It was 8am, we were getting up late as we decided to watch a movie after the kids went to bed, but when we walked out our bedroom door, we knew there was something different. We had our twelve year old daughter standing there all excited saying, “In the sun he melted, melted, in the sun he melted…” That is from a song they learned when they were in primary at church called, “Once there was a snowman”. When I get the call and I do on a daily basis with the question in Beaverton, Oregon, “Are foreclosed homes easier to buy than short sales?” I have to say, it really depends on who holds the foreclosure as each bank is different, just as it is with each seller. You see, I’ve had REO properties that have sold in 7 days for cash before because the bank was willing to work with the buyer, utilities were turned on right away for the inspection, the listing agent did what they needed to do right away, everything went smoothly.

Kingdom Keepers Disney After Dark by Ridley Pearson I really enjoyed this book. My copy was signed by the author. This book was about five teens who were chosen to be DHI’s (Disney Host Interactive). What they do is use special equipment to record their movements and use them as holograms that guide guests through the park. But then, all five of them start having weird “dreams” where they show up at Disney World at night, after itls closed. They are still in their hologram forms when they are there. As Realtors® we all know that social media has become huge, yet during the game, commercials and even the half-time show yesterday, I didn’t see anyone using social media to press their products. I have to admit I was surprised, especially from GoDaddy. (They did say for more, go to GoDaddy.com, but that was about the extent of it. Why not send fans of the commercials to your Facebook page or Twitter account where you can stay in contact with them on a daily basis rather than once a year at Superbowl time? If you are a seller in the Beaverton / Tigard area, this could be huge mistake! The market isn’t expected to rise for at least 3 years and if it drops another 10% can you afford that? If you are a buyer that 10% may sound inviting, but there is something else to consider. If the interest rates rise anything you possibly saved because of the drop in the market could be wiped out by the hike in interest rates and your payments could actually end up being hire than if you bought now while rates are at historic

Now, I have to say, we had high hopes when we stopped by this park because it is in a neighborhood of more expensive homes. But, it was nothing more than a strip of land that clearly the builder didn’t want and donated to the city, so the city called it a park and put a quarter mile walking path on it. The best thing I can say about this park is that it gives the kids coming home from school a quicker path through the neighborhood. (Length? Maybe 1/3 of a mile, tops)

The other day I got a great shot of the City of Portland at night from Mt. Scott and then realized that I bet from here you could turn around and get a nice shot of Mt. Hood on a clear day and I have to say I wasn’t disappointed at all! Here is the shot we got today from the top of Mt. Scott of Mt. Hood.

I love the power of Activerain, I get lots of business from my blog posts, even ones that are three and a half years old are still getting me calls. But, some of those posts I wrote three years ago don’t apply to today’s real estate market. Many of those posts were how to use lease options to buy Beaverton real estate, heck, I was using it to purchase and sell real estate. The problem with buying real estate that way today is that you are agreeing to a set price today that may not be the same next year.

Yesterday had the 2nd home inspection in two days that not all the utilities were on upon arrival, not easy to do an inspection if they aren’t on folks. But, that is for a different post. You see many real estate agents claim our job is easy, but I can tell you right now that as soon as I get back from church I’m going to be going back to bed and not moving again if I can avoid it.
