clients: Would your clients buy a home again if they knew what they now know? - 09/19/11 07:51 PM

I’ve taken a small survey of about 50% of my past clients who bought homes between January 2001 and January 2009 to find out if they knew what they know now, would they have purchased again? I can tell you this, the answer didn’t surprise me, but would it surprise you?
63% of my past clients said if they knew then what they know now, they wouldn’t have bought a home when they did. They said they would have bought a home, just not when they did. The number one thing I heard was “We got caught up in the … (37 comments)

clients: Don’t lock your clients out or worse, your source of referrals, other agents! - 02/28/11 01:10 PM

Seems like a simple enough concept doesn’t it, but I see hundreds of Realtors® do it every day! Hundreds? Really? Yes, hundreds! Go on to Twitter and look around for real estate agents. They are there everywhere you go, a user name that comes up as real estate with a little lock by their name.

That lock says, “I don’t want to share with you unless I already know you!” How is a potential client to take this? I know from the people that hire us it seems that they don’t want their business. It is the equivalent of … (13 comments)

clients: I love it when it snows here in Beaverton! My business picks up as people pick up their phones - 11/23/10 04:56 AM

One weird thing I can say about Beaverton is when it snows, the streets look like scenes from a ghost town. No cars, businesses shutdown, schools close even at the slightest sign of snow on the roads. This morning I woke up to a quarter inch of snow and the scrolling shut down list across the bottom of my TV was ever growing.

An opportunity was happening, if no one was at work and no one was on the road, this meant they were at home. Time for me to make some phone calls to drum up business! Sure … (18 comments)

clients: Talking to short sale negotiators at the banks was taking away all my prospecting time! - 11/06/10 10:59 AM

Recently I changed companies to Knipe Realty NW and it so far has been a great fit for me and my team is slowing being built out. But, after two days of dealing with some less than intelligent phone systems and negotiators at some major banks, I realized that for two days straight I hadn’t been able to show one home or made one listing appointment. That is when I realized I needed to make a change in my team and add a short sale negotiator.
Now, this new team member already works with a pretty great guy up … (10 comments)

clients: I sneeze and instead of me helping my buyers home, they help me home - 12/07/09 04:06 AM

Normally like my blog title says, I'm supposed to be helping families home. But, apparently if you sneeze just once,  you may find that you have some great clients that will help you home. Saturday was not a good day for me. I was showing some homes to some great clients of mine, but when we walked in to a overly dusty room my nose started to twitch.

That is when it happened... I SNEEZED! Normally not a big deal, but Saturday it was. I threw my back sneezing and then fell to the ground in pain. I … (17 comments)

clients: Knock, Knock, Knock and other things you don't expect to hear half way through an inspection - 12/03/09 03:50 PM

ByTodd Clark (Broker/Sales Coach)503-524-9494
I have to say this ended up being on great inspection and it ended up with my buyer not asking for a thing to be repaired, well because the stuff was just things like light switches that were cracked and other little things that happen with time. They weren't ready to lose this house over the small stuff.
But, half way through this inspection, I heard something that I've never heard before during an inspection, especially one on a vacant home. Knock, Knock, Knock wasthe sound that came from the front door. I looked at the buyer and the … (57 comments)

clients: I love a good compliment, but I didn’t mean to get you in trouble - 02/16/09 03:23 PM
I got a call today from a client that said she was called in to her boss's office because of me! What? How could I get you in trouble? I've never met your boss. I'm sure he is a nice guy, but you bought the house 5 months ago. 6 months ago I could have understood you getting called in with all the phone calls, e-mails, and faxes you received from me during that time... But, now, how could I possibly be getting you in trouble with your boss?
Well, it seems that she loves reading my posts so much that she … (23 comments)

clients: Protecting your clients home and valuables - 02/05/09 05:03 PM
When my clients list with me, they get top notch service as well as a long list of things that they need to do to your home to protect their personal information and their valuables. But, if someone is really determined to steal something, they are going to do it.
But, I'm thinking of adding to my list of added value service. I'm thinking about giving my clients spy cameras that were invented to help catch cheating spouses or bad baby sitters. But, these can be used also to protect your home during showings as well.
I'm thinking about buying 5 of these … (16 comments)

clients: I wasn’t quick enough for my clients, but I’m starting to think that was a good thing - 02/02/09 04:46 AM
Yesterday I got an e-mail from one of my clients wanting to see a home. Unfortunately, I had to be part of my own personal cops show outside my parents' house. Then I had a scheduled open house on the other side of town. There was just no way I was going to be able to fit this client in today.
That is when I get the call from them telling me that they had sent me an e-mail telling me they wanted to know more about this house and if I could show it to them today. (To be honest, I … (15 comments)

clients: The Candyman Can, Because He Mixes It With Love (Why I Love Real Estate) - 11/18/08 03:43 AM
Since the day I started my first business when I was 14, it was all about making the customer happy. Making others happy made me happy. I loved my customers and they loved me... they sought me out, because I was different.
Now, how does this title fit into all this? That first business I had when I was 14 was selling bubble gum, then candy. Bubble Yum Bubble Gum was .25 for a 5 pack then. (I'll let you figure out how long ago that was.) I was selling it at school for .25 a piece making about $40 a day. … (8 comments)

clients: I want to take a day off…But, what if… - 11/10/08 02:18 AM
Saturday is fast approaching and I think to myself that it has been raining for 3 weeks straight and that is the first dry day on the horizon, so why don't I take a day off? I haven't treated myself to any fun actives in over a month, and my kids, what are their names again?
But, wait, what if I hold an open house? With the good weather maybe I can get that customer that has been missing me for the past 3 weeks because of weather and work. You know business is slowing down... is it the holidays, is it … (23 comments)

clients: I was a little offended today by a past client - 11/01/08 05:12 PM
We met every other day, through thick and thin, trying to find you that perfect home. After three months we found it. That is when I started to call you every couple days, stopped off at your house, and we even had each others families over for dinner a couple times during the whole process.
Then the day came and you closed on your new home. It was a very happy day in your life as well as mine. Your joy brought me joy and I could tell you were truly happy. You said you would call me and invite me to … (27 comments)

clients: Sex at an open house? (1st impressions do last in a buyer’s eyes) - 10/21/08 05:20 PM
Do you know what your agent is doing in your house when he holds it open? Hey, agents, are you going to ruin your image, or someone else's image, when you decide what you are going to do when no one is showing up to your open house?
Sunday afternoon I was previewing a home in a neighborhood that I know a couple buyers of mine that would love to live in the area. But, since they are from out of town, you really have to pick and choose what to show them when they come to town. As I pulled up, … (68 comments)

clients: How far do your clients go to say hi? - 07/24/08 01:35 AM
Have you ever had a client say hi to you in a store, a movie theatre or maybe even a restaurant? Well, I know I have, but the other night one of my past clients scared me pretty darn good just to say hi.
It was 9:30 at night and we were driving down one of the local highways and came to a stop light. I was just looking at the light when out of the darkness came a knock on my window. It seems two cars back was one of my clients and she just wanted to say hi.
I told her, … (6 comments)

clients: Where’s the BEEF? - 12/17/07 02:26 AM
There is nothing I hate more than seeing agents waste their money and then complain about it. If you can't afford to do it right, then don't do it at all.
Every weekend while looking through the "For Sale by Owner" ads in the local paper, I see the same ads by different agents.

clients: How important is high speed internet to you? - 12/08/07 05:07 PM
To me, an Active Rain addict, I know it is really important. I'm sure to most of you it is also, but do you ask this question when you go to look at homes for yourself or your clients? I realize that I'm addicted, and every Friday night at 7:30 at the local meeting hall, I try to address the problem.
Me:   Hi, my name is Todd and I'm an Active Rain addict.
Everyone else: HI TODD!

You see, I didn't really think of this as a real estate question until recently when I've had two offers, by two different people, that were on … (21 comments)

clients: It was December 6th, 1947 - 12/06/07 06:37 AM
This is just one the dates in history that I heard about from my newest clients.  I, for the first time in my career, just sat there with a client, not talking about homes, but listening to such a life and time together.
December 7th, 1941 was a day in the United States history that none of us will forget and either would my client. He was in the military and was on a ship in New York. When Pearl Harbor was bombed he and his ship were sent out to sea. They were sent to the North Atlantic and, as he … (16 comments)

clients: A hug really can be the best thank you! - 11/15/07 04:55 PM
Have you ever had a client that is stressed out about everything? I think we all have at one time or another, but it is how we handle that client's stress that can set us apart as an agent.
One on my newest clients fired their agent because they were just making them more and more stressed at every turn. She was never really was told the process of buying a home and didn't know what to expect.
All I really did is talk to her anytime something new was about to happen, explained the process, and what to expect next. I never … (15 comments)

clients: My Investment Group Grew Today - 08/01/07 04:52 PM
Today my investment group got bigger... by a lot! One of my primary investors introduced me to three other investors today, including one that buys 30-40 properties a year.
Why did this investor introduce me to these other investors? Here is what he told the other investors when he introduced me. He told them that he trusted me, because I was blunt about deals and I didn't lie to get deals done. He said my main goal was to make sure the property was going to make him a profit.
Today, when he was looking at a property, I asked him the first question … (7 comments)
