What is the difference between http and https ?

I thought you may not know this, just FYI.

Don’t know how many of you are aware of this difference, but it is worth sending to those who do not…..

**The main difference between http:// and https:// is SECURITY! ** HTTP stands for Hyper Text Transfer Protocol The S (big surprise) stands for “Secure”..

If you visit a website or web page, and look at the address in the web browser, it will likely begin with the following: http://. ;
This means that the website is talking to your browser using the regular ‘unsecured language.

In other words, it is possible for someone to ”eavesdrop” on your computer’s conversation with the website.

If you fill out a form on the website, someone might see the information you send to that site. This is why you never ever enter your credit card number in an http website!

But if the web address begins with https://, that basically means your computer is talking to the website in a secure code that no one can eavesdrop on.

You understand why this is so important, right? If a website ever asks you to enter your credit card information, you should automatically look to see if the web address begins with https://. If it doesn’t, You should NEVER enter sensitive information….such as a credit card number.

Real estate professionals must be responsible for disclosing HazMats in a house

Are real pictures disclosing the truth. Yes if they are clear and showing the entire room.

I personally hate to see MLS pictures that are dark or somehow cut off and not showing the real thing.

This is what my comments were in the:

We as agents must be responsible for that. No question! BUT:

I believe that we agents/professionals must be responsible for disclosing the real thing, especially if we are dealing with health and hazardous materials.

Yesterday I was showing a Fanny Mae repossession to a client "Buyer" as we went down in to the so called finished basement, my client and I were surprised to see that the entire basement walls as well as floor were fully covered with black Mold.

YES almost 90% covered with wet black mold it look like some have sprayed black paint every were. Ugh, Yuck!

My question is who in hell will be responsible if my client and/or I get sick from that Mold in that house?
I also like to know if the listing agent isn't responsible to warn and disclose this in the MLS as well as be part of the showing instructions?

I am sure that we can prevent things before they happen and calling for some better regulations and responsibility as licensed professionals.

Follow these general guidelines to avoid sending unsolicited communications.

Caution: Each separate email in violation of the CAN-SPAM Act is subject to penalties of up to $16,000 Ouch

Imagine you send 3 marketing e-mails to 200 friends at a the same time makes a total of 600 potential law suits.

Means $16,000 x 600 = $9,600,000

OUCH!!!!!!!!!!!!!!!

Tell recipients where you’re located.

Reading this ActiveRain Posting, it reminds me how beautiful European cities are, especially those they have supported Real Estate property owners to rehabilitate their hundreds of years old buildings.

I recall German, French and Dutch cities had no interest loans for rehabilitating and revitalizing all older buildings not only historical ones.

They even had additional funds for the first 3 winners in the competitions who’s the most authentic restoration that brought the old building to the newest code but still looks the same as it was originally build years ago.

Sometimes we are wondering if Tax Appraisal is the final word for the Residential Taxes we are supposed to pay.

Reading this report written by Kristina Dell msnbc, you will soon find out that the Real Estate Appraisal is not always right.

Since the housing bubble was blown up, more than 55% of the nations real estate may be overtaxed, property owners pay a lot more Tax $$ than they really have to, experts say.

This makes a lot of property owners to appeal to cut their taxes and leads to aligning property taxes with reality.

I am not sure how it is done in other areas of the county and who is in charge for the Real Estate Taxes.

In Kansas City Metropolitan Missouri as well as Kansas the responsible authorities for real estate taxes are with each county as well as the city where the property is located. Check with Clay County, Platte County, Jackson County, Johnson County, Wyandotte County and your individual city municipality for the right office to appeal.

The earlier the better.

Cedar Ridge Neighborhood is a Kansas City Missouri in Clay County Subdivision.

This blog will keep you informed in what is happening in the secluded neighborhood.

Cedar Ridge is located south of Barry Road in North Kansas City at the very south end of Platte Purchase Street across the the street from Cedar Hills Subdivision in Platte County. The East side of Platte Purchase Street is Clay County and the West side is Platte County.

Kansas City, Mo Clay County Subdivision Cedar Ridge is on the East side of Platte Purchase. Cedar Ridge is a small subdivision of approximately 100 single family homes built on large lots. Cedar Ridge Homes were about build between 1997 & 2005, those homes are selling for approximately upper 100K to lower 200k $180,000 to $230,000

Kansas City, MO Clay County Cedar Ridge Subdivision is a non rental subdivisions which means the home owners must be the occupants of their homes in Cedar Ridge, this is one of the Home Owners Association Restriction. HOA Dues are only $250 per year those dues are used for subdivision swimming pool maintenance and partial snow removal if the HOA has voted and approved for each year.
