As the sun sets on 2010, I want to wish you all a successful 2011 - 12/31/10 08:23 PM
Though over the next couple weeks I am assuming we will be losing a few members here in the rain thanks to the annual NAR dues not being able to be paid. (I hope I am wrong about this) I do hope you all have a very, very successful 2011.

Make a business plan, get an accountability partner and hit the ground running on Monday and you are bound to be successful. I thank all those who supported me in 2010 via their friendship, accountability and their sharing. Without you I don’t think 2010 would have been as successful as … (20 comments)

Wishing it was a better market: Why wish, make it so! - 12/31/10 08:22 AM

I hear it all the time “I wish the market was better, I could be making so much more money” Well, then why not make it a better market? You don’t have to complain about it, you just need to do something about it.
In the same amount of time it took you to wish it was a better market, you could have made that phone call to a past client, a friend or a relative that may know someone who is thinking about buying or selling real estate in the next 90 days. Everyday there are new buyers and … (13 comments)

I want to buy the house I’m renting, Is this possible? - 12/30/10 08:00 AM

I got this email the other day and I said “Possibly” as it really isn’t a yes or no question without finding out some other facts about the property first. The first is, “Have you been pre-approved for a loan by a mortgage broker?” This is a very important step because if you can’t get pre-approved, then there is no reason to even ask the other questions or even approach the owner of the property.

OK, you now have a pre-approval, the next question we need to find out is the seller even willing to sell? Some people consider … (17 comments)

Wordless Wednesdays: I know I complain every time I have to move, but do we really have it that bad? - 12/29/10 08:39 PM

I know I complain every time I have to move, packing up the beds, tv, record collection (Yes, I still have one of those) and pack them in a moving van along with six of my buddies and we drive across town and then unload the moving van. All this costs me is about 4 pizzas and some Sprite.
Now, even though we felt like we were going to die the next morning with aching muscles, no one is ever seriously hurt. But, let’s go back 150 years where families when they moved took months to go the same distance … (20 comments)

Buyers aren’t liars, you may just be a horrible listener! - 12/28/10 01:14 PM

I love buyers and sellers, they are very different though. Sellers know one thing, they want to sell their property. Buyers know they want to buy something and your job is to help them find what they are looking for.
I hear it all the time in sales meetings that buyers are liars and I completely disagree. I used to think this until I stopped talking and listening to what they had to say. Each time you enter a home, buyers talk, they tell you what they need by showing you what they don’t want.

Have you ever gone back to old articles you have written and re-read them or updated them? - 12/27/10 11:59 AM

Recently Brad Andersohn in a blog post suggested you go back and read some of your favorite blogger’s first posts. I got many emails about that saying how I was a great blogger from the beginning. Well, I had to fess up and email everyone of these kind people and tell them that I went back about a year ago and updated a lot of my posts because I was actually embarrassed by them.

You see none of those original posts had a signature line, pictures or anything, it was just an article and it looked horrible. I didn’t … (13 comments)

Can homeschooling and a home based business co-exist? - 12/26/10 09:52 PM

Can homeschooling and a home based business really co-exist? One of the questions I’m asked by many of my clients is how I’m able to juggle having 3 children that are all being homeschooled and having a business that is primarily run out of my home via my home office.

Well, to be honest, it is easier than you think. One of the things I do is have a separate office that is set aside for my business. We use the dining room table for our school and the office for business. We have a rule in my house … (7 comments)

Sometimes the perfect gift is the one you aren’t expecting – I’m proud to be a D.A.D.D. - 12/26/10 12:09 AM
Since the day my daughters were born I’ve always said to them “You can’t date until I’m dead” and so far, so good. But, my mother-in-law found a shirt that she thought was perfect for this Christmas and I have to say it may replace my Activerain shirt when I’m out and about with them.
So, I’m proud to announce I’m not a D.A.D.D. (Dads Against Daughters Dating) Even though my oldest daughter basically laughed at me when she saw it and said “Good Luck” I told her that when she tries to start dating in a few years “Good luck!” … (23 comments)

Are you trying to sell a house like Disney sells a movie? DON’T, it doesn’t sell anything! - 12/23/10 03:23 AM

This past weekend Disney put out a movie that I actually wanted to see. Well, originally I wanted to see, but have now since decided that I don’t. Tron Legacy came out and I really wanted to see it with my son, but Disney in their infinite wisdom never put Tron out on DVD for sale or for rent.
This made it so I couldn’t go back 25 years to my youth and see the movie again to fill in the gaps in my memory from the film and also show my kids the movie, so they could actually understand … (20 comments)

I was having a bad day with both Bank of America and Chase, well I bad mouthed them both on Twitter, but one of them actually wanted to help. As soon as I posted about Bank of America being evil and wanting to help destroy America, I got a tweet back from their social media department wanting to know what was wrong and how they could help.

Welcome to Peacock Lane: A Christmas tradition since 1929 - 12/21/10 01:16 AM

Located between SE Stark and Belmont, one block north of 39th, lies a quiet street… at least most of the year. But during the month of December, since 1929, Peacock Lane has become a holiday tradition for families across Portland.

Peacock Lane is a street where every family, since 1929, has a Christmas light show on their homes. There are literally 100s of families walking and driving down Peacock Lane on any given night. If you are here in Oregon during the month of December, I suggest you check out this wonderful neighborhood tradition.

Our trip to the North Pole on the Polar Express was an absolutely fabulous time for all - 12/20/10 02:56 AM

We just got back from the North Pole with the kids. It was an amazing trip that took a lot shorter time than expected. (Some kind of time / space thing) But we boarded the train with my entire family and we took off toward the North Pole with the hopes of meeting Santa.

On our way we enjoyed hot cocoa and molasses cookies which were perfect to get us in the mood. As we approached we were worried Santa was going to be too busy because we passed the work shop and saw how hard the elves were … (7 comments)

My way of building that trust, like and how much you know me is by sharing everything that is going on in my life. I’ve made many great friends here in the rain over the past close to 4 years, some of them I consider brothers and sisters. (You … (40 comments)

I love Activerain and over my close to 4 years of getting drenched here in the rain I have gotten many commission checks, but this one wasn’t because of my blog, it wasn’t because of my photos either. It was because of my Activerain shirt that Bob Stewart gave me last year when I came to visit him at the Activerain headquarters in Seattle.

From the clips I’ve been seeing about the debut, it should be interesting to see how they portray Portland in this show and what it will mean for us. Competition heats up in Beaverton for the under $150,000 homes - 12/14/10 01:06 PM

Competition is heating up in Beaverton for the under $150,000 homes. More and more renters are getting their new lease agreements and realizing that their landlords are raising their rent. Combine that with the prices still dropping in Beaverton and you have more and more people seeing that they can get more home for the same money if they buy.

There is only one problem! When you have more buyers than sellers you get the traditional supply and demand model where prices start to rise. But, this time there was something that the normal supply and demand model doesn’t … (6 comments)

Holiday Miracles: Having my dad an extra 20 years is best miracle I could have asked for! - 12/13/10 12:16 PM

It all started in 1989, that is when my dad started not acting like my dad. My dad has always been a hard working man making sure our family always had a roof over our head and food on our table. He was a teacher and during those summer months and winter breaks he would take up odd jobs to help with the expenses of raising 4 kids.

Helping the homeless: We need to think of everyone during the holiday season especially - 12/13/10 12:30 AM

At this time of year when temperatures dip sometimes in to the teens, many homeless are left cold and hungry. Though we can’t always provide housing for all the homeless, we can at least help them be more comfortable and less hungry.

This is where my son’s Cub Scout troop comes in to play. They are always doing stuff to help the community. This last week they got together and with donations from a few local stores, they were able to create bags that included band aids, water, granola bars and a pair of wool socks.

Is our marketing so different? Can one mistake kill your business? - 12/12/10 03:08 PM

Personally, I think marketing, in some cases, is very precision, we do the same things day in and day out. Changing our routine up ever so slightly to get a better performance, but, if we make one mistake can it kill your business?

I really don’t this so. I think real estate is ever evolving and sharing of ideas makes us better at marketing and in business. But, I see it all the time, heck I’ve made mistakes and survived them. I think we need to evolve if we ever want to make more than we presently do.
