Midtown Atlanta Market Report | Viewpoint Midtown | Year End 2013 In 2013, Viewpoint Midtown had a total of 44 homes sold! This compares to 32 homes sold in 2012.
12 One Bedroom homes sold with an Average Sales Price of $208,662.  The 2012 Average was $195,889. 32 Two Bedroom homes sold with an Average Sales Price of $325,969. The 2012 Average was $305,274. Viewpoint Midtown is seeing some additional changes in 2014!

Viewpoint Midtown Atlanta might be called the crown jewel of the Novare buildings that were built during the condominium building race in Midtown. (Novare built buildings all over Atlanta). It certainly seemed to evolve from their other buildings to get the finishes in the homes stepped up, and the amenities level a "one-of-a-kind" in Midtown Atlanta condo buildings.
Just like most of the condominium buildings in Midtown, Viewpointis starting to see prices climb, especially for two bedroom homes.

And with that process comes several parts. One of the important parts is information and/or knowledge. Today's real estate consumer has access to way more information than Buyer's and Seller's of times past. Heck, I remember when I bought my home, my agent gave me a list of properties to "drive by" and then we set up a time to look. There was no Internet. When I closed on my home, and there was a mistake in the paperwork, it was a HUGE deal to fix all the pages.

This will be our first Market report for 1280 West Condominiums. We had not had this building on our list, for numerous reasons.
1280 West is a conversion for a former corporate apartment building, and as such, homes do not have washer/dryer connections in them. Some owners have "tossed" the dishwasher for euro-washers to have this convenience in their home. However, there are laundry facilities on each floor.

This month, we'd like to "officially welcome" Windsor Over Peachtree to our Monthly Midtown Atlanta Market Report. Nothing personal about the building, it just take time to get all these reports out each month! Yikes!
Windsor Over Peachtree is an apartment conversion, similar to 1280 West Condominiums in that they do not have washer/dryer connections in the homes. Another difference in this building is the the laundry facilities are located in a central area in the building, rather than on each floor. I’ve been selling Midtown Atlanta condos for 8 years now.  But I was surprised when I did the Midtown Atlanta Market Report for Cornerstone Village  for June ,2012. Only TWO homes listed For Sale!Many a savvy buyer jumped on the wagon last year when Cornerstone Village had foreclosures that could be bought for $50-80,000! Imagine, a Peachtree Street address for $50,000??? There may still be some future chances in this Midtown Atlanta community, but one would need to act quick. That’s right — ONE listing (a 1-bedroom) at $229,000, ONE Pending Sale of a 2-bedroom at $259,000 and ONE Sold last month, a 2-bedroom at $289,000.
