Big News about Florida Housing’s Upcoming Changes for the new Bond Issue!
 
In the next 2 to 3 weeks when Florida Housing funds the new Bond Issue, there will be new guideline changes: 
 
·         640 credit score required
·         Co signers are NOT allowed
·         Borrower must invest $1k into the transaction AND it has to be the borrowers own funds that have been seasoned for 60 days (we will need the last 2 months bank statements showing they are the borrowers own funds).  They cannot be gift funds!

More homes went under contract in January compared to December and a year ago, according to an index released today from the National Association of Realtors that tracks pending sales of existing U.S. homes.
NAR's Pending Home Sales Index, which is based on purchase contracts signed but not yet closed, rose 8 percent from January 2011 and 2 percent from a downwardly revised 95.1 percent in December, to 97. According to revised figures, that's the highest index score since April 2010, just before the deadline for a federal homebuyer tax credit program, when the index was at 111.3.

Freddie Mac recently released the results of its Primary Mortgage Market Survey®, showing mortgage rates easing to new all-time record lows for all products covered in the survey helping to keep homebuyer affordability high. The average for the 30-year fixed mortgage rate has been below 4.00 percent for six consecutive weeks.
The survey concluded that the 30-year fixed-rate mortgage averaged 3.89 percent, with an average 0.7 point for the week ending January 12, 2012, down from last week when it averaged 3.91 percent. Last year at this time, the 30-year FRM averaged 4.71 percent.

mortgage: Fannie Mae Extends Mortgage Relief for Unemployed Borrowers - 01/17/12 12:41 PM
Fannie Mae issued new guidelines to its servicers Wednesday, introducing an unemployment forbearance program which provides servicers the flexibility to assist borrowers who have a financial hardship due to job loss, including those facing imminent default.

With unemployment forbearance, the servicer reduces or suspends monthly payments for a specified period for a borrower who is unemployed.
With the new guidelines, the servicer can approve an unemployment forbearance term of six months without obtaining Fannie Mae’s approval, provided that all borrower eligibility requirements are met.

The nation's average mortgage interest rates are starting 2012 near all-time historic lows amid signs of improvement in the housing market and manufacturing industry.
The Freddie Mac mortgage market survey showed the 30-year, fixed-rate mortgage averaged 3.91% for the week ending Thursday, down from the prior week's average of 3.95%. Last year at this time, the 30-year FRM averaged 4.77%.
This week's 15-year FRM, a popular refinancing choice, averaged 3.23%, down from last week when it averaged 3.24%. A year ago, the average rate for a 15-year FRM was 4.13%.
