Today is the day I start my series that will come out every Wednesday it will be called “Beaverton, Oregon and Beyond from Todd’s Eyes” and will focus on what I see going on in around Beaverton, Oregon in life, real estate and anything that catches my eye. So, today we start out as I enter … (11 comments)

buyer: Where were you hiding? - 07/22/10 12:45 AM
Yesterday, I got a call from apast client that I absolutelyloved and got along great with. We had a very similarsense of humor. But, shehad to leave the state due to a job transfer and though she had justbought herhome, she was left with selling it and going back to her home state.
Well, I had found a buyer andrather quickly. (One day to beexact.) She was so excited and we quickly got the earnestmoney deposited, theinspections done, and 3 weeks later we were ready to close. This was anownerfinancing transaction and the buyer was thrilled to be getting a homeas he … (24 comments)

buyer: The pre-written price reduction – I think you just crossed the ethics line - 12/25/08 04:24 PM
Now, let me say this before you get to mad. I've done many pre-written price reductions, especially when it comes to short sales. But, where do the actions of the agent and having a pre-written price reduction cross over in to an ethics violation?
Today, I have to say I think one agent I have been trying to work with took the pre-written price reduction and posted it despite his clients' best interest. Why do I say this, especially when it really does benefit my buyer that is interested in this property?
You see, today I noticed on the MLS that the house … (56 comments)

buyer: Washington County, Oregon home sales week in review by neighborhood (02/22/2008) - 02/22/08 09:10 AM
Today is Friday, Febuary 22, 2008 and it is time for another breakdown of homes sales in the Washington County, Oregon market. I'm happy to say if you own a lower to medium priced home, sales are still making a moderate increase, if your home is price correctly.
While this is good news, higher priced homes are starting to sit a little longer on the market. This just may be due to the fact that we seem to have a larger than normal inventory of the upper end homes.
Here is a breakdown of homes sales for the week by neighborhood. Just click … (3 comments)

buyer: Want to know what that buyer is really thinking? - 01/27/08 03:37 AM
Have you ever had a husband and wife tell you that they are looking for a ranch style home in a certain neighborhood, but every time they call you or send you an e-mail of a home that they just have to see, it is always in another part of town and a bungalow? What is up with this? Have you ever wondered how to find out what is going through their minds, or if they have even sat down together and discussed what they are really looking for?
I've recently discovered the truth on how to find out who is sending … (21 comments)

buyer: Put a lock on your oil tank or you may be cold - 01/18/08 06:02 PM
I'm not very happy to report this, but one of my clients who bought a home with oil heat called to find out if their heater was covered by their home warranty, and I assured them it should be and they should call them immediately before they get to cold. (It was 25 here last night.)
The company headed on out to check out the oil furnace and after a half hour told my clients that it had just simply run out of oil. They told the person this was impossible as they just filled it up one month ago and turned … (30 comments)

buyer: Proof that staging works in Tigard, Oregon condos - 11/24/07 04:33 PM
I am kind of in charge of getting a condo conversion project sold in Tigard, Oregon, and in 1 month's time we had about 30 showings and two offers. Not bad, since the only home we had to show them was the model, and if they put an offer in, then we put the finishing touches on the unit they would like to buy and get them moved in.
We hold the model unit open every Saturday and Sunday from 12-5 and usually get 3-4 couples a day through, and on weekdays, we usually get one or two drop bys … (12 comments)

buyer: The Lease Option Home Question in Beaverton, Oregon - 09/26/07 08:27 AM
The number one question I get from my buyers of lease option properties is how do I get paid? I get usually between $50-$100 from your monthly rent and the remaining when you exercise the option to purchase the property.
I tell them this is why, despite me telling them they can get a house with no credit check, I still want a copy of their credit report. What I do during the terms of the lease, is I help them work on their credit issues at no cost to them! I tell them that it is in my best interest to … (17 comments)

buyer: Beaverton Oregon Real Estate: Condo living isn’t for everyone, but I’m starting to like it - 09/17/07 05:38 AM
When I first moved in to this condo as an investment property, I didn't think I would like it. I bought it for a couple reasons. One, the amount I was going to make after the resale on a lease option was going to be pretty nice and since it is a one level condo, my dad, who just had knee surgery, could come over anytime.
What I didn't expect was the joy of not having to mow the lawn every Saturday morning, having a pool that didn't need to be cleaned by me, and water and garbage bills that no longer … (7 comments)

buyer: Beaverton Oregon Real Estate: Dealing with a personal representative - 09/15/07 05:34 PM
If you have to ask what one is, then you have never dealt with a probate home or have not been involved in one yourself when a loved one or friend has passed on.
A personal representative can be anyone, a friend, relative or even a court appointed lawyer. The personal
representative is sometimes chosen by the deceased in their will.
The personal representative's job is to liquidate all of the deceased's items, pay off all the creditors, and then distribute the remaining to the heirs if there is any money left over.
Usually, except in the cases of lawyers, this person has taken on … (1 comments)

buyer: Beaverton Oregon Real Estate: Gated Communities – Who are you really keeping out? - 09/10/07 12:34 PM
I drove by a gated community the other day and had to laugh, the gate was wide open! Why even have a gate if it isn't closed, and who are you really keeping out? The girl scouts? I called a friend of mine who lives in one of these gated communities and he said his insurance is actually higher now that when he didn't live in a gated community. He said the reason his insurance agent gave him was the police don't patrol it as often. When the gate is left open, like it was the other day, it tells the … (9 comments)

buyer: How one buyer became what looks like 5 listings! - 09/07/07 05:21 PM
Have you ever heard the saying, "for every listing you should be able to convert one buyer to a close"? Well, try taking one buyer and making it 5 listings.
I recently had a buyer contact me about doing a lease-option and she said there was a rental near her present home that she loved!
I said, "I would contact the owner and see what he thought of the idea of doing a lease option." The owner of that rental property, and I, ended up chatting about investing for more than an hour. He said, "Not, only will I consider a lease option on … (13 comments)

buyer: I think I’m going to buy me a condom - 07/10/07 05:00 AM
Well that is what my wife's best friend's mom told them she wanted to buy.
The conversation went like this:
Mom: When you graduate, I'm going to buy me a condom.
Daughter: OK - Mom a little more information that we needed to know.
Mom: So where do I start and who do you think I should talk to?
Daughter: Mom, I don't want to have this conversation, but try a pharmacist.
Mom: HUH? You mean a Realtor right? I want to by one those apartment house thingys.
Daughter: OH, YOU mean a condo?
My wife and her friend were laughing pretty hard over that one for quite awhile. … (36 comments)

buyer: Buying a home in Beaverton Oregon: Lease Options and Owner Financing a good opportunity - 05/15/07 05:41 PM
Some people are unable to get a home because of medical bills, divorce or just bad decisions in the past. This doesn't mean you can't get a home, it just means that you have to find someone willing to help you.
First of all I need to tell you that most people have better credit than they think they do. When someone calls me and tells me that they have to do a lease-option or owner financing because of their credit being too bad, I advise them to talk to a mortgage broker and get their credit checked by a professional. 75% … (0 comments)

buyer: Beaverton Oregon Real Estate: Buying any home – 5 things you should look for when looking at homes - 04/27/07 04:28 PM

Whether you are buying your first home or your fifth, there are many things you should look for when you walk through a home you are considering for purchase.
MOLD - When in the bathroom look in the corners for mold and / or fresh paint. If there is fresh paint you may considerhaving a mold test done.
DAMP WINDOWSILLS –Go to the windows and look at the woodaround the window. Does it look like it has been wet or is showing signs of cracking? This is a sign that a window either is leaking or not sealed anymore and is letting … (0 comments)

buyer: Beaverton Oregon Real Estate: Owner Financing or Lease-Option a great way to get a first home - 04/19/07 03:22 PM
A lot of young couples were taught by their parents that the only way to freedom is through home ownership. Their parents were right! The only problem is banks won't lend to someone without a very long work or credit history. There are other problems that can affect someone getting a home through a traditional bank. Divorce, Child Support or a Judgment can all affect you getting in to a home.
This doesn't mean you can't get into a home, it just means you need to be more creative about financing it. Many home owners that I work with offer owner-financing, meaning … (1 comments)

buyer: Beaverton Oregon Real Estate: You need to give your home curb peel - 04/19/07 03:11 AM

What do you mean curb peel? It finally happened, a client didn't understand what I said on the phone. After two days she called me back and asked what I meant. I told her to look up online and read a couple of my blogs on "Curb Appeal" and search the web for articles that could also help her find inexpensive ways to increase her home's value. She called again and she said she just couldn't find it and wondered if I could e-mail her the article. When she received the article, she called me and said "I am so embarrassed, … (3 comments)

buyer: Don't let someone decide your future get a self directed IRA and maximize your retirement - 04/19/07 02:54 AM
You have a 401K and it is only earning you 10% a year max and you can only contribute up to $6000 a year depending on your age and situation. Who decides what you invest in? Some stock broker across the country somewhere in an office. What if there was a better way?
Well there is and it is called the self directed IRA. A normal 401K's value is determined by the stock market, if it goes up or down and it is a complete guessing game. With a self directed IRA you can use your IRA to buy real estate, fix … (0 comments)
