springfield mo homes: Why Do Banks Choose To Foreclose Rather Than Short Sale? Because They Make Money! - 11/02/09 11:34 PM
I lost another short sale listing today to foreclosure. The bank literally made it impossible for me to succeed in selling the home. Most people ask, "Why would the bank want to do that? Don't they lose money?" The answer is NO, they can actually MAKE money when they foreclose. This was explained to me by a loan officer handling the construction loans of my last builder/developer. About a year ago, my builder had approximately 12 new construction homes languishing on the market, no longer able to compete with the short sales, REO's, and existing home sales. Our plan was to

Good information for anyone that is thinking of buying a home in a neighborhood that is not fully developed. Thanks to John Mulkey for sharing. Via John Mulkey, Housing Guru (TheHousingGuru.com): If you are purchasing in a planned development, there may be a recreational facility, or one may be planned for the neighborhood. springfield mo homes: Enduring the cycles of life. Sometime all that you need to do is seize the opportunity when it presents itself.. - 09/21/09 07:10 AM
I found this blog to be "spot on" when put in the perspective of this market. Nothing lasts forever, including this market. There are many opportunities in this market for buyers. Via Richard Weisser Coweta Fayette Real Estate ERA United Realty: I am NOT a young man. And I have experienced a lot in my life, and one thing that I know for certain is that everything is cyclical! We had been experiencing a severe drought the last few years. Now it won't stop raining. It's the cyclical nature of weather, the dryer it is, the dryer it gets. And

springfield mo homes: 9/11 - Look For Interest Rates To Be Unusually Good Today - 09/11/09 09:51 AM
Via Mike Jones (SUNSTREET MORTGAGE, LLC): 9/11 - Look for interest rates to be unusually good today. Here's why: 1. Demand for Treasury bonds is outstripping record supply. The world's on edge as jittery traders see a deteriorating economic and political climate. Yesterday's 30 year bond auction saw bids for nearly three times the 12 billion bond offering. What that says is open to interpretation, but I believe the Iran / Israel potential for confrontation is a driver. 2. President Obama predicted unemployment above 10% for 2010's first quarter. That number, unthinkable to the administration only three months ago, has the

springfield mo homes: More on Short Sales - 09/07/09 01:12 PM
Via Sandy Wagner, CDPE (RE/MAX Professionals): Dave Liniger, Co-Founder and CEO of RE/MAX International says.... I was delighted to hear about the Treasury Department's new guidelines regarding Short Sales. RE/MAX has been working hard to spread the word about the benefits of Short Sales. I don't think it is a coincidence that two days before the Treasury announcement we briefed FHFA personnel in Washington who were working with Secretary Geithner on this issue. Finally, there may be some movement on a process that could best be described as "challenging." Many real estate agents refuse to work on Short Sales because
