparison, home sales are nearly doubling in homes priced between $50-300K. This is the most activity we have seen since the first-time homebuyer's tax credit, and I expect to see some very healthy numbers for April. Below is the Nixa MO Real Estate Market Report for March 2012. I've been saying that the market has ben incredibly active this past month, and below is proof! The number of home sales for homes priced under $300K jumped dramatically in comparison to the past couple of months. Particularly enlightening is the number of homes under contract that are priced over $200K. We have not seen home sales in the upper price ranges this healthy in many, many months. It's been a while since I've updated my market reports. The real estate market here is phenomenal at the moment, and I've been very, very busy. Below is the Ozark MO Real Estate Market Report for March 2012. Sales for homes priced between $100-150K are on the rise. There has also been an increase in the number of homes going under contract for homes priced between $200-250K. March was a very active month, and I expect April's numbers to be really healthy. Below is the Nixa MO Real Estate Market Report for November 2011. Wow! Talk about a major turnaround! The strong surge of homes going under contract we saw in September in the $100-149K price range, and closing in October, pretty much fell flat in November. Only two homes between $100-149K closed in the month of November, compared to 25 in October. On a positive note, there was finally some movement in homes priced above $250K. The number of homes under contract in November show some signs of improvement for sales in December for homes priced UNDER $250K.

Below is the Ozark MO Real Estate Market Report for November 2011. This month's numbers are somewhat depressing in terms of number of homes sold compared to the number of homes sold in October. However, it does appear that there is renewed activity in the number of contracts for homes priced under $200K. The number of homes for sale (current inventory) has been consistent for the past few months with very little change. Closings for November, if all closings hold together and do not fall through, will nearly double from October's closings.

Below is the Springfield MO Real Estate Market Report for November 2011. The market has slowed down in terms of number of homes sold in most price categories. Additionally, the number of homes still on the market has decreased significantly. Many homeowners who do not HAVE to sell are withdrawing their homes from the market because of the holidays. The number of home sales has not declined as much as the number of homes withdrawn off the market. This means it is a good time to sell a home. There is less competition which means you have a greater chance of selling.

It seems like every year Thanksgiving coincides with some momentous event in my life, and this year has not been an exception. On November 4th, my 13-year-old son began having flu-like symptoms. No biggie...every parent has gone through this. Vomiting, diarrhea, the whole shabang. Only my son hasn't been sick since preschool...not even a common cold. Kind of scary when you've never really had to take care of a sickly child before. So I kept telling myself to just "chill out" and quit "freaking out." Each month, I export all of the data from the Greater Springfield Board of REALTORS® Multiple Listing System. This month, I noticed some interesting things: There are currently 1,707 members of our Board. 298 members have dropped their membership since October 2009 (15%).Only 58% of the agents have written a contract on behalf of a buyer in 2011.Only 726 agents have sold a listing in 2011 (less than 43%)!5 of the top 10 listing agents specialize in foreclosures and REO properties.4%

Someone asked me today if the average sales price has gone down this year over last year. I wasn't sure, so I pulled the data from the MLS and prepared the chart below. Basically, there is no rhyme or reason to the average sales prices over the past couple of years. If you factor in the First-Time Homebuyer Tax Credit of last year, you can see that the average sales price naturally dropped during that period of time, which is undoubtedly due to the average sales price of that particular buyer. However, that correlation doesn't explain this year's drop in sales
