Oh, it is almost here… The signs are out in the fields! - 07/31/11 10:15 AM
Oh, it is almost here. The signs are out in the fields. I love corn on the cob, to me there is nothing better, but right now buying it for a $1 a cob in the stores isn’t the same. I like it when I go out to the fields grab the cob myself and get to smell the field. (And get it for 10 for a $1)
Saw today the first signs that the corn season is almost here and thought I would take a picture and hopefully in about a month, I will be enjoying my first fresh cob … (10 comments)

Nature’s beauty, you can see it, but you have to work for it! - 07/31/11 01:27 AM
Nature’s beauty, you can see it, but you have to work for it! There is lot of beauty in the world and you sometimes either have to create it yourself or sweat a little to see it. In the picture below we had to hike many miles up hill most of the way to see this beauty.
So, how does this pertain to real estate? There are many beautiful homes out there that the only way the beauty can come out is if you are willing to sweat a little bit and make them beautiful. If you are the type of … (12 comments)

Parks help make a neighborhood home: Atfalati Park in Tualatin, Oregon - 07/29/11 01:34 PM
Parks help make a neighborhood home: Atfalati Park in Tualatin, Oregon is just another one those great parks that help make a neighborhood home. Pronounced At-fall-a-tee and named after a tribe of Indians that once inhabited this area.

Though the Atfalati tribe is now extinct, the City of Tualatin has given a great history to the tribe through this park. There are wonderful walking trails through the park with little signs that give the history of the tribe and the vegetation in the park.

The park is a great little park and the only complaint my kids had … (9 comments)

Congratulations to another happy client of the Friendly Home Team - 07/28/11 11:53 AM
Congratulations to another happy client of the Friendly Home Team. Greg was someone I met a few years ago after he left Vegas for Oregon and after two years at the same job, he was ready to buy and make Oregon his home.
The best part was he was so happy, he referred his sister-in-law before I could even get home from handing him the keys. So, if you are in the market for a home in the Portland area, then give the Friendly home team a call, we would love to serve you!

Please don’t shoot the messenger - 07/27/11 04:03 PM
Please don’t shoot the messenger, that is all I have to say about our local market right now.  A couple weeks ago I had some clients put in an offer on a nice home in Beaverton, but we just couldn’t put in a full price offer based on the CMA I pulled. (There was a difference of about $25,000, but my clients wanted this home)
You see this home has already been on the market for about 5 months and is in amazing condition. (That should tell you it is overpriced right there) But, they stuck with their guns and their … (41 comments)

Wishing for your dream home, rather than grabbing it now may leave you empty handed - 07/27/11 12:41 AM
Wishing for your dream home, rather than grabbing it now may leave you empty handed. Like the dandelion, if you wait and wait and wait, you will be left with nothing as all the good seeds have been wished upon leaving you with nothing.
So, take your dreams, make the wish and start looking to buy a house today, because the dreams homes won’t wait for you. There are just too many people grabbing up the dream homes quickly, because like you, others have the same wish.

Don’t tell my daughter, but I’m actually missing her! - 07/26/11 11:58 AM
This summer has been an unusual one for me! My oldest daughter is starting to get to that age where she has overnight camps, not just one, but two. First was her Girl Scout camp and then she came home for two days and then has left again for young women’s church camp.
I hope she has fun, but I do have to say I miss her sense of humor around the house, she is actually getting pretty darn funny and she even laughs at my jokes from time to time when no one else will. (No I really miss that … (9 comments)

Another home left abandoned in Beaverton, Oregon - 07/26/11 02:11 AM

Another home left abandoned in Beaverton, Oregon. Unlike a lot of the short sales and foreclosures that litter our market as shadow inventory, this one served its purpose. Hopefully another couple can move in next year and raise a family together until they are ready to move on as well.

Where is today going to take you? - 07/25/11 10:04 AM
150 years ago you didn’t have much choice how you were going to travel, you either took a horse or you took the much faster train. Today, there are a lot of pieces of technology that represent the horse and the train of 150 years ago.
Today when you get up, look at how you run your business. No, really look! Are their things you can do to simplify your business? Is there stuff you can do to automate your business to make it more efficient without actually changing it, but actually enhancing it?
You bet there are, the question is … (12 comments)

Daisy, Daisy, how does your garden grow? - 07/24/11 11:11 PM
Daisy, Daisy, how does your garden grow? Well according to this daisy, the garden is growing pretty darn well. We came across this sea of daisies while on the drive to pick up my daughter at Girl Scout camp and my wife said we had to get pictures. So, a few cuts and scrapes later, I got my pictures and we were back on the road again to pick up my daughter.

Your new home is on the road! - 07/24/11 06:19 PM
One of the sights and sounds I love about Oregon is the sight of a future house, your future new home is on the road and going roaring by. This used to be a sound we heard a lot more of here in Oregon, but the times they are a changing and thanks to lawsuits from environmental groups the cost of harvesting timber has gotten to expensive for a lot of companies and they have had to go out of business.
Now, some think this maybe a good thing, but in the past 50 years the amount of actual timber in … (6 comments)

The Harris Covered Bridge: A little history - 07/24/11 10:35 AM
The Harris covered bridge is a beautiful covered bridge located in Benton County, Oregon. But, it wasn’t the first at this location! The fact is, the Harris bridge was the replacement bridge for a bridge that was apparently falling apart prior to that.
Located in Wren, Oregon, The Harris bridge is a great starting point for a wonderful afternoon of great photography as it is surrounded by many old farms and landmarks. Within about 800 feet of the bridge is located near this amazing log that has been growing since the beginnings of the United States. The tree itself is still … (12 comments)

Tales from Scouter’s Mountain - 07/23/11 11:59 AM
Ok, I made it back from Scouter’s Mountain this year with only tales and no injuries. To me that makes this year a success! If you remember, last year I came back bleeding because I was stupid enough to accept a challenge from the boys to take on the obstacle course. (I won, but it cost me)
This year it was fun, not to hot about 66 degrees all day and just a bunch of hiking from station to station, something I could handle. We did the rocket build, Frisbee golf, archery (I got a bull’s-eye) and last but not least, … (8 comments)

Old barns of Washington County, Oregon a walk through history - 07/21/11 12:41 PM
Old barns of Washington County, Oregon a walk through history and I invite you along for the ride. As you drive the outskirts of Washington County, you come across a lot of old barns and in some cases these barns are over 100 years old. I love driving through the farm country of Oregon and just enjoying the beauty of not having a house every 13 feet.

If your home is overpriced and doesn’t sell, it now could cost you even more in Tigard, Oregon! - 07/20/11 11:55 PM
If your home is overpriced and doesn’t sell, it now could cost you even more in Tigard, Oregon! It seems the local government is now following the MLS and if your home doesn’t sell, they are coming knocking on the doors of home owners and telling them their tax bills are going up.
What, how is this possible? You see, it seems the Tigard tax assessor is watching the MLS and looking for discrepancies between what is listed on the MLS and what they have on the tax books. So, if you have been paying taxes on a 3 bed room … (13 comments)

Lexington neighborhood homes for sale - 07/19/11 12:44 PM
Presently there are lots of Lexington neighborhood homes for sale. Many of these homes are priced very well and are in some cases 1/3-1/2 of what they were just 3 years ago. The Lexington neighborhood is an older area with a lot of homes built between the 1960s-1980s and many of the families there have lived there since that time.
So, if you are looking to live in a well established area with great schools and neighbors, then check out the Lexington neighborhood of the Aloha / Beaverton area.

I feel the Earth move under my feet - 07/18/11 03:11 PM
In Oregon we get a lot of rain and one of the things rain can do is move Earth and a lot of it. It may not seem like one drop of rain can make a difference in this little world of ours, but if you live on a hill or near a creek, it is something you need to consider when buying insurance for that home.

I know you said you would invest in real estate in the Portland area when pigs fly, well… This is the time, because pigs are starting to take flight! You see right now you can buy properties on mortgages again at monthly payments that are well below what the current rent would be on those homes.
Presently more than a 1/3 of the homes are being bought up by smart investors who are buying these properties for prices that are giving them a monthly income of up to $500 a month! Can you imagine buying a property for $800 a month … (7 comments)

What tools are you using to build you business? Sometimes old tools work best, but other times? - 07/17/11 12:31 AM
The real estate business is changing daily, the new tools available to a real estate agent is also changing. Some of these new tools are going to be huge and be with us for a very long time, while others will be just fads.
Keep in mind some of the old tools are still the best, but don’t criticize new technology and tools either. There are three kinds of agents in my experience, those who are stuck in 1975 and will never change. The second type is those agents that are trying to be in 2018 today and those agents take … (18 comments)

They realize that this home is theirs and they don’t have to worry about a knock on the door from the landlord.

Now, I’m not sure I would want to be in a dentist chair from that era since they weren’t really using Novocain yet, but the customer service of coming to your house? I would love to see that again.

Little House on the Pond - 07/05/11 10:03 AM
We don’t have any prairies here, but we did have this pond and this little house that couldn’t have been much more that 500 sqft. I don’t know the story behind the house, but I am looking into it. The house seems to sit upon Clackamas County Park lands, so I’m hoping there is a story there. But, no matter what the story, it made for a great picture. I hope you enjoy our Little House on the Pond.
