buying investment properties in beaverton oregon: Flipper to Landlord to Bankruptcy, wow two years is a short time - 05/14/09 01:27 AM
Two years ago, flippers were everywhere. Heck, everyone wanted to be one. They saw how easy it was watching shows on TV, and the market was hot. New investors were buying, against their agent’s advice, without appraisals, without inspections, how could they go wrong? You saw the market. It was slam dunk. Every house was going to make them $50,000-$100,000 profit… every time! Then the market started to change. These investors were starting to call, because the houses they were putting on the market “For Sale by Owner” weren’t selling, and they needed help. Then we had to give

buying investment properties in beaverton oregon: Don’t call me dude….But I hope you are wrong anyway: Real Estate agents that invest - 04/13/09 11:30 PM
About two years ago, I wrote a post called, “If Real Estate is SOOOO good how come only 3% of us invest in it?” Well, on Friday I was talking with another agent that was investing in real estate about those numbers and he said, “Dude, that number is now more like 2% according to NAR. All these agents are selling their investment properties to survive.” I laughed and said, “First of all, don’t call me dude. It makes you sound like an idiot. Second, I hope you are wrong.” At this point I even went to NAR website

buying investment properties in beaverton oregon: Buying investment property in Oregon doesn’t have to be risky - 03/05/08 12:03 AM
One of the biggest concerns for a first time investor is that they will lose their shirt in a bad investment property. The key to protecting yourself is to have an exit strategy and let other people pay for it! I know that sounds crazy, but I have buyers that don't have the credit to buy property and want to buy on a lease option or owner financing. Sometimes, these buyers have a rather large down payment and if you use their down payment as your down payment then you can get a property at 80% LVR without using any of

buying investment properties in beaverton oregon: More and More investors are discovering that the liar’s loans are gone and I’m loving it! - 01/14/08 11:38 AM
Sorry, I meant to say stated income loans are all but gone when it comes to buying investment properties. Why is that I say that I love the fact the stated income loan has all but gone of the way of the Dodo bird? First of all, my investors are saving more and more money by purchasing their investment properties with lease options and owner financing, and my sellers are starting to see profits of $20,000-$50,000 on their homes that are perfect for this type of investor. You see most of these homes that were bought on stated income loans before,

buying investment properties in beaverton oregon: With ARM's adjusting it could be a great time if you are an investor - 09/23/07 12:21 AM
You hear it in the news everyday that $100,000 Adjustable Rate Mortgages will adjust in the next couple months. But what does that mean to you if you are an investor? It means good times are here! You see, as buyers, ARM's adjust their payments may get out of reach for them and if they don't have enough equity to sell the home they are either going to have to give it back to the bank or sell it for a loss. (MAYBE) Here is what I propose to them and it makes it a win-win for my investors and the

buying investment properties in beaverton oregon: Looking out for number one, without stepping in number two - 09/21/07 12:27 AM
Today I had a person contact me that was involved in an investing group that bought into a new home project with a bunch of other investors. They each bought one new home with construction loans anticipating the market continuing to rise. Their plan was that they could refinance and sell the homes for a very large profit. The only problem was the market softened in the area that the homes were for sale. This area is about 100 miles from me, so I was unable to help her besides giving her ideas how to possibly get herself out from under her

buying investment properties in beaverton oregon: No pets allowed? Are you crazy? - 08/29/07 06:55 PM
Today, I was looking on Craigslist to find out what the going rate was for rentals in an area before either I, or an investor, purchase a property in that area for a possible lease option. Then, what do I see on rental after rental? NO PETS ALLOWED! This is absolutely stupid if you want to get your rental property rented. You are eliminating half of your potential renters and usually the most profitable ones. Most people who own pets treat them like a family member and won't get rid of them, just because they need a place to live. But,

buying investment properties in beaverton oregon: I don’t care if you are a rehabber or an experienced investor - 08/28/07 10:34 AM
Now that I have your attention, I am serious! I don't care if you are a rehabber or an experienced investor, I still want you to get an inspection! An inspector is a licensed and bonded professional whose job it is to find problems with a property that most investors are not looking for. To this day, I have yet to see an investor get into a crawl space, or an attic, looking for problems. This is what an inspector is paid to do and he may find very expensive problems that are not seen on the surface of a property.

buying investment properties in beaverton oregon: Get your investment property today with a lease-option - 06/28/07 05:23 PM
Sunday I was holding a open house at one of our company's condo conversion projects and was thinking to myself, how can I get one of these units for myself as an investment property? The first thing I must tell you is that it is one particular unit that I am wanting. The reason I want that particular unit is because it is next to the model unit. My plan is to live there for one year while selling the other condos then owner-finance my unit to a new buyer. The only problem is the unit I want has a renter

buying investment properties in beaverton oregon: So you want to start investing in fixers, but have no credit - 06/28/07 09:17 AM
The title may seem to be good to be true, but it isn't. You maybe able to buy a property at as low as 6.5%,tomorrow, with as little down as $1,000 and no closing costs upfront. How does this work? The Veterans Administration forecloses on homes and sells some of them with vendeefinancing on a bidding process and requires no credit check. The highest bidder wins! They will even finance your closing costs for you. The catch is a lot of these homes are in out of the way places. So, if you don't mind having your first investment property being

buying investment properties in beaverton oregon: Why the best investors have friends who also invest - 06/26/07 01:13 AM
I have many investors who buy and sell properties through me and most of them know each other. How do they know each other? I introduced them and I let them teach each other and myself new ways of investing. I've have also met some investors and when I ask them if they know any other investors that I might be able to help, they say, "I don't talk to other investors." When I find out why they are usually afraid that they may lose deals to other investors. I then explain to them the best investors realize that they actually

buying investment properties in beaverton oregon: Do own rental property? Let me show you why you should sell it! - 06/17/07 10:40 PM
Let me first explain I think investing in rental property really is a great investment if done right. But, if there as a better way to make money from your rental property, wouldn't you want to know about it? The best way that I have come across to make money from your rental properties is Lease-Option and here is why. The first reason is you have someone agree to pay you more than the going rates for your home for a 2-3 year period. They are willing to give you a bigger deposit than someone who is just a traditional renter

buying investment properties in beaverton oregon: Beaverton Oregon Real Estate Investing: Avoiding the common investor mistakes by learning from others - 04/29/07 01:16 AM
I would like to first introduce myself to you. My name is Todd Clark and I am a Realtor. Like you I have seen those late night commercials and even made some investing mistakes in the past. Let me tell you something as an investor myself, why spend thousands learning from a guru what you can learn for free with a little time and effort? Did you know that 97% of people who buy the books and CD's on the internet, just end up placing them on the shelf when they get home to never open them again?
