midtown atlanta condos: Spring Selling Season is Here...And So are The Cocktails! - 04/25/13 04:35 AM
Yeah, we are really stretching the topic on this one. Sort of. Actually they do have something in common, the Spring Selling Season Is Here...and So Are the Cocktails!
First off, it's almost April, and the Spring home selling season is upon us! Now, it's not like the market has been in ANY kind of winter hibernation...quite the opposite has been happening in Midtown Atlanta! Sales have been rocking and rolling since before the holidays, and don't show any signs of letting grass grow under their feet this Spring.

midtown atlanta condos: Can I Buy A Midtown Atlanta Condo for Under $100,000? - 04/11/13 03:09 PM
Well, I'm here to tell you that ship may have already left the dock!
Every day, I'm asked through various channels about the prices of real estate in Midtown Atlanta. "What's the market like?" Are prices going up?" "I'm thinking I'll wait another year to buy."
Well, wait you may, but pay more you will.
Can I Buy A Midtown Atlanta Condo for Under $100,000?
I just did a search on the MLS, and found 1, 2, 3. That's it. THREE condos for sale under $100,000. Have the prices gone up?
Let's have a look at a Midtown … (5 comments)

midtown atlanta condos: Mid-Rise Condominium Buildings in Midtown Atlanta GA - 03/11/13 06:22 PM
What one person may call a "mid-rise building" another may consider a high rise building. For the sake of this post, and your visit and time at MyMidtownMojo.com, a mid-rise building will most likely be ten (10) stories or less in height.
This might be an important factor in your Midtown Atlanta condo search. Perhaps you are afraid of heights, so you don't want to live on the 25th floor of a building.  Other factors include a shorter elevator ride!
Another benefit of a Midtown Atlanta Mid Rise Condominium is that these buildings are usually smaller in nature, or less homes … (4 comments)

midtown atlanta condos: Condo Balcony Furniture And Why There Are Rules - 11/12/12 02:34 PM
When you live in a condominium, you live in close quarters. I mean, it's not like a single family home on a one-half acre lot....you do have neighbors right next door. So, that is why you have covenants, conditions and restrictions (CC&Rs) which are the governing documents that dictate how the homeowners association operates and what rules you have to follow.
Condo Balcony Furniture And Why There Are Rules As Super Storm bears down on the New Jersey coast line and points inland, we've felt outer winds way over here in Atlanta! Wind and high rises are not always a problem..but what's … (33 comments)

midtown atlanta condos: Atlanta Condo Inventory Is Going, Going, Getting There! - 09/26/12 06:24 PM
When you are a real estate professional, you, eat, sleep and breath real estate. It's your life. It's not like the corporate world where at 5pm, you turn out the lights, head out the door and don't think about your job till tomorrow at 8:30 when you turn the lights back on. Real estate for me is 7 days a week. As part of that life, you are constantly monitoring news and events that can affect your business. A company announces new jobs, that could mean relocation employees.
So the article in The Atlanta Business Chronicle this past week about Atlanta's … (14 comments)

midtown atlanta condos: Viewpoint Midtown Atlanta | A Midtown Atlanta Condominium Community - 07/04/12 06:21 AM
As real estate professionals, admit it...we all have our favorite communities. We like the look, the feel, the fabric...(remind you of a commercial?) I've got several, but Viewpoint Midtown Atlanta probably ranks at the top of the list for me.
Now, mind you this is a bitter sweet love relationship. Viewpoint Midtown Atlanta stands on the site of the former Backstreet nightclub. This was a 24-hour club that was probably the hottest, best club in ALL of Atlanta, not just Midtown. It had a reputation far and wide and I met many people who had driven from miles away, got hotel … (2 comments)

midtown atlanta condos: Spire Midtown Atlanta | A Midtown Atlanta Condominium Community - 06/30/12 08:02 PM
When Spire Midtown Atlanta was announced in 2003, it was all the buzz in the condominium community of Atlanta. Spire Midtown was to be the first new construction since the ever popular Metropolis was built in 2002. In fact, the community sold out in just 3 weeks! (Or so we thought...more on that later!)
But ever since the homes delivered, Spire Midtown Atlanta has been a "building of choice" for Midtown Atlanta condominium shoppers. With its variety of floor plans, amenities and location, it's no wonder it's such a great place to live!
I can even personally vouch for that! I … (2 comments)

This unique community takes up an entire city block, bounded by Peachtree Street on the East, 5th Street on the South, Cypress on the West and 6th Street on the North. There are 4 buildings that make up Cornerstone Village, and they each are unique in their own way.

CORNERSTONE VILLAGE 800 PEACHTREE STREET, ATLANTA, GA 30308

NO, I am NOT making this up! I put the listing in the MLS at 10:30am. I had a showing request 30 minutes later! (That was not the one that sold it!) I had another request about 2pm and by 9pm we had a crisp, clean CASH offer on this condominium! In fact, the Buyer even agreed to pay off the pending special assessment that is attached to the condo!

midtown atlanta condos: You Can BUY It, You Just Can't RENT It! - 05/04/12 08:09 PM
The smart real estate investor knows that this is a good time to be buying and investing in real estate. Prices are down, as are interest rates, or even some good real estate buys can be had with c-a-s-h! But when you buy a condominium versus a single family home, there is one very important detail to remember…..a Leasing Permit! ALL Atlanta condominium communities have rental caps, usually around 20-25% of the total number of homes in the building.  That means that in a building with 392 homes, no more than 98 homes may actually be leased out. You Can BUY … (4 comments)

midtown atlanta condos: Do You Have The Measurements of that Midtown Atlanta Condo? - 04/01/12 01:04 PM
Questions we are asked as real estate professionals range from reasonable to riduclous, and everything in between. In my time, I’ve found most questions to be reasonable. Keeping in mind that Buyers and Sellers all are individuals with their own wants and needs. So of course those questions will vary. I’m often asked about the size of a condo but, Do You have the Measurements of that Midtown Atlanta Condo? In selling Midtown Atlanta condos for the past 6 years, I’ve become pretty knowledgable in the various buildings in my market. One key component of my market knowledge is floor plans for … (1 comments)

midtown atlanta condos: Why Do I Have To Decide So Quick When Buying an Intown Atlanta Home? - 02/19/12 04:34 AM
I was out with a first time home buyer this past week. They were uncertain if they even wanted to purchase a home, but they took the first necessary step and were pre approved with one of my lenders. An important first step, so, as a Buyer, you are comfortable with the price of the homes we are going to look at.
So off we went. This particular Buyer had already identified for homes they wanted to see. From the time our initial conversations started until we hit the street, one of those 4 homes went Under Contract. So, there were … (26 comments)

midtown atlanta condos: Metro Atlanta Now Has TWO Different Real Estate Contracts! Did You Know? - 01/25/12 03:53 PM
Some changes went into effect today as it relates to a Purchase and Sale Agreement (contract)  in the Metro Atlanta area. There is now going to be TWO different sets of forms to use in a real estate transaction. Yep, you heard that right! And what's even more interesting? You can't mix the forms together. So what's the story and how will this affect a Buyer or Seller of real estate in Atlanta?
First off, the Georgia Association of REALTORS (GAR) announced a few months ago that they would begin charging non-REALTORS a licensing fee of $199 per year to use … (5 comments)

midtown atlanta condos: Ansley Above The Park Condominiums Market Report January-June 2011 - 09/05/11 11:49 AM
Ansley Above the Park still remains THE closest high rise living opportunity on Piedmont Park. It's newer neighbor, Luxe Midtown is set back about a block from Piedmont Park, whereas Ansley Above the Park is just across the street.
The condominium community saw the same level of activity for 2011 as it did in 2010 with 3 home sales. However, the Sales Price certainly did not remain the same.
Many of homes in Ansley Above the Park have not been renovated. It makes this building a prime candidate for a buyer that can get a good price on a home and … (4 comments)

midtown atlanta condos: Above The Four Seasons Atlanta GA Market Report January-June, 2011 - 09/02/11 11:34 AM
If you are looking for the pricey address of Midtown Atlanta Condominiums, Above the Four Seasons would be the place. This Midtown Atlanta condominium community sits atop the Four Seasons Hotel on 14th Street. 5 star service and amenities are available to the residents of this building, including.....room service. Wow! I might have just referred to Above The Four Seasons as the pricey address, but it's only reflected in the LIST price of homes, certainly not in what has sold last year and this year. But, if you are looking for the $1million plus Midtown Atlanta condominium home, let's head here! … (1 comments)
