I’ve been selling Midtown Atlanta condos for 8 years now. But I was surprised when I did the Midtown Atlanta Market Report for Cornerstone Village for June ,2012. Only TWO homes listed For Sale!Many a savvy buyer jumped on the wagon last year when Cornerstone Village had foreclosures that could be bought for $50-80,000! Imagine, a Peachtree Street address for $50,000??? There may still be some future chances in this Midtown Atlanta community, but one would need to act quick. Whether they will be in the form of foreclosures or short sales remains to be seen.Many home owners owe more than (2 comments)

As we look at the Midtown Atlanta Market Report for White Provision Residences for June ,2012, we see some movement in inventory in this incredible Midtown West living opportunity. With no new condominium construction underway, this is your last chance for sometime to own new construction in Midtown West. Last month, White Provision Residences had 13 Active Listings compared to 10 in June. Of the 10 listings, the One Bedroom home is listed at $228,900. Two Bedroom homes range in price from $252,000 to $358,000. There are two “penthouse” homes still available listed at $768,000 and $778,000. I can personally tell you (0 comments)

Petra shares some great information about FICO scores and short sales. I've never been able to answer this question, and honestly, was afraid to fo fear of giving out the wrong information. Afterall, I'm license to sell real estate and NOT a credit counselor. I think these are some good guidelines to follow for anyone going through a short sale. Thanks Petra!

It might be hard for you to find the specific comment thread, so I’ll share it with you. Condos For Sale Near GATech Campus | Midtown Atlanta, GA - 07/22/12 03:19 AM
I’m contacted quite often by parents of GATech students as they weigh options for where their son or daughter should live while attending Georgia Tech. When considering those options, I’m asked about Condos For Sale Near the GATech Campus. Students are required to live on campus the first year, and even if it was not, required, I’d strongly recommend it. I remember my college days and living in the dorms was how I made my first “group of friends” at both Montana State University and at the University of Houston. That’s right — ONE listing (a 1-bedroom) at $229,000, ONE Pending Sale of a 2-bedroom at $259,000 and ONE Sold last month, a 2-bedroom at $289,000. Not much to report in the Midtown Atlanta Market Report for The Dakota Condominiums for June, 2012! A look at the Midtown Atlanta Market Report for Metropolis Midtown Atlanta May, 2012 looks much like it did last month! The break down is as follows: 7 Active Listings range in price from $135,000 -$599,000 3 Short Sale Listings with an average List price of $118,000 5 Under Contract Listings — 1 bedroom Average at $137,000 and 2 bedroom average at $287,000 4 homes Sold in May, 2012. The average sales price for a 1 bedroom was $142,000 and the 2 Bedrooms at $255,000 Certainly, short sales and/or foreclosures make it difficult to bring prices up. There is only 3 (1 comments)

I've always tried to keep a level head about being a millionaire. Of course, that is not hard to do when you're not one. But I can dream, right? You know....if the lottery odds are 1 in 175,000,000 I figure why can't that be me? (My odds would greatly improve, if you call it that, if I played on a regular basis.) My pitfall would be cars. I'd probably have 6, 7, 10, who knows? New ones, classic ones, fun ones. (I'd love a Jeep Wrangler with the top off....) But when it comes to houses, over-the-top I would not be. (6 comments)

I'm trying to live up to the writing method, that real live real estate experiences probably make the BEST blog topics. And I'm sure they do....So, here we go. (Oh yeah, if anyone reading this works for one of these "limted service" companies, I apologize in advance, or...maybe NOT?) Last week, Monday to be exact, I closed on a home where I represented the Buyers. The Seller needed to cut corners I guess, so they elected to list their home with a limited service brokerage. If you know me, then you probably know MyMidtownMojo.com. It's pretty much my life and it's all about real estate and me. (or is that I? I hated grammar class...) But, I think it only fair to let YOU know that I know a lot about Atlanta and other places to call home in the ATL! So, let's venture North on Peachtree Street, past Buckhead, to a city called Chamblee and to 5300 Lofts! The 5300 Lofts have had some challenges as the real estate market goes. But those past challenges mean big, huge, tremendous savings for you, the Intown Atlanta (10 comments)

If you live in a city long enough, and have your camera handy, you can really help create a story. My camera helps me remember when Plaza Midtown Atlanta, A Midtown Atlanta Condominium Community was still being built. I can further remember parking along the street when it was nothing but a vacant lot and we would walk across Spring Street to our favorite dance club, Blu. Ah those were the days my friends...we thought they'd....oh, wait, back to Plaza Midtown Atlanta! I owned a 2 bedroom home here for several years and had awesome views of Atlantic Station and beyond! As real estate professionals, admit it...we all have our favorite communities. We like the look, the feel, the fabric...(remind you of a commercial?) I've got several, but Viewpoint Midtown Atlanta probably ranks at the top of the list for me. Now, mind you this is a bitter sweet love relationship. Viewpoint Midtown Atlanta stands on the site of the former Backstreet nightclub. This was a 24-hour club that was probably the hottest, best club in ALL of Atlanta, not just Midtown. But one of those fingers will lead you to White Provision Residences. Listen to that finger! Located in Midtown West, or West Midtown, depending on whom you ask, White Provision Residences is located in a pretty hip and cool part of Atlanta, with conveniences both inside, outside and surrounding their location.
