business building: Your sphere of influence is the key to your business (How to connect?) - 05/13/12 11:15 PM
When I got in to the real estate back in 1993, I was taught that the way to get business was to farm, door knock and repeat business. But, then after a year of that and not really digging my feet in as I had envisioned from the promises I was getting I had to figure out something else.
Then, I changed companies, got an old school prospective about real estate and learned how to sell and also how to talk to people I already knew (my sphere) and turn give them business and in turn, they would give me business. … (5 comments)

business building: You are part of my Trusted Team? I have a referral for you! (Have you heard that today?) - 03/08/12 10:21 PM
Less than 3 hours before the webinar... Please join me
You are part of my trusted team? I have a referral for you! (Have you heard that today?)
I love nothing more than hearing someone say “Todd, I got a referral for you. I have someone that needs an agent and I can’t think of anyone more than I trust more with them than you” Now, that is the type of business I love, they are hiring me because someone they know, like and trust has referred me, so basically I have immediately had that trust built for me. (Now it is … (21 comments)

business building: Thank you for all your help! Now, it is my turn to return the favor! - 03/05/12 04:49 AM
I just wanted to thank all of you here on Activerain for helping me with the survey this past week and the results were perfect and helped me a lot. The fact is, it helped so much that the company I have partnered with has decided to debut next Friday and we are giving the first look to you my Activerain friends.
I’ll be participating in two business building webinars that will debut this awesome business building tool to the world and to you my Activerain friends this Friday. One will take place at 9am PST and the other at 3pm … (16 comments)

business building: Where oh where has Todd been? Well, let me tell you! - 03/01/12 02:23 AM
Hey fellow Activerain friends, wondering where I have been? Well, I’ve been working with a company on a new product that I hope to soon be able to announce here in the rain. This new service will help you attract more customers by leveraging your existing relationships in the most cost effective way possible: Referrals.

This new “Referral Marketing & Management” system will help professionals and their businesses generate and track referrals with the people they know, like and trust.
Here is where I need your help! We would like your feedback on this new service to learn what is … (23 comments)

business building: Please don’t come to me and ask how to get more business and then don’t do anything! - 01/21/12 06:18 PM
I love teaching classes on blogging and lead generation, but as always happens, I have some 30 people in the class and if I’m lucky one person will actually do what I teach them. It is like they are afraid of success?
I want to help you get more business, but you have to do something for yourself. It isn’t like what I’m teaching you takes you 6 hours aday, the stuff I teach you only takes about an hour a day and at aminimum should get you one lead a day.
Now, if you can close 1 deal aweek from those leads … (18 comments)

business building: Meet-up or Raincamp, why can’t we combine them? - 01/17/12 05:18 PM
Last year I went and spoke at Raincamp Seattle and then was also co-hosted the Portland meet-up. Now, the meet-up was nice, it gave me a chance to finally meet some of my fellow Rainers that prior to then I had only had a chance to talk with on the phone or via email.

But, Raincamp on the other hand not only got me in contact with some great Rainers, it also gave me the chance to learn some new technology from fellow Rainers and other internet experts. But, Raincamps came to a halt in 2011 because of the cost … (20 comments)

business building: If I, I,I is all you talk about in your letter to your sphere of influence then they aren’t listening - 01/09/12 06:07 AM
If I, I,I is all you talk about in your letter to your sphere of influence then they aren’t listening. Your Sphere of influence should be a great source of business for you and if it isn’t, you need to relook at how you are networking and with whom. But, one thing I’ve been noticing about newsletters I’ve been getting from some people who want me to join their sphere is they are all about them.

Great, I know what you do, it is pretty obvious, but I want to network with not only you, but the others in your … (8 comments)

business building: Not new to Activerain, Not new to real estate, but new to Knipe Realty NW! - 12/23/11 07:02 AM
I’m so excited to make this announcement! One person who hasn’t been around of as of late because she started her own blog on her website, but oh believe me she is still ready to take on the world! Well, earlier this week, my friend Mel Wagner made the jump from Coldwell Banker (The only company she has ever been with) to Knipe Realty NW.
We have been talking for awhile as I’ve been sending her leads throughout 2011 (I sent her over 100 leads in 2011) and when she met with my Principal Broker Jeff Knipe, she realized why I … (16 comments)

business building: You don’t have to feel that way… Come join me! - 12/14/11 06:50 AM
Do you feel like your real estate career is going great, but every time you come in to the office you feel like you are walking in to a dark tunnel? A real estate office should be a place that encourages you and gives you energy, not suck it out of you.
That is why I love Knipe Realty so much and I would love to talk to you about joining our great company! We offer great splits, awesome education and even supply leads if you want. I’m proud to work for a company that is growing and now we have … (5 comments)

business building: The grass maybe greener, but… - 11/28/11 04:01 AM

As the new year fast approaches people seem to look for change and because of that many people including agents give themselves New Year’s resolutions. Many starving agents think that the problem clearly can’t be them and must be their agency. (You know the grass is always greener) Well, I promise, just like Little Richard said the grass will be just as hard to cut.

business building: Start your day with a smile - 11/08/11 04:11 AM

Have you ever heard that when you talk on the phone people can hear your smile? Well, having been a radio DJ, I can tell you people can hear your smile and if you aren’t, they will call you on it. So, before you get your clothes on this morning, make sure the first thing you put on is your smile.

business building: Do you have a symbol of power? Will you be recognized as something different for a long time? - 06/09/11 10:36 AM
Most all agents have a logo, brand, something that is set up to make them stand out in a crowd. But, what does it really say about you? Mine happens to be my home plate logo. I’ve often been told because of this logo people can quickly be seen and recognize that is me.
But, will that logo still be relevant in 20 years? Will it still be seen as something different, will I have to change with the times? The above logo is the logo for the Ford V8 engine and when it was introduced in the 1930s it was … (7 comments)

business building: Real estate is all about focus! Are you focusing on the big picture or the immediate payday? - 03/27/11 11:47 AM

On thing I dislike about some agents is they are all about the deal. Deal? Deal? Really? It should be about the people, their future, and your future and not the deal at hand. If you focus on the deal, you are really just focusing on a paycheck and that leads to in my humble opinion moral and possibly ethics issues.

These are basically the same picture, just with different focal points
Think about your future, think about what drives happy clients to keep coming back and referring their friends to you. It isn’t about how you got a … (19 comments)

business building: Have you bitten off more than you can chew? - 03/18/11 07:57 PM

We have all seen it or heard about it, we call an agent, we email them and they never seem to get back to us. It could be because they are working a second job, it could be because they have too much work. Recently I’ve run into a few smaller companies that have taken on REO listings and what I have discovered is that they quickly realize they don’t have the staff or the time to really work them the way they need to be worked.

What they do at that point is they put in the MLS, … (43 comments)

business building: Why on why do you have that “Follow me on Twitter” if you aren’t on Twitter? - 01/05/11 06:33 PM
I’ve noticed a disturbing trend here on Activerain, and that is at the bottom of a lot of posts there are some follow me buttons and one of the two biggest are Twitter and Facebook. Now, most people seem to be keeping up on Facebook, because their friends demand it.
But, why oh why would you tell someone to follow you on Twitter if you haven’t posted a tweet in a month, six months and in some cases over a year. This tells me a few things about you, one you just aren’t paying attention to your post footers. (I’m guessing … (22 comments)

business building: Activerain got me a commission check, not my blog, but the shirt! - 12/18/10 03:55 PM

I love Activerain and over my close to 4 years of getting drenched here in the rain I have gotten many commission checks, but this one wasn’t because of my blog, it wasn’t because of my photos either. It was because of my Activerain shirt that Bob Stewart gave me last year when I came to visit him at the Activerain headquarters in Seattle.

You see in the Pacific NW it rains and rains a lot. But, I’m not the kind of agent that wears a suit and tie, it just isn’t me. I’m more of a nice … (82 comments)

business building: Why won’t anyone get near me? Don’t be unapproachable! - 12/17/10 04:56 PM

Are you unapproachable? What impression do you give off when someone first meets you? If you were that other person, would you come and talk to you? Most people don’t like talking to strangers, which is a fact! But, by walking with arms crossed frown on your face are you coming off as prickly as this little guy?

business building: You are building an online presence, do you know why you are losing readers? - 12/16/10 11:55 PM

One of the biggest frustrations people have when trying to find their online voice is first coming up with things to post about, and second is getting people to read what they have posted about. Does this sound like you? Well, there isn’t a person who is online who isn’t struggling with this no matter how many followers they have, plus most people are worried why they lost that one.

Here in the rain it is easy to track why we lose readers as we are only posting once or twice a day and if someone reads a post … (39 comments)

business building: Is our marketing so different? Can one mistake kill your business? - 12/12/10 07:08 AM

Personally, I think marketing, in some cases, is very precision, we do the same things day in and day out. Changing our routine up ever so slightly to get a better performance, but, if we make one mistake can it kill your business?

I really don’t this so. I think real estate is ever evolving and sharing of ideas makes us better at marketing and in business. But, I see it all the time, heck I’ve made mistakes and survived them. I think we need to evolve if we ever want to make more than we presently do.
I’m … (13 comments)

business building: I want to send you business, but I don’t know who you are or what you are about? - 12/06/10 01:40 AM
Yesterday I got an email from an agent in another part of the country and I have to say I get lots of these, usually 2-3 a week. In all these emails they say they  read my blog all the time and would love me to add them as an associate and what would it take to get referrals from me.

In almost all the cases, when I go to visit their blog, they have either never posted or only post every couple months. I had one that was a member since 2007 and only posted twice in that time. … (73 comments)
