Although this seems like a seemingly straightforward question (either yes or no) there is one key misconception that keeps the debate alive. Today, we will end this immortal inquiry.</p> <p class="MsoNormal">In short, if you are buying a home, hiring a Realtor is the right decision 99% of the time. You may think to yourself, “Of course a Realtor’s website is going to say everyone needs a Realtor- it’s good for business.” While that is true enough, you may forget that hiring a Realtor is beneficial for both the buyer and the hired agent.</p> <p class="MsoNormal">By fleshing this idea out, I’m confident you’ll agree with my reasoning. The main principle to understand about real estate is who is paying the bills. Of course, the buyer will ultimately pay the largest bill, but the bigger question is who pays the Realtors’ commissions?</p> <p class="MsoNormal">At first you may think I’ll pay my Realtor and the seller will pay his, but this would be a major mistake. You see, it is the <strong>seller’s</strong> responsibility to pay for both his agent and yours. To be clear- <strong>as the buyer, hiring an agent doesn’t cost you a dime</strong>! This bit of knowledge alone should motivate you to want to hire a Realtor before you start looking, however there is another pesky misconception we have to tackle.</p> <p class="MsoNormal">Being the financially savvy person you are, you might think “If I enter the transaction without my own agent, maybe the seller will give me a discounted price.” It seems plausible, but you have to remember-the seller wants to make the most money possible off of the sale. You and the seller are not friends. You are acquaintances with opposing interests. You both want to get the best deal possible, but your best deals are opposing one another. In short, by meeting with the seller without your own representation, you won’t cut your costs by a nickel. In fact, when it comes to negotiations, you may end up costing yourself more.</p> <p class="MsoNormal">Although this is true in all real estate it is especially the case in new construction, where the builder incorporates the cost of both realtors’ commissions into the asking price from the beginning. So, now that its clear that hiring a Realtor costs you no money whatsoever, what are you going to do?</p> <p class="MsoNormal">Remember, Realtors are valuable for a number of reasons.
