My wife Gwen and I are headed off to lovely Princeville, on Kauai North Shore to OPEN HOUSE at a couple of Princeville Condos. Gwen will be at Cliff 2202, a nice one bedroom condo located on the second floor in a private area of the large complex which is comprised of FEE SIMPLE owners as well as timeshare owners. It's what I call a blended complex, with two types of owners sharing the same property.FEE SIMPLE owners of Kauai real estate and timeshare owners who come there usually once a year.

Pricing War and a Beauty Contest - 02/19/09 09:18 PM
I heard this comment about our market being a "Pricing War and a Beauty Contest" at a company Christmas party in 2007. This post from my friend Randy in Oahu reminded me that the phrase is still a good description of the real estate market and a phrase that seller's need to understand in order to get their properties' sold.

Once the darling of vacationers and lovers of paradise, the Coco Palms hotel was devastated by Hurricane Iniki on Sept. 11, 1992. That's right, September 11th. Go figure. The Garden Island reported that the developers have requested extension on their permits.

North Shore Picking up - well all right - 02/05/09 07:07 PM
As i mentioned in my previous post, January has shown an increase in the number of buyers, offers, and properties that went into escrow in the Kauai Real Estate market. Enclosed is a little chart showing the two properties on the North Shore, that is taxkey 4-5, for those of you familiar with our plat and parcel system of real estate. In Hawaii, the five or six digit number identifies the island, zone, section, plat and parcel of the property. More Buyers means things are picking up on Kauai - 02/04/09 10:40 AM
Well, the numbers in our Kauai market for January 2009 did not look great. The market volume was down almost 50% from the prior January. But, the numbers can sometimes be misleading. In December, only six escrows were opened. However, in January, 40 properties are either in a contingent escrow or under contract (meaning there are no contingencies to the sale).There are definitely more buyers on island, and  lots of folks stopping into OPEN HOUSES, which are held pretty much seven days a week in this vacation resort destination paradise.
