FABLEHAVEN
Book 1

Fablehaven is a great book! It's about 2 kids, Kendra and her brother Seth, who go to their rarely seen grandparents' house. They solve a little mystery about their grandpa and the large preserve he lives on. It turns out he is caretaker of Fablehaven, a magical preserve, where there are trolls, satyrs, witches, imps and fairies. Since Kendra and Seth don't know this at first, their grandpa wants them to figure it out so he can have someone to take over Fablehaven when he's done. But he can't just tell them, he needs to have them figure it out to see if they are the right type of people to take care of Fablehaven.

But, Seth keeps breaking the rules and he gets into bigger trouble than he thought he would. He needs to fix his huge mistake. Kendra is watching the housekeepers and thinks they are acting really strange around herself and Seth. They keep feeding the butterflies and hummingbirds and dragonflies. Kendra wonders why there are so many different kinds and why they all stay in her grandpa's yard.

Finally Kendra cracks the code her grandfather gave her. It opens a blank book except for 3 words tucked deep in a corner near the binding. “Drink the milk”. Kendra wonders if the milk she had seen Dale (one of the housekeepers) put out and act suspicious around. So she had Seth drink it first as a test because Dale said it could make you sick with bacteria it had in it.

Seth went crazy claiming the butterflies were fairies, so Kendra tried the milk and she saw fairies too. So they asked their grandpa what it meant. He told them all about Fablehaven and how dangerous it could be. So now they drink the milk every day in hot cocoa, while at their grandfather's house.

Now that they know about Fablehaven, they start to help take care of it. But, something bad is about to happen to Fablehaven and Kendra and Seth need to help save it.

I LOVED this book. It was full of adventure. I hope you enjoy it as much as I did if you read it.

The Greenburg neighborhood of Tigard, Oregon goes east, starting at 121^stAve, to Hwy 217, and south, from Scholls Ferry to Pacific Highway (99w). This part of Tigard, Oregon is partially in Tigard School district and partially in the Beaverton School District. The only park in this area of Tigard is Englewood Park near Scholls Ferry road. However, it does connect to a much larger park on the Beaverton side of Scholls Ferry Road, called Greenway Park.

I'm saddened but relieved at the same time (Beaver's Baseball isn't coming to Beaverton)

Over the past few days I've been stuck in bed with the flu and somehow missed the news that the Beavers Baseball team were no longer coming to Beaverton. But at the same time I'm relieved. I had some very mixed emotions about the Beavers coming to Beaverton because I don't want to lose baseball in Oregon and right now that is looking like something that could actually happen.

But, at the same time, I knew in order for the City of Beaverton to bring the Beavers to town they would have to use their powers of condemnation to build it. I am very much against the government taking private property for public use unless it is absolutely necessary and a baseball stadium isn't a necessity, even for me.

So, though I am saddened, I would like to thank Mayor Doyle for taking the high road and not taking the land of private citizens to make this happen.

In Part one of "Selling your home quickly and for top dollar don't always have to mean sacrifice!", I talked about pictures and how they can help sell a home. In order to do that you need to visualize your move and de-clutter your home.

In part two we are going to talk about how to enjoy your home while trying to sell it. One thing that can help sell a home is to cause an emotional reaction in your buyers. One way to do that is make them feel at home when they come into it. Have you ever walked in to a home and smelled fresh baked cookies or brownies? How did it make you feel?

The emotional reaction that is being caused is one that makes them feel like they are in a home rather than a house. In order for someone to buy a home, they need to feel like it is a home when they view it. There are 5 senses and the more senses they are using, the better the chance they are going to buy it.

Now, this doesn't have to mean a huge sacrifice on your part, you don't need to make fresh homemade cookies every time you have a showing, but rather just bake a few cookies each time. The smell of 3 cookies being baked is exactly the same as 5 dozen cookies. One of the best ways to do this is to take a small cookie sheet, buy some refrigerated cookie dough pack from Nestles (or the like) and cut a few off every time someone calls for a showing. It will take less than 5 minutes prep time and it will make your house smell wonderful. (And when you get back from leaving for the showing, you have some nice warm cookies to eat - In my book that isn't a sacrifice.)

How to get 54 calls in one day! (At no cost to you)

I know it seems crazy in this market getting 54 calls in one day, but today I got exactly that! The only problem is that I didn't do any marketing or even write a great blog to warrant that many calls. But, there they were, my phone was lighting up all day long.

What happened? It seems someone decided to go to a home insurance quote site and put my name and phone number in and ever insurance agent in the state got a copy of that list and was calling me all day long trying to earn my business.

Now, I did enjoy one call because they recognized me from Activerain and was surprised I was asking for a quote in such a way since I probably knew hundreds of agents. (And he was correct, I do) So, who ever pulled the practical joke, real funny, but guess what? I'm going to use it as a networking opportunity and help these people learn how to blog and use social media, so you joke is going to make me money.

So guess what, the joke is on you!

When you joined real estate you heard the numbers that 80% of the business was done by 20% of the agents, well, that number has become even worse! Now they say 90% of the business is done by the top 10% of agents.

You want to become part of that 10%? Good, I'm glad to hear that, now how do you become part of that 10%? Most top producers do what others aren't, so what is no one else in your office doing?

When I'm teaching a class on social media and blogging, I show the numbers and even though everyone is amazed at the numbers, once again, only about 10% of the students will actually do what I teach. Do you think those 10% are going to be the people doing the 90% of the business?

Look at the numbers here in Oregon. Only 2,516 agents are blogging on Activerain and I'm guessing only 10% of agents in all of Oregon are blogging. What does this tell you? It tells me if I want to be part of that 10% of agents doing 90% of the business, I'd better be on the front lines with blogging.

OK, 90% of the business? Let us look at these numbers in a simple and easy way to understand how becoming part of that 10% can become a reality through blogging. If 82% of buyers start their home search online and also search for an agent online, then if you are part of the 10% who are actually getting your name out there through blogging, doesn't it make sense that you are well on your way of attracting that business.

If you are part of the 10% that are online, then you are attracting 82% of the buyers. I'm guessing that the last 8% are repeat and referral customers from the original 82% of business. The same numbers work for sellers looking for an agent and the remaining 17% are referrals!

So, don't stop blogging, and don't cut back. Increase it, become an internet presence, become part of the top 10% of agents and start to be part of the group that is doing 90% of the business. Start to blog, Yelp, Trekaroo, Twitter, Facebook, PingFM and many other ways to get your name out there. The best part is most of these services, if not all, have an application that is free on your cell phone that you can use when you are waiting in line at the grocery store.
