The Secrets of Droon

Journey to the Volcano Palace

I loved this book. It was very exciting. It was about Eric, Neal and Julie. They all had weird dreams and each of them were about Droon. In the last book, Keeah said your dreams will say when to go back. So, Eric, Neal and Julie went to check if the stairs had returned because they disappeared after the last time. So, they go check the closet where the stairs were and they were back! They could go to Droon again.

So they go down the stairs and this time they end up in a desert. There they find Keeah, Galen, Max and Purple Lumpies. (Purple Lumpies are like purple pillows with faces and they have an excellent sense of smell.) They all go to find Sparr and get the red eye of Dawn back.

They set out to find Kano. Sparrs secret palace, the problem is Sparr lives in a volcano! The riddle they have to solve to find it is, “it can be seen where it is not”. Nobody know exactly where Kano is, but they set off to find it anyway.

After a while, they see an oasis so they stop, rest, and get a drink. Eric went over to a spot that wasn't taken and went to take a sip of water. He froze at what he saw in the water. He saw the gate to Kano. He looked behind him and there was no gate, but it was there in the reflection. He had solved the riddle. They rushed to get the big iron gate before Sparr notices they are there.

It is much different on the other side of the gate than on this side. The sky was brown and the air was bad-smelling, and there was a volcano in the middle.

Later, Keeah and Eric see an ugly monster who needs to drink from a pool so he can turn back into Sparr. They try to tell Neal, Julie, Max and the Lumpie king what had happened but Sparr finds them, but they escape. Eric got separated from the others and finds the room that the Red Eye of Dawn is in.

Eric ran in between the squirts of lava and gets the eye, but he can't control it. He starts shooting holes everwhere! Julie, Neal, Keeah and Khan find him , and help him control it and then get away on a flying carpet.

Now there is another riddle. “It cannot be seen where it is.” The only thing in sight is a rock. Eric thought for a second and realized that they need to head for the rock and into it. It is the way out. They had made it out of Kano.

They find the stairs and Eric, Neal and Julie head home to start cleaning the basement.

Homes in the Tigard, Oregon real estate market are going pending if priced right and hopefully will close just as quickly. The Summer Lake neighborhood of Tigard, Oregon goes west, starting at 121^st Ave, to Murray Rd, and south, along Scholls Ferry. On the back side of the boundary it follows Walnut from Barrows Road to 121st. This part of Tigard, Oregon is partially in Tigard School district and partially in the Beaverton School District. Within the boundaries of the neighborhood are Jack Park and Summer Lake Park.

The Mountainview neighborhood of Tigard, Oregon goes South from McDonald to Durham Road, East from Pacific Hwy to Hall Blvd, with the exception of the summerfield area in the southwest corner which is a 55 plus community. This part of Tigard, Oregon has no parks, but does have a couple schools with great playgrounds in them.

The Greenburg neighborhood of Tigard, Oregon goes east, starting at 121^stAve, to Hwy 217, and south, from Scholls Ferry to Pacific Highway (99w). This part of Tigard, Oregon is partially in Tigard School district and partially in the Beaverton School District. The only park in this area of Tigard is Englewood Park near Scholls Ferry road. However, it does connect to a much larger park on the Beaverton side of Scholls Ferry Road, called Greenway Park.

It is that time again, Breakfast with Santa at Washington Square in Tigard, Oregon

If you have not attended the breakfast with Santa with your kids, I suggest you do. Kids love it and it gets you out of the kitchen for the morning. This year's event takes place on December 5 and tickets went on sale this past Thursday. The tickets are only $5 per person and that includes breakfast, magic with Mrs. Claus, and then the big event when the big guy himself shows up.

But, after the breakfast, if the kids want to sit on Santa's lap and tell them what they want for Christmas, the breakfast entitles you to get to meet Santa one hour earlier than anyone else. Santa doesn't start working with the public until this event is over.

Now, my family has been going to this event every year since my wife was pregnant with my youngest who is now five years old. It is fun for everyone involved and each year, for my family, it has gotten bigger and bigger. When we started going, there really were only my kids. But, now my parents, sisters, brother, and nieces all attend and if all goes well may even have my first nephew Ryan here by December 5th. (Come on Ryan!)

If you arrive early, before breakfast is served, you can take the kids around to different craft tables and make little things. This last year the kids got to make reindeer antlers that they got to wear around the mall along with a few other little things for the Christmas tree.

Two days ago I thought I found the home for my clients, it was in their price range, it was the layout they were looking for, but they didn't get to see the home! I set up an appointment to see a listing that was new on the market, the listing said contact the agent. I told them what time we wanted to see the home and she said, "Great and good luck!"

Now, when I arrived, I certainly didn't expect to see the agent and the sellers all there waiting for us. They wanted to give us a tour of the home. OK, this wasn't the largest of homes. In fact was it was a 3 bedroom 1300 sqft home, how much tour could we really get from the sellers?

My buyers felt they weren't allowed to see the home, they kept getting asked questions by the sellers and their agent. At one point, I even pulled the listing agent aside and said, "You and your sellers are blowing this and we are about to walk out." She gave me this puzzled look and continued to talk and talk and talk.

Five minutes later, you know what happened. My buyers said they had seen enough and were ready to go. When we got back to the car they said, "That was the most annoying showing I've ever been to! They wouldn't shut up and I felt like they were trying to hide something by leading us around to what they thought we wanted to see."

Not, five minutes after we were gone, the listing agent was calling asking if were going to put in an offer and I told her I would call her back later that afternoon. After I dropped my clients off, I went back to my home office and I called that agent! She said "What did they think?" I told her "Of what? You, your sellers, or the house?" She said, "What?" I said, "I told you when we were there to stop talking and you and your sellers just continued to talk and lead my clients around to the point that they decided you were hiding something and decided the home wasn't for them. They knew what they were looking for and you and your clients wouldn't leave them alone!"

She then asked, "If I can arrange another showing where no one is there, would that help?" I said, "Maybe, but at this point I can tell you first impressions are lasting and you didn't have a good one!"

So, if you are selling your home and you have buyers coming over to look at the house, don't be a pushy car salesman. Let the buyers get a feel for the house, leave, let them look at the house for them, not the way you see it. The buyers will buy if the home is right for them, no need to push them in to buying your home, you may actually be pushing them away.

If you are considering selling your home in Beaverton, Oregon, I'm sure you have been listening to the news that sales are down compared to the last couple years. Homes that are selling are priced right, look great, and have some great marketing behind them. (You can read how to sell your home quickly, without stress, here in my 4 part series.)

But, what if you are a seller and have mileage points on a credit card or frequent flyer card that you can gift to someone else. Well, I happen to have one of those sellers right now. He is telling buyers, that if you buy this house, I'll give you two tickets round trip to anywhere in the United States.

This is great and all, but I told him that we need to report this on the HUD when we close or it or it could be considered mortgage fraud. Because you are giving something of value to the buyer, the lender may see that as they are paying for it as part of the deal. He said, "But it is a gift." I said, "I understand that, but it still has value."

Now, here is the problem that I told him that could arise, and I'm hoping it doesn't. If the buyer asks for so much in closing costs, can we actually go over the limit the lender will allow as a gift from the seller?

Either way, I told him that we need to disclose to the buyer that the trip will be on the HUD, but if the lender won't allow it, it will have to be taken out of the contract and they will lose the trip. I said, "Great idea, but you have to be careful or you could end up in court if the buyer doesn't get what you promised them."

So, now we have the flyer that says, "Buy this home and get a two round trip tickets to anywhere in the United States for free*" The * at the bottom says, "Free trip is contingent upon lenders approval of the gift as not to exceed any limits set by the lender in closing costs and pre-paids by the seller."

In part one I told you how de-cluttering your home can help you sell it faster and prepare you for your move. In part two, I told you how to make your house smell like a home by baking a few cookies before every showing.

Today in part three, we are going to discuss the all important curb appeal and for how for less than $50, you can make a great first impression. One of the first things a buyer sees is your front door, they actually spend more time there than any where else in the home. The reason for that is they are standing behind their agent, while the agent gets the key out of the lock box. This gives the buyers time to just look around and at the door.

So, give your front door a fresh coat of paint and your porch a good cleaning. People will make assumptions on your home based on what they see at the front door. (It really can make or break a sale) Now remember when you bought the home and try to draw attention to those features for the new buyer. (If you liked it, maybe they will also)

Remember, this was your home. Now you need to know think of it as someone else's home in order to help it sell, but don't give up what makes you comfortable as you will still need to have a place to live and you don't want to feel like you're in a hotel room for the remaining couple months of your stay. But, remember to try to make it as inviting as possible at the same time. Maybe pretend you are about to have a holiday party and everybody is going to arrive in about 30 minutes. (This will assure that your home is show ready at all times.)

Yahoo travel mentions Portland, Oregon, but not for something we should be proud of

Usually when Oregon is mentioned in travel articles, I'm proud to advertise it, because usually they are telling people how great and beautiful Oregon is. But, this article wasn't so nice! Yes, Portland, Oregon, was number four on this list along with another building in Seattle.

So, what was this list? It was a list of the World's Ugliest Building! OUCH! Now, this isn't some off beat place either. It isn't some building built in the corner of Portland where no one would ever see it, oh no. This is the Portland Building, the building where most of the Portland City staff work out of and it was only built about 20 years ago. It is right smack in the middle of Portland on a major street.

So, as we bow our heads, here in Oregon, for having one of the ugliest buildings in the world, I'm going to make it a positive. Come visit our great state, see all the other most beautiful spots we have and just turn your head when you drive by the Portland building and forget that we made that list. (We really are a great place to visit and live!)
