The real estate market in Springfield, MO moderate at the present time.  This market includes Greene and Christian Counties within the State of Missouri.  Christian County was the fastest growing county in the state prior to the market declining, with Greene County coming in right behind it.  While our area wasn’t affected as much as other parts of the country when the bubble burst, it was still hit hard by the reduction of new construction homes, which was a vital part of our local economy.

We are about to experience a wave of foreclosures larger than anything we've experienced in our careers thus far!  That was the news I heard at a conference recently.  The speaker knew we didn't want to hear that, but told us to accept the fact that it was about to happen, wrap our minds around it, and educate our Sellers accordingly.  Not only would grasping the reality benefit us as professionals, but it would help our Sellers to be able to stay ahead of the frontlines of the upcoming price wars.

Bank of America has just released a press releasing stating it is going to refund the U.S. Government $45 Billion in TARP funds, plus interest. 
Under the terms of the TARP agreement, Bank of America is repurchasing the 600,000 share of preferred stock it issued to the U.S. Treasury.  It plans to repay the $45 Billion using $26.2 Billion in excess liquidity, as well as $18.8 Billion in proceeds from the sale of "common equivalent securities" it plans to convert into common stocks.  It also plans to increase liquidity by $4 Billion through "asset sales" by June 30, 2010.

New construction is a segment of the industry hit the hardest in the housing market.  Builders and developers quickly became the first targets of the banks once federal regulators walked in and began trying to shore up trouble assets.  New construction in the outlying communities of the Springfield, MO, area practically came to a complete stop.  Finding a new construction home for sale in an affordable price range is rare now.

The Greater Springfield Board of Realtors has lost over 1,000 members in the past three years.  When I became a member in the year 2000, there were just over 1,800 members of the Board of Realtors.  At the height of the market in 2005, the membership topped 3,000. 
 
The Springfield Realtor Magazine came out online today and I noticed we now have 2,006 members.  Because revenue from membership dues has decreased, the Board of Realtors was forced to downsize in staff and increase dues in order to maintain a balanced budget.

Looking for information regarding Springfield Public Schools?  I often have clients who are searching Springfield MO homes for sale, ask, "What is the best school district?"  Unfortunately, I can't answer that question.  The answer is very subjective.  What may be important to one client is not necessarily important to another client.

I lost another short sale listing today to foreclosure.  The bank literally made it impossible for me to succeed in selling the home.  Most people ask, "Why would the bank want to do that?  Don't they lose money?"  The answer is NO, they can actually MAKE money when they foreclose.
