Some very interesting numbers are occurring year over year from one of the country's hot spots during the real estate boom. The numbers below are getting better. We are having continual declines in months of inventories or absorption rate.
Absorption rate generally means that these are the amount of months it would take to sell each and every available home on the market if not another home was put on the market for sale.
Obviously, that makes these numbers very fluid but this gives a very good general snapshot of the marketplace in Southwest Florida's Bonita Springs & Estero communities.

The latest numbers for the Southwest Florida marketplace. Specifically tailored for the Bonita Springs & Estero communities. Our inventories are shrinking and for the investor driven purchaser; there are certain price ranges which would be good entry points for the long term. Let us not forget that Southwest Florida is a leading resort styled area with some of the worlds most beautiful beaches and amenities. We also have some of the greatest year round weather. Couple all of this with the fact that Florida will still be a future destination and retirement point many of the millions of baby boomers.

The numbers are out and hot off the press for the most recent housing numbers in the Southwest Florida marketplace. While we still have a large amount of inventory; the numbers are down from the beginning of the year. We are coming out of our summer slow season and back into our fall and winter months which offer a wide range of opportunities for home buyers and sellers. Below are the latest numbers!

I'm about 2 weeks behind so please forgive me but below are the latest data for the Bonita Springs & Estero market area! The number of homes sold has increased as has the pendings in many different pricing categories. Our available inventory is still quite high at 28 months for single family homes and 21.5 months for multi-family homes. These numbers are vastly higher than the current national average of 11 months but down by 50% from the beginning of the year.

Hot off the press! The current market statistics and conditions in Southwest Florida and in particular, Bonita Springs & Estero. Our winter is here and gone and I for one would say that it was a success! Our appointments, showings, buyer's and sales are are way up year over year and our prices have now leveled off as has the inventory which is coming down month over month.
