beaverton: Sometimes all a neighborhood needs to come together is a great park: Fir Grove Park, Beaverton, Oregon - 12/05/10 09:06 AM

Bringing families together is something that can really make an average neighborhood great and one way to do that is through the community parks. Fir Grove Park in Beaverton, Oregon is certainly one great little park, but more importantly it helps connect families and making the real estate in those neighborhoods more desirable to families looking in those areas.

Most families when the buy a home in a neighborhood get to know the other families on their own street, but how do you meet beyond your street that are in your neighborhood of Beaverton, OR. Well, the best … (12 comments)

beaverton: What happens when a HOA isn’t an HOA? The case of the missing representative… - 12/04/10 08:44 AM

One of my listings in Beaverton, Oregon is in escrow, and though this would seem to be great news, we seem to have run in to a little snag. It seems the owner who has owned the home since 2001 and has never paid and HOA found out from title that according to the title records the HOA needs to be contacted to make sure there are not HOA dues that are due from the seller upon close.

Here is where the problem lies. She bought the Beaverton, property because there was no HOA. Seems there was and the … (12 comments)

What does Commonwealth Lake Park in Beaverton, Oregon, have for a family looking for something to do? Fishing? Yeah it has that! Playground equipment? Got that! Soccer field? Yep, it’s there! A great trail to get exercise on with a great view of a lake in the middle of a city? Yeah, it certainly has that!

All these great features are brought to you in Commonwealth Lake Park in Beaverton and it is all kept up by the Tualatin Hills Parks and Recreation Department and I have to say they do great job! I love this park is because … (7 comments)

beaverton: How to get your repair addendum accepted by the seller - 12/01/10 10:27 PM

Have you ever had a friend lose a home because the home inspection didn’t come back perfect and they did up the repair addendum and the sellers rejected it? Part of the problem I find is there are two types buyers: those who are realistic about repairs and those who want absolutely everything done that the inspector found wrong with the home.

Here is the problem with the second type of buyer. Unless it is new construction you are getting a used home, there are going to be things that need to be repaired. If they are minor things … (21 comments)

beaverton: Please help the needy this Saturday with your food donations by giving to the Cub Scouts - 11/30/10 12:40 PM

This Saturday I will be helping my son’s Cub Scout troop by driving the trailer as we go house to house with bags for families in the Tigard / Beaverton area off Borrows road looking for food donations. We ask that if you aren’t going to be able to be home to stop off at 9:30 at the Godfathers off Walnut and Barrows and drop off a bag for the needy.

Remember that this time of year is the season to give and help your fellow man and we all need help sometimes. If you aren’t able to do … (7 comments)

beaverton: I’m not a drive-thru, I’m more like a sit down restaurant (Join me won’t you) - 11/26/10 08:15 PM

There are many fine restaurants out there and don’t get me wrong I love Sonic, Jack-in-the-Box, Burger King and most of the fast food restaurants. But, these places are more known for having a drive-thru, they have limited menus and you can get in and out quickly.

I like to think of myself more as a full service restaurant, where I specialize in one type of food, but still have a full menu to offer you. My menu is designed for families. I help families find homes, that is my business model. I’m not going to get you your … (17 comments)

beaverton: Yes, your dog is lovable, but I’m already married! - 11/26/10 11:00 AM

I love dogs, let’s get that out of the way right away. I’ve owned many over my life and I know one day I will own another one. Probably an English Bull dog or a Basset Hound, I just think they have so much personality in their faces.

But, when you are selling a home with a dog, there are some rules that you really need to follow. First warn me you have a dog. The second is have it caged because you just never know. Even the most friendly dog, if provoked, can and will bite. (Some of … (41 comments)

beaverton: Do your humming birds love slushys? Maybe you should warm your feeder up! - 11/24/10 03:02 AM

Though I didn’t see any hummingbirds today, but if I had I’m betting they would have been real disappointed unless they really, really like slushys. But, being I’ve never seen one outside a 7-11 with a slushy in hand, I’m going to have to go with that they like their nectar at above freezing temperatures.

beaverton: I love it when it snows here in Beaverton! My business picks up as people pick up their phones - 11/23/10 12:56 PM

One weird thing I can say about Beaverton is when it snows, the streets look like scenes from a ghost town. No cars, businesses shutdown, schools close even at the slightest sign of snow on the roads. This morning I woke up to a quarter inch of snow and the scrolling shut down list across the bottom of my TV was ever growing.

An opportunity was happening, if no one was at work and no one was on the road, this meant they were at home. Time for me to make some phone calls to drum up business! Sure … (18 comments)

beaverton: The long journey has ended - 11/21/10 10:58 PM

What took about two months for my ancestors has taken my family about 11 days to complete. The Oregon Trail from Utah to Oregon was a fun journey and we learned a lot and it was a better history of the trail than my kids ever would have gotten in the classroom. It was tiring, even for me and I wasn’t hiking 22 miles a day. But, I’m glad to be at the end of the trail and back home again. I am here to help my clients home just like the Oregon Trail, real estate can be an adventure … (16 comments)

beaverton: It may be hard, but don’t let you home get lost among all the others this winter…SELL IT! - 11/20/10 04:44 PM

There are many homes for sale at this time here in the Beaverton area of Washington County, but that doesn’t mean yours has to stay one for very long. When there is a lot of competition, you need to make sure you hold your hand up high and get noticed above the crowd.

What does that mean? It means that you have to make sure when someone sees your house, it is the one they remember when it comes time to write an offer at the end of the day.  Most homes are the perfect one, but most buyers … (8 comments)

beaverton: Vacations shouldn’t be about hours of mindless video entertainment, they should be about learning - 11/08/10 01:01 PM

One of the things I hate about vacations is how many people tell me what movies I should bring for the kids to watch on the trip. Movies are great, but I think that there is a much better opportunity to be had while having the kids trapped in a car for 24 hours of driving. It is called education!

As a home schooling family I am always looking for ways to keep my kids entertained while not turning them into vegetables. One of the ways I can do that is look at the map of where we … (14 comments)

beaverton: Tualatin Hills Parks and Recreation District: Vista Brook Park (Beaverton, Oregon) - 11/04/10 09:16 PM

Vista Brook Park is part of Beaverton’s Tualatin Hills Parks and Recreation Department and this park was large with lots to do for pretty much everyone.  Not only can you enjoy the park itself, but it connects with the Fanno Creek Trail for miles and miles of hiking fun and discovery.

Within the park there are tennis courts, basketball courts, play equipment a field to play in and even a tranquil little pond to enjoy watching for taking pictures of the many different kinds of ducks that roam its waters. If you are looking for a park that … (3 comments)

beaverton: Why didn’t my house sell? What to look at when you house didn’t sell the first time! - 11/01/10 12:10 PM

Why didn’t my house Beaverton, Oregon home sell? What to look at when your house didn’t sell the first time! The first thing you need to do is look at is at the home. Is it show ready? Is it priced right? (REALLY?) Now, I take a lot of expired listings in Beaverton, Oregon and one of the main reasons I do is I’m not going to lie to you about the price or the condition.

The three things that it takes to get a home sold are price, condition and marketing. The best marketing and the best conditioned homes will … (9 comments)
