By Todd Clark (Broker / Sales Coach) 503-524-9494

At what point do you have to say that your HOA is out of control? I've heard arguments for and against HOAs and both arguments are good ones. One of my daughters friends lives in a condo complex that has over 500 units and over the … (24 comments)

In the middle of this book, Fireheart found out Cloudpaw (his nephew) was sneaking “kittypet” food from the human place. One time when he went to get food, he was taken away by the humans and he wasn't seen for a … (3 comments)

Vacation time is fast approaching, do you plan on driving? Have something for the kids to do or it will feel like an even longer trip than it really is! - 10/29/09 12:11 AM

WARRIORS
FOREST OF SECRETS

I really enjoyed this book. It was very adventurous. Its great for anyone looking for adventure. It was a pretty thick book, at just over 300 pages. I would recommend this book for someone around age 8 all the way through to adult. (My grandma likes this series too.)
This book is number 3 in a series. I hope, if you read it, you'll enjoy it as much as I did.

Selling your home in Beaverton, Oregon? The key to selling your home is location, location, location! - 10/22/09 01:35 PM

I know you have heard it before, everyone says real estate is all about the location. But, when it comes to selling your home, what agent are you using? What is their location? How visible are they? What is their location? (Not physically, but on the internet.)

In today's market, it isn't all about where the home is located, although that does help, its also about where your agent is. Look around, how many agents just have one website? How many of them have a blog? The next question is how do they use it and often are they … (10 comments)

You social media efforts may not help someone else, it may help you! (How Twitter helped me meet an honest salesman.) - 10/21/09 03:06 PM

I would like to say I've been on Twitter for about a year now, trying to help local residents of Beaverton with housing advice, book reviews for kids by kids, and reviews of local parks and hot spots. But never did I think me helping others would lead to meeting someone that was there just to offer their help to me without expecting anything in return.

Well, on Saturday morning, while out in about in Beaverton watching our best friends daughter be a cheerleader in the rain, I decided to do a little video on pee wee football and … (13 comments)

When your barber retires, it isn’t easy to find his replacement, but in this case it was! - 10/21/09 12:07 AM

Saturday it was time for my son and I to get rid of the mops that were forming on our heads, but where should we go? You see our old barber had retired and it now had been a couple months and we finally had to make a decision on what place to TRY! (For you that have been reading my blog posts for over two years, I retired the Flowbee last March, after 15 years, it finally died)
For the record, trying a new place to get your hair cut is not a fun experience, you don’t know … (7 comments)

How I saved another agent the heartache of telling them they just were outbid on their dream home. - 10/20/09 12:57 PM

How did I save another agent the heartache of having to tell their clients they were outbid on their dream home? Well, to be honest, it was a simple question that this agent forgot to ask, but a very important one.

I was sitting down in this real estate office, about to start a class on Activerain and social media, when an agent just outside the room starting making a phone call, that from where I was standing, I could hear.

You see, she had a client that had found their dream home in a bank owned … (15 comments)

When your agent gives you bad advice, even if they are friends, it may be time to say NEXT! - 10/19/09 12:36 PM

Six and a half months ago I had a couple that was looking for their first house together. Though we had some hits and misses, we thought we finally found the perfect one for their situation. It had a mother-in-law quarters for, hey wouldn’t you know it… A mother-in-law.

Well, we did the inspection and found that despite what the listing said and what the agent said, it just wasn’t true. The seller had the famous Louisiana Pacific (LP) Siding on the house when it was built, and like most LP siding in the pacific northwest, it started … (15 comments)

I know there is fraud here somewhere, but why? - 10/18/09 11:55 PM

I know there is fraud here somewhere, but why? I was talking to one of my investors the other day and he said he was talking to an investor buddy of his that is going to try something that he heard about on a radio show, but my question is and was… WHY?
You see, the idea was that these investors where doing 1031 exchanges on properties and what they would do is show on the HUDs that they were buying properties for say $200,000 but in reality they were paying $250,000 in cash and the last $50,000 was under … (14 comments)

Everyone is OK, but my workhorse is gone! - 10/17/09 07:10 PM

Today I lost my favorite car I've ever owned, It has been a work horse since I got it! My 1994 Jeep Cherokee had 217,000 miles on it, been to many homes with many buyers. Been on many road trips, brought home many pets and never gave me an ounce of trouble in those 217,000.

Total repair bills for those years other than oil changes and tire was only $800, this car rocked and I would love its equal. But today, it was all gone in an instant when a older gentleman crossed the center line and left my … (24 comments)

How often should you post? That was the question and this was my reply - 10/16/09 11:57 PM

Over the past couple months, I have been working hard as an ambassador bringing Activerain some, hopefully, great new talent. But after last Mondays class, someone stopped me and asked me a very important question.
That question was, “How often should you post?” My answer was simple, “Only as much as you feel comfortable with.” You see, they saw how much I was posting and they learned that I was only dedicating about one hour a day to Activerain and all other social media. But, then they saw how much I had posted and they wanted to know if … (22 comments)

The why, how and the how not to add an associate to your Activerain account - 10/14/09 11:53 PM

How can it help me build my business?

You see, in today's world my seller and I figured the reason for not painting the house and doing the up keep on the yard was because of the lack of money. But, it turns out that they just didn't see a reason too.

Cash for Clunkers – Home Edition? - 10/11/09 10:01 PM

The government seems to think the cash for clunkers was a huge success, because so many people took advantage of it. They gave people who traded in their older, non efficient cars (which they destroyed) and gave them $4,500 to get a new car with better gas mileage.
Now, in some cases, these cars were perfectly good cars, they ran great, got less than perfect gas mileage, but they ran well. These cars, instead of being crushed, could have been used for parts for other cars of the same model, could have been given to women who had left … (14 comments)

Book reviews by Kids for Kids - By Meesha Clark (American Sisters: Down the Rio Grade - 1829) - 10/09/09 06:28 PM
American Sisters
Down the Rio Grande
1829

I enjoyed the story. It was exciting and adventurous. It was about a girl named Rosita who feels unappreciated, so she runs away. Her stepsister Maria (whom she doesn't like) follows her onto a boat and they end up going down the Rio Grande. While on the boat, Maria and Rosita become friends. Beaverton Oregon Real Estate and more: Do your homework, but don't hesitate putting an offer on that home or you may lose it! - 10/06/09 09:31 PM
Recently I had a buyer that was looking at homes. They were known for doing their homework, so when they decided to look in a new neighborhood, I didn’t think anything of it.
The homes in this neighborhood were in their price range and actually a little bit bigger than the ones we had been looking at in previous neighborhoods. (It really was a great deal.) So, we go look at this one house, this was it, it was her dream home and if she loved it… so did he, and they were set.

They looked so proud perched on their rock. They almost seemed to be posing for the camera at times. Along with the lions, we also got to see the wild dogs … (13 comments)

I was asked a question today about the $8000 tax credit I didn’t have the answer to… Maybe you can help! - 10/03/09 11:32 PM

Today I was asked a question about the $8,000 tax credit that I wasn’t sure how to answer, and though I have a call in to my tax guy, it is the off season and it could be a couple days before he can get back to me.
Now, my first answer to this question was, “I don’t know and I suggest you call your tax person as they are the ones that would know best.” But, personally, I want to know the answer, because this could be a way to get new buyers that I wasn’t targeting before.
