Bank of America has received a lot of bad press in years past for the way they have handled loan modification requests and short sales however they have been working hard at improving their process. Several years ago, they moved their short sale process to an online platform called Equator and now many other lenders like Wells Fargo, Nationstar, GMAC & ASC have followed. Monday, September 26th, 2011, 8:34 am First-time homebuyers are growing tired of short sales, which take nearly 17 weeks to complete, according to the latest Campbell/Inside Mortgage Finance housing survey. While first-time homebuyers acquired 54.1% of all short-sales in November 2009, the segment's share of acquisition activity fell to 39.7% in August with many buyers losing interest due to several factors slowing down the process, the Campbell/Inside Mortgage Finance survey showed. The August figure represented a "three-month slide and was the lowest level for first-time homebuyers ever recorded in the survey" of 2,500real estate agents. By now it is not a secreat that banking giant Bank of America has not been the best to work with where short sales or loan modifications are concerned, Owner or Realtor, same headaches. For years I have been hearing home owners horor stories about their BAC horor stories and terrible experiences and for years I have been experiencing them as a Realtor. As the holiday draws near, I find it hard to stay focused. I have visions of time with my boys and wife. It seems though every time a take an afternoon to spend with them, my email and phone blow up. This summer has been great for the Tallahassee real estate market. We have seen some signs of improving conditions. By that I mean homes have been selling a little bit faster than previously because there has been more buyer activity. There has also been a small retraction of the total number of homes for sale which is also a good sign. However there has been no sign of prices going back up just yet, as we still an over supply of homes for sale and the foreclosures and short sales are still putting downward pressure on prices. Short sales is an area of real estate I'm afraid we are all going to encounter given the market conditions. I have had the opportunity to learn from several experienced agent and I have had great success with them. I must however share with the folks considering working short sales...BE PREPARED!!! They will involve a lot of your time and energy and you will have to fight for your hard earned commission.
