Below is the Springfield MO Real Estate Market Report for March 2012. As with the surrounding communities, Springfield is showing signs of market activity increases in nearly every price range. Looking at the 3 month comparison, home sales are nearly doubling in homes priced between $50-300K. This is the most activity we have seen since the first-time homebuyer's tax credit, and I expect to see some very healthy numbers for April. It's a great time to list your home as inventory is down from last Fall.

Below is the Springfield MO Real Estate Market Report for November 2011. The market has slowed down in terms of number of homes sold in most price categories. Additionally, the number of homes still on the market has decreased significantly. Many homeowners who do not HAVE to sell are withdrawing their homes from the market because of the holidays. The number of home sales has not declined as much as the number of homes withdrawn off the market. This means it is a good time to sell a home. There is less competition which means you have a greater chance of selling.

Anyone who knows me knows that I am a numbers geek. Each month, I export all of the data from the Greater Springfield Board of REALTORS® Multiple Listing System. This month, I noticed some interesting things:
There are currently 1,707 members of our Board. 298 members have dropped their membership since October 2009 (15%).Only 58% of the agents have written a contract on behalf of a buyer in 2011.Only 726 agents have sold a listing in 2011 (less than 43%)!5 of the top 10 listing agents specialize in foreclosures and REO properties.4% … (2 comments)

Below is the Springfield MO Real Estate Market Report for September 2011. The market is consistently showing signs of improvement in every price category, with the exception of homes priced from $300-350K, and $400-450K. The one deterring factor that is becoming glaringly obvious is the number of homes going under contract versus the number of homes actually closing. This is due to a variety of reasons such as inability to sustain financing, home conditions failing to pass inspections, and the overall reluctance of buyers to commit.

Someone asked me today if the average sales price has gone down this year over last year. I wasn't sure, so I pulled the data from the MLS and prepared the chart below.
Basically, there is no rhyme or reason to the average sales prices over the past couple of years. If you factor in the First-Time Homebuyer Tax Credit of last year, you can see that the average sales price naturally dropped during that period of time, which is undoubtedly due to the average sales price of that particular buyer. Below is the Springfield MO Real Estate Market Report for July 2011. The market really did a flip-flop this month. Home sales from $100-150K were up this month, contrary to last month, while sales were WAY down for homes priced over $200K. The good news is there are a lot of homes under contract priced over $200K, so we can expect to see those numbers really climb in the next 30-60 days.
