How is the real estate market in Rapid City, South Dakota.  For once - similar to other parts of the country...
Low inventory, mulitple offer situations, sellers getting closer to asking price, buyers not being able to "think about" the good stuff.
Especially westside Rapid City.  That seems to be having the most success.

We've had a similar real estate market as I have been hearing across the country - lower inventories, well priced homes in the right areas of town going quickly, multiple offer situations...
We're even starting to see prices edge up a little more as sellers are getting closer to their asking price.

rapid city homes: Rapid City SD Real Estate Market - Spring, spring, spring! - 04/20/12 02:59 AM
Ah the lovely Spring real estate market!  With beautiful and uncommon warm temperatures in the Rapid City area, buyers have jumped off the fence (investors, even!) and have made for a busy first few months.
In the single family department, we are about 100 homes down from the same time last year - but have sold just as many as last year.  We are really needing some ready to move into Rapid City homes that are priced right.  And they will sell.  
Prices remain stable and have even inched upward!

The saying goes:  "Change is good."  Some circumstances make me wonder who came up with that one...
The changes are never ending...with the crazy lending landscape and the government poking their head everywhere, new rules are common and often.
South Dakota's rural development program - which offers 0% down on properties outside of metro city limits (Rapid City and Sioux Falls) to limited income buyers - is making things a bit tougher effective October 1, 2011.
There is some good news in this...the up-front, added on funding fee to process the loan will go from the 3.something percent it was … (0 comments)

Well...what should you do?
Buy? Rent? What?

I could bring out all kinds of charts and worksheets and posts and data to show you what you should do on paper.  We would look at how much money you made and how much would go out the door each month.  And then we would consider how long you planned to be in a place.  And calculate this and that.
It does need to be a financially feasible endeavor.  Don't expect to buy a home if you are knee deep in debt, have no cash, and your monthly income would be topped out … (1 comments)

Now you can buy that piece-of-junk home...and fix it up (even get new appliances)...all with the same loan!
 
 
It’s called the Streamlined 203K Loan.
The Federal Housing Administration (FHA)has had this program available for awhile, but no lenders would fund it.  Now, we are seeing some lenders allow it through the doors.
 
Basically it works like this:
 You go and get preapproved for a loan.  $100,000 they say.  You find this home that you really like – foreclosed on, needs a lot of work.  And it’s only $50,000.  But FHA won’t finance the home because there is some … (3 comments)

September 2010 Rapid City Homes market report - It's in!
 
Things are lookin' good.  Summer ended and everyone got back into their regular schedules.  And showings picked up!  Lots of homes on the market (almost 200 more than this time last year) matched with just over 20 more homes sold this month versus last year.  Fewer under contract, showing the stagnant August month we had.
All in all, things chug right along.  Days on market remains about the same, prices continue to edge up, and new construction continues to slowly rebound.
