Today I ran in to yet another buyer that didn’t know what a short sale was. It just amazes me with all the media coverage talking about short sales and REO (Bank Owned) properties that someone doesn’t know what they are. But, I love first time home buyers and I have no problem going over what a short sale is and how it can affect you and the home buying process. Basically, what it comes down to, I guess, is another case of me, as an agent, just assuming everyone knows by now what they were and how they worked

Your target audience and your target market can be two very different things, but if they are, then you, my friend, are doing a very big disservice to your marketing time and budget. I thought about my target market recently, and I really have two, the first being family and the second is first time home buyers. Both of these groups involve more work, but the work to me is more satisfying. You see, with kids I get the enjoyment of getting them to smile, as they know they are just as much a part of this as mom and dad. The first time home buyer is someone who I get to educate and teach the ins and outs of the home buying process. I've targeted these two groups and I really enjoy them.

One of the biggest obstacles for first time home buyers is getting their credit in order and having a big enough down payment to get their first home. One of the things I tell people is in order to know what you need, you need to have a finish line or you will be running forever! You see, when a runner goes out for a race, he knows where the finish line is. He doesn't just start running or he would get lost a long the way and never finish! I get calls everyday from investors wanting to know how to find great pre-foreclosure homes and I am glad to help them. But, they are watching the news and think that a thousand a day are going on the market right here Oregon. Well, that just isn't the case! There are maybe 50-60 homes a week in all of the tri-county area that make it on to the default list, the foreclosure process has begun for them, and they are starting to get letters from their lender besides the letter saying they are late by a few days. Over the past couple weeks I've been getting more and more calls from potential clients wondering if I could take over where their broker had stopped in the purchase of their home.
